On this episode of the InvestFourMore Real Estate Podcast I talk with Josh Patrick with Stage 2 Planning Partners. Josh is not an expert on real estate, but he is an expert on business. He is a certified financial planner who has helped thousands of businesses become more successful and sustainable. What he means by sustainable is the business would run just as it does not without owner involvement. While Josh does not specialize in real estate, much of his advice can be used by any business owner including real estate investors and real estate agents. While conducting this interview I realized my business is not nearly as sustainable as it should be!
I have many strong beliefs about retirement and why the traditional model comes up short for many people. On today's episode of the InvestFourMore Real Estate Podcast I talk to M.C Laubscher who has a similar viewpoint about the best way to retire. Saving money, investing in the stock market, and slowly pulling out that money tends to be risky and not work as well as advertised. M.C. was born in South Africa and came to the United States in 2001 with about $500. He became a real estate investor, rugby player, and huge proponent of cash flow.
On this episode of the InvestFourMore Real Estate Podcast, I discuss how to buy distressed houses. The market may be hot in many areas of the country, but there are still great deals out there. If you can learn how to buy REOs (bank foreclosures), Short sales, and HUD homes it will give you a competitive advantage. I have been a listing broker for REOs and HUD homes since 2008, so I know a fair bit about how to get good deals with them. There are many different strategies for how to make offers, when to make offers, and when investors can buy these homes.
On this podcast I talk with David Krulac, who has bought over 900 homes in his career. David is not only a real estate investor, but is also a real estate broker who runs his own office. David was one of the top agents in his area because he helped develop subdivisions, and worked with many builders. David loves to buy rentals and flip properties, and has developed many ways to find deals. He is an expert at finding good deals through tax sales, the MLS, and networking.
On this episode of the InvestFourMore Real Estate Podcast I interview Greg Rand, who is the CEO of OwnAmerica. Greg has been in the real estate industry his entire life as a technology expert in the 1990's, an agent, and the head of a company with 25 offices and over 1,000 agents. Greg created OwnAmerica as a platform for single family real estate investors. Real Estate investors can see rental properties for sale all across the country for free on OwnAmerica site. Investors can also upload their own portfolios onto the system, where they can see what return they are getting and what the Own America system values them at. Investors want to sell their portfolios they can as well, and OwnAmerica has 9 of the top ten single family institutional homes buyers using their platform. On this show we talk to Greg about how he got started, what it was like running a company with 25 real estate offices, and much more on Own America
On this episode of the InvestFourMore Real Estate Podcast Larry Goins joins me to talk about his real estate investing strategies. Larry has been investing in real estate for decades, and has also been a contractor, developer, Realtor, and wholesaler. Larry has a few strategies now that work best for him with little rehab needed and few headaches. Larry has also been a teacher of real estate investing techniques for many years, has been a speaker with Donald Trump and Tony Robbins, and did it all with no college degree. On this episode we talk about how Larry got started, how his career progressed and what strategies he loves to use now to buy HUD homes and other properties for under $50,000.
On today's episode of the InvestFourMore Real Estate Podcast I interview extremely successful real estate agent Alex Goldstein. Alex has also been a real estate investor and what brought into the luxury real estate agent business was losing just about everything he had in the housing crisis. Alex was invested heavily in the Phoenix market before the crash and he saw his holdings drop 50 percent or more in value in a very short period of time. Alex did not give up on real estate, but instead changed his focus from investing to being a real estate agent. He chose to work in the high-end market as an agent because he was familiar with it and comfortable with the clientele. On this show we talk all about how Alex got started, what he does to attract clients, how he is able to impress his clients, and what his future goals are.
On this episode of the InvestFourMore Real Estate Podcast I discuss my flipping business. I have sold 13 flips already in 2016 and bought 15 more. I also have 5 more flips under contract to buy in the next month! I do not think I will sell 20 flips in 2016, but I should get 16 to 18 sold by the end of the year. I will buy at least 20 flips in 2016 and hopefully a few more than that. I talk all about my current flips, how I am finding them, new financing techniques, new repair techniques, my team, my high end flip which has not sold yet, and my goals for 2017.
Rod Khleif has bought over 2,000 single family rental properties in his career, but surprisingly he loves to invest in multifamily properties now. He bought many houses in the 1980's when he was a real estate agent and could take advantage of low down payment investor loans. Rod had over 800 houses in 2006 and was worth a lot of money on paper, but his houses did not cash flow well. When the real estate market crashed, Rod was in big trouble. He got rid of most of his houses and survived, but when he came back he decided multifamily houses were a safer investment. On this episode of the InvestFourMore Real Estate Podcast I talk about how Rod got starter in real estate as a Dutch immigrant, how he built his empire, how he became a successful agent, why he likes multifamily and much more including his book.
On this episode of the InvestFourMore Real Estate Podcast I talk to Jeremiah Dalton, who is an attorney in New York. Jeremiah has a good job as an attorney, but one of his passions is real estate. Being in New York can make it very hard to invest in real estate, since prices are so high. Jeremiah has bought a rental in Pittsburgh, tried to flip in Buffalo, and has a flip right now in Long Island. Jeremiah is also part of one of my coaching programs and it has been a blast seeing his progress and success in real estate. We talk about how Jeremiah became an attorney, how he ended up with another rental in New Jersey, how he is flipping houses, and much more on the show.
