  • Q: How Should You Prepare Your Home for Sale?
    Preparing your home for sale isn’t hard if you know where to start! When it comes to preparing your home for market, there are three tried-and-true tips to follow:  1. Clean. Leave no area unscrubbed; when you think you’ve finished cleaning, clean some more!  2. Declutter. Here’s a general rule of thumb to remember: Look in every room and eliminate about one-third of the items in there.  3. Depersonalize. Imagine you’re a huge fan of a particular team. If you leave up all of your fan merchandise and memorabilia, it could distract a buyer whose favorite team happens to be your team’s rival. You never want to offend or distract potential buyers by broadcasting your personal interests; let the house speak for itself.  Hopefully, these three simple tips can get you started on the right path.     HI Pacific Property Management offers these three guarantees. Today we are joined by a special guest, Duke Kimhan of Hawaii Pacific Property Management. Duke and his team offer three specific guarantees to all of their clients: communication, eviction, and rent.  The communication guarantee ensures that you’re always in contact with your property manager. The eviction guarantee states that if we have to evict someone we will pay for the legal costs. The rent guarantee says that they will rent your house for no less than a specified amount.   • Q: Have You Thought About Selling Your Home Yourself?
    If you’re selling your own home, don’t make these mistakes. If you’ve thought about selling your home on your own, here are the biggest mistakes FSBO home sellers make:   1. Failing to have a proper marketing strategy. Half of the time we call FSBOs, they have no marketing plan or a very disjointed one. Before we bring a home to market, we take it through a 137-step marketing plan.   2. Failing to properly price the home. Statistically, homeowners are leaving a lot more money on the table when selling on their own. By hiring a Realtor, you will actually net more money.   3. Failing to disclose or understand the terms of the contract. By decree of Hawaii Revised Statute 508-D, you must disclose all material facts regarding a home.     We’re comparing April 2020’s market data to April 2019’s. We’re comparing April 2020’s market data to April 2019’s.Let’s jump right into the numbers, shall we? The median sales price for single-family homes in April 2020 was $809,000, up by 5.5% year over year. Closed sales this April (248) were down 22% year over year. Meanwhile, inventory for single-family homes dropped 45% from April 2019. For condos, the median sales price in April 2020 was $450,000, up by 7.4% year over year. Closed sales were down by 28% at 343. Condo inventory also dropped heavily, down by 39% from April 2019. To sum things up: Inventory is down, prices are up, and days on market has decreased slightly—overall, sort of a balanced market.
