    We’re explaining how we can conduct open houses, even amid COVID-19.  Guess what… we’re doing illegal open houses! No, just kidding, we’re only conducting virtual open houses. We have a Matterport camera, we’ll spend about two to four hours at your home filming, then we create a 3D walk-through of it. We use Zoom and Facebook Live to virtually show your house to whoever wants to view it.   • Q: Do Zillow, Trulia, and Realtor.com Have Your Best Interests in Mind?
    Do online real estate tools give accurate information? If you’re looking to Zillow, Trulia, or Realtor.com to get your real estate information, you should proceed with caution. These sites are in business to make money and generate revenue. The listing agents that you see next to certain properties are probably not listing agents. They just pay the site to be featured next to new listings. “ Even high-tech software can’t determine your home’s true value.” Additionally, the instant estimates that you get from these sites, such as Zillow’s Zestiamtes, are off by an average of $14,000. They use an algorithm to determine value, but even high-tech software can’t determine your home’s true value based on its price, condition, and location. Zillow allows user-submitted data, which can further muddy the waters. To find the right Realtor for you, the first thing you should do is ask around for recommendations.     If you can’t make your mortgage payments, you should consider forbearance. We’re sharing the three things you should know about a forbearance plan. Today we’re answering the most critical question: What if I can’t make my mortgage payments? You should be considering forbearance. Forbearance provides temporary relief by reducing or suspending your payments.There are three things you need to know: 1. Forbearance. Forbearance provides temporary relief by reducing or suspending your payments for a brief period.  2. Repayment options. You need to know the terms of the forbearance. You may have a repayment plan, modification, deferred payments, or extension of forbearance.  3. How this will affect your credit. I personally have gotten a forbearance. The letter I received from my lender said: “By entering into this forbearance plan, we will report your account to the credit bureaus as current under the forbearance plan.” That means no damage to your credit.   • 4 Stats That Show Our Market Is Healthy
    Want to sell your Hawaii Area Home? Get a home value reportWant to buy a Hawaii area home? Search all homes for sale When people ask us, “How’s the market?” there are four statistics we can point at to gauge its health. Here they are. Everyone has been asking us about the real estate market lately. To give you the answer, we’re going to look at four different categories: 1. Sold homes. In 2017, we had about 4,000 of them. It’s been right around that mark every year since. We’re still on track for 4,000 home sales this year after having roughly 1,000 in the first quarter of 2020. 2. Median sale price. This is a measure of price where half the homes that sold were above it and half the homes that sold were below. In 2008, the median price was $623,000. In 2011, it dipped to $575,000. Today, we’re at $776,000 which tells us that the market is still stable and increasing. 3. Average sale price. This is a measure of the average price of all the homes that have sold. It gives you a better idea of what homes are selling for than the median price does. In 2008, it was $791,000. In 2018, it was 993,000. Year to date we’re at $944,000, which means average prices are still stable and holding. 4. Foreclosures and short sales. We peaked back in 2010 with 862, but year to date we’re at just 69 after seeing only 191 last year. Granted, we may see some different numbers next month with about 20% of the island becoming unemployed, but the fact is that there are a lot of homeowners with a ton of equity in their homes, which is much more than in 2008.  If you have any questions for us, don’t hesitate to reach out via phone or email.
