Procuring cause in real estate refers to the agent who initiated the sale/purchase of a property. This agent is entitled to receive the commission for the transaction. The determination of procuring cause depends on the agent's involvement and introduction of the buyer to the property. It may become a contentious issue in case of multiple agents involved.
