On the other side of town in Buffalo’s evolving West Side, an artist took his talents home, literally. Ben Perrone, a local artist constructed a house in the shape of a triangle detailed with avant-garde ornaments throughout. Given this is such a unique property, could an agent ever price this? How would the market respond? All publicity is good publicity, or is it? This week, we wrote a blog about a luxury house on the water- however our viewers perceived this as one of our listings. Talking about the changes in the Freddie Mac & Fannie Mae 'Home Possible' program. The Home Possible Program is designed to help low income buyers purchase owner occupied homes. Formally they offered this program with a 5% deposit and that just changed. Now the minimum deposit for one of these loans is 15%, meaning that buyers need to have 10% more cash at closing. This will shake up the market and has potential to be the beginning of a shift towards a buyers market for the first time in over 8 years.

We also talk about the 5 homes that our team is listing this week. 2 move in ready homes, 2 homes that are perfect for a DIY buyer and one investment property!

In this episode of The Real Estate People podcast, we talk about Nick’s venture to a Rochester Real Estate office to see how it compares to our market in the 716. Last week, our Buffalo market also got big news which was that a large investor from D.C. is interested in buying the Central Terminal which is located in the Kensington-Lovejoy area. This would cause drastic changes that that market has never seen before. We also have a feature from a special friend of The Giambra Team, who is a Buffalo born creative, that also helped develop the Amazon Alexa. He explains the importance of having a creative integrated into a business and all the assets that they can bring on a team, especially a young one.

As we approach the stressful tax season, we also approach one of the busiest times in real estate the spring market. People feel more inclined to list their houses during nicer weather and more people like to buy during nicer weather. As we prepare for spring, we talk about some flipping tips that could be useful if you are looking to buy a project this spring.

We talk about eviction court and the delays that are expected from their closing last March, they are expected to open back up September 2022.
