We've all had the experience of working with a great company, they garner more interest, grow and then suddenly the service and product suffers. What happened? Many times it's the quality of the team that is the culprit. Great companies rely on tremendous teams. Teams that inspire innovation. Teams that welcome solving complex problems. Teams that have unstoppable momentum.
The same is true for any real estate company; it's a team sport that will fail if it depends on one person. But with all the nuances of real estate: marketing, investor relations, acquisitions, operations, asset management etc., how do you know you're investing in a quality all-star team that's always ready to tackle any problem? With hundreds of potential operators, how do you pinpoint who has built a cohesive team focussed on growing your investment and who will have the opposite effect, potentially bringing your investment to a screeching halt?
Our guest on the Viking Multifamily Freedom Podcast, Zach Haptonstall, CEO & Co-Founder of Rise48 Equity, joins us to explore how to build the ultimate strategic partnerships within any real estate business. Zach has a professional background overseeing 110+ employees, has hosted 200+ member meet-ups, and is a #1 Best Selling Co-Author of "Success Habits of Super Achievers".
Today we are in an uncertain and volatile economy, so how do we make sense of all this? Should we be buying and selling assets? Should we hunker down and keep cash on hand? How do we navigate the stock market? That's why our guest on the Multifamily Freedom Podcast is Greg Dickerson! Greg is a serial entrepreneur, real estate developer, coach and mentor. He has bought, developed and sold over $250,000,000 in real estate assets, built and renovated hundreds of custom homes and commercial buildings, developed mixed use and residential subdivisions, and started twelve different companies from the ground up. In this episode we cover: The state of the economy in general, as well as for multifamily. What are all the things adding to inflationary concerns and how will monetary policy deal with it? Will the Fed's quantitative tightening push us into recession? Are assets in a mega-bubble? Is multifamily a safe bet in this uncertain economy? What are markets the most concerned about right now? And much, much more!
Imagine a life of freedom. I don't mean just financial freedom, but geographic freedom, time freedom, freedom of health, and freedom of charity. Imagining living a life on your own terms. Well today we are talking to someone who has done just that. On this episode of The Viking U Podcast, we spoke with Peter Kim MD, founder of Passive Income MD, a resource for physicians to find a side hustle, and reach the point of financial independence. Peter Kim is an anesthesiologist who lives in LA. In his words, "Im the guy who will pretty much try anything if it will make a positive impact on my life". His passion in life is his kids and multiple dogs, and he practices medicine on his own terms, while being supported financially by passive income streams.
Today' topic is retirement. By retirement I don't mean in the stereotypical sense, such as quitting your job and just existing, I mean becoming financially independent, and focusing on and living a life of your passions. The key word here is finally independent right? Real estate is one of many vehicles you can use to get to this point.
Furthermore, If you really think about it, one of the main purposes of life is growth and contribution, and when growth and contribution slows down, you feel a sense of stagnation and are just "existing". Most physicians I speak with are in this continuum, where they either like what they do but want to cut back to pursue their passions, or just want to throw in the towel completely and switch gears.
Well today's special guest is going to speak about how to get over this hump, and truly live the life of your dreams . Vikram Raya is the co-founder, CEO and managing partner of Viking Capital, a multifamily acquisition company with close to a half a billion dollars of assets under management. , he is a high performance business coach of Limitless MD, and he is the founder of Vitology Institute a functional medicine practice.
Vikram is a cardiologist and a serial entrepreneur. He is a great friend and truly one of the most dynamic people I know. I'm going to ask him some tough questions today, because I really want to get to the core of how he is able to live a created life. Before we start my book recommendation for this podcast is The Perfect Week Formula, by Craig Ballatyne. This book is a must read, truly describes the perfect week and debunks the myths of typical morning routines. A practical no-nonsense guide to crushing your morning, week, and life.
As we all know the market is HOT. We absolutely feel it on our end, and now we are looking outside our primary market to see if there are any deals out there. The problem is our tried and true property management team doesn't operate in those markets. So how do we find another solid property management company in a new market?
Welcome Mr Ed Romano. Ed joined First Communities in 1988. He is responsible for maintaining performance excellence for a portfolio of approximately 10,000 units. His leadership team has extensive experience in due diligence, acquisitions, strategic redevelopment and includes over 60 renovations for private and institutional clients. Ed is a CPM Candidate and serves as FCM's chairperson for the Atlanta Community Food Bank initiative. He earned his Bachelor of Business Administration degree from the University of North Florida.
As we all know most real estate markets are very hot right now and a relationship with a broker can make or break you. In fact, most brokers are given the power of choosing the buyer for the property without much input from the seller. So the question is how do you create a relationship with a broker, if you are relatively new to the game, and not seem like a newby. And is there something you can do to actually ruin your chances of buying a deal without even knowing it?
Here to answer these questions and more is Chandler Brown. Chandler Brown is a principal and broker of Greystone Brown Real Estate Advisors. Since joining the company in 2009, Chandler has assisted in the sale in over 150+ properties totaling 25,000+ units and over $1 billion in volume across the Southeast. His primary focus includes the representation of private high net worth individuals, syndicators, and regional operators of suburban multi-family assets in Georgia, Florida, Tennessee, South Carolina and Alabama.
Judah, an attorney, came to Viking Capital from Eastern Equity Advisors where he led underwriting and identified private equity sources prepared to participate in real estate transactions nationwide and across asset classes. Beforehand, Judah spearheaded origination and underwriting for an investment sales firm specializing in retail assets, where he also helped expand the company's territory. Mr. Fuld managed the creation of disposition analyses, assessed property values, targeted disposition pricing, and analyzed the effects of macroeconomic trends on commercial properties. Prior to that, Mr. Fuld practiced as an attorney, providing counsel on various types of real estate matters to regional developers, retailers, corporations and institutions.
Judah volunteers with the Associated Jewish Community Federation of Baltimore and the Greater Pikesville Recreation Council in Pikesville, MD.
