Listing REO and HUD properties was a huge boost to my career as a real estate agent. It was also a huge boost to Rochelle Jones’ career who is my guest on this week’s episode of The InvestFourMore Real Estate Podcast. Not only has Rochelle become very successful selling REO and HUD properties, she has also built a fantastic business working with real estate investors including large hedge funds. Rochelle left her corporate career to become a real estate agent and loves every minute of the real estate business.
Damion Lupo started off as a real estate investor before the housing crash in the mid 2000's. He was able to by 150 houses while he was in his early 20's and was smart enough to sell many of them before prices dropped. However, Damion decided to take his capital and invest it heavily in more real estate, which caused him to lose everything he had and then some. Damion came back strong after his collapse, but decided on a new path. He started Fintech Total Control Financial to help people retire better and faster. His company focuses on qualified retirement plans which are much more flexible than IRA's or 401k's. Joe Mueller started out as a real estate investor when he was just 18. He bought his first house at 19, and became an agent to make investing easier. As an agent he started listing REO and HUD homes like I do, and then started his own brokerage. Joe now has an office that sells hundreds of homes a year, he has a wholesale business, he owns close to 60 rental properties, and he flips houses as well. Joe is a busy guy with a career that is very similar to mine and we talk all about it on this episode of the InvestFourMore Real Estate Podcast.
Last week my wife and I took a vacation to Turks and Caicos. Turks and Caicos is in the Caribbean close to Cuba, the Dominican Republic, and the Bahamas. It is a beautiful country with many islands, but only 30,000 people. I love vacations because of the time I get to spend with my family (no kids on this trip), time I get to relax, and because vacations help my business become more successful. On this podcast I talk all about why your business needs to be set up so that you can take vacations, and why vacations are so important. I see many business owners who are the business, they have to constantly be involved for things to run. They are afraid to hire help because of the cost, they are afraid to give up control, and they don't have the time to make big changes. To have a successful business it must be able to run without you. When you are not working in the business constantly, you have time to look at the big picture and make decisions that will make you more successful. Vacations are a great time to clear your head, relax, and let ideas come to you.
On this episode of the InvestFourMore Real Estate Podcast I talk about debt. I hear how bad debt is all the time. How debt ruins lives, how it ties down people, and how the banks are the only ones that benefit from debt. I have a completely different view about debt. I love debt! You have to be careful how you use debt, but if used right it can make you much more money than paying cash for everything. I have debt on my personal house, 13 of my 14 rental properties, 15 of my 16 flips, and on a couple of my cars. I do not consider any of that debt bad, because I can use the cash from that debt to make much more money than the debt costs me. On this podcast I talk about why debt is not scary or bad, what type of debt is the best to use (Arms, 15 or 30 year mortgages), and how to find a lender that will lend you money.

On this episode of the InvestFourMore Real Estate Podcast I interview Sarnen Steinbarth who is the founder of TurboTennat. Sarnen went to school to become a pilot, ended up in the air traffic control business, and along the way bought multiple rental properties including a 29 unit complex in Montana. Sarnen ended up starting his own property management company to manage his properties, which was expanded to manage properties owner by other investors. Sarnen was a real estate agent in Montana, taught real estate classes, and eventually started TurboTenant to help landlords manage their properties. TurboTenant comes with tenant screening tools, free property management software, and free marketing for rental properties. We talk about all of this and more in this awesome interview.
2016 was an exciting and fun year. I did not reach all of my goals, but that was okay because my goals still pushed me to do more and work hard. In 2017 I have even bigger goals and more exciting plans! I want to buy rental properties, although they may be much different from the rentals I have bought in the past. I want to complete 30 flips, which I think is doable since we completed 18 in 2016. I want to expand my real estate team with more great agents. I have two new books planned for 2017 as well! Mitch Steven has been investing in real estate for decades. He has bought rentals, flipped houses, and built his business so large that in one year he bought 150 houses. Mitch was able to start with almost none of his own money using credit cards. Although Mitch has tried many different real estate strategies, he loves to owner finance deals. He is buying 50 to 100 homes a year, and creating massive amounts of cash flow without spending money on repairs. Mark Walker was introduced to rental properties after reading Rich Dad, Poor Dad. The book showed him a better way to build wealth besides working for someone else and earning a salary. Within a year Mark had bought his first rental property. Mark did not quit his job after buying a rental or two, it took him ten years longer before he felt comfortable leaving the corporate world and going out on his own.
