Jill has been around Real estate her entire life,
From handing out flyers and marketing for her mom when she was 6
Jill got her Real Estate license in 1996, then her Broker's license in 2012, owned her own independent brokerage for 6 years before closing it down for personal reasons in 2018. From the start, however Jill was not influenced to want to have anything to do with Real Estate. She seen what her mom went through all of those years with sleepless nights and working 24/7.
She opted for the college route initially. Once there, she realized that college was NOT for her either. So it was back to what she was familiar with. At the age of 20 She started as an assistant with her mom at one of the largest independents in the area. Then at 23, she got her Real Estate license, where she worked alongside her mother for years. Her first year in Real Estate she made $120K. Which was way more than all of her college friends who acquired jobs with companies making 40-50K.right out of college. She was at that point bought into it and never looked back!
Jill has always had the desire and need to help new agents. She loved the coaching aspect and grooming other's to succeed.
Married Erick Magnuson who was has extensive resume with 25 years in the Tech world. He was the SVP for a Tech International Company. Built Web farms for Interscope Media. And dabbled in the Mortgage world as well.
2019 The two decide to rebuild their own brokerage, and Magnuson home team was born. They were able to attract over 20 agents when they first opened there brokerage. Which was a great start.
In 2021 they both attended a Ferry training session, and that is where they realized that the small, boutique independent brokerage model is becoming extinct and is no longer able to compete in today's market. There was NEVER going to be an exit strategy, even being a broker owner. All of the challenges of keeping your training and systems up to date and create value constantly was a task that was never truly achievable.
in Jan of 2022 they made the smartest move they could have ever done! they joined the fastest growing independent brokerage in the world. eXp!
Every problem that existed before in their previous brokerage was taken care of. They are now able to scale and leverage the Magnuson Home Team bigger than they could have ever imagined. And have their sanity back, and all around way better quality of life. They are finally building a true legacy that will out live them for years to come!
Ross Got into Real Estate in August of 2017, He originally was selling suits in a Department store. He always felt he had the entrepreneurial bone in him. But he really wanted to figure out a way to tap into, and take his skillset to the next level. . He was a single Dad living in his mom's basement with no money in the bank,3 time High School dropout with no GED/ Diploma. He needed to be clear and sure on what he wanted to be.
Starting his Real Estate career, he had no sales for the first 6 months. Struggling on all fronts he still pushed through, his mindset was that he had NO Secondary plan, this was it! He went all in and burned his boats. He began by creating and setting standards for himself. He ended his first year closing 27 Transactions and making $88,000. He has continued on since then and now in his 5th year in the business has developed and built systems and a team. They are on pace to close over $20 Million this year. Built our business from our sphere- people who know us, we are always going to out give. The team he started were from past clients. Relationships matter so much to the core of his business.

2. Understand who you want to be and what does that look like
3. Just be that person
Every day I write out my goals and who I am, and what I want to be

Network! Ask those to coffee you think that would never say yes, those investors, GO OUT ON A LIMB!
I'm where I'm at today because I took a risk. I put myself out there and sought answers to questions I did't know!
Call to Action, take small streams of commission and drip into different vehicles, stock market, mutual funds, real estate...
Just ask! You don't know the answer unless you ASK!
Brian deDiego and Paul Locatelli discuss building a business on internet leads and how this isn't sustainable in the long haul. With a combined total of 50 years in the business. Located in the Santa Cruz area they broke up and now are back together at eXp Realty.
This is a tough business, got to grind, your own mother could list with another agent!
My license says California! All of California! Our primary focus is in the immediate area.
Focus on your sphere of influence. Doesn't cost a dime! Built my business with my sphere, friends, no internet leads.
Our core beliefs don't align with Zillow and Redfin.
You can't be a secret agent in this business!
Zillow controls their agents, they can take it away in a heartbeat.
Zillow/Internet agents are not trained they are typically brand new and don't know how to negotiate which is needed in this market that has shifted.
Internet agents are just answering phone calls. This one avenue, but not a way to run your business. It is not financially sustainable, it's EXPENSIVE. You don't own the leads the company does.
Relying on internet leads you become an employee.
Special guest Ashliey Wasson, Oahu Lux Homes
Originally from New Hampshire
Left with a trash bag and a broken microwave and drove cross country to California.
Started working in the insurance industry
Dreamt of living in Hawaii, 20 years old
Moved to Hawaii and became a real estate agent with no network, no training, naive and no business savvy people in my family to pull from.
I FAILED FORWARD A LOT!
I was never in it for money, I'm happy with little
I was born with a work ethic, self driven
HONESTY has provided me with my success!
I'm so invested in my clients and my agents. The culture between us is like family. We are invested in each other.
How much abundance you give, you get in return!
Mindset! Don't think about YOU, think about THEM. What value can I provide THEM with?
How do I serve THEM? How can I make THEIR life better? Do Right!
I have been able to be a private money investor because of my core values.
I always work from contribution!
I built a team to serve my sellers.
Call to action, your attitude is contagious and practice what you preach!
Opportunities can arise where you least expect it.
My timing getting into the business was when agents were running away from real estate and I'm running towards it.
If I'm going to do it, I'm going to be #1!
I applied my building a business knowledge to real estate and tailored it to fit through trial and error. I needed top search results on Google.
I bought Zillow leads to lock entire markets (cities/counties) this was before it was expensive.
I was buying leads not to buy leads, but to lock markets. This is different.
I had so many leads, I couldn't follow up, hired an assistant and needed a buyer's agent.
I was in a McDonald's drive through and the employee was exceptional. He ended up becoming my first team member and he knocked it out of the park.
I needed more agents! My vibe was attracting a tribe.
If you're not generating leads you might as well close the door, without leads you have nothing!
Fast forward, Zillow leads are too expensive now, this is not cost effective. Find a cost effective way to generate leads.
Team leading style, no more cracking the whip, leave it in their hands. I have a 10am team meeting every morning and an in person Wednesday team meeting. Agents take only as much time as I/you allow them to. If I give them too much time, I might as well sell the homes myself. My agents know the commitment up front.
My part-time agents cover my overhead. Personally I need to be more than a team leader, I like to be active in selling real estate and transactions myself. I can delegate the admin work.
I can take 12 weeks off a year! By creating a team through trial and error, office manager, listing manager, ect..
I like to help other agents in the community even if they aren't on my team or with eXp.
Team for 12 years,
21 agents
1 million personal GCI
1.5 million GCI team
no reinventing, modeling/duplication, applying knowledge and changing using trial and error
Understanding the complexity of the team, 80/20 split=out of business, need meat on your bones 50/50 split on everything period. Know what your value is, if you're giving the value you deserve it. You need to be profitable. A team leader should/needs to be providing value for that 50%, LEADS! I have fun doing this, learning and changing with technology is the KEY. We are in one of the fastest changing times and industry, real estate. We are a technology company, not just real estate. Very small percentage of agents are capable of being team leaders. You're a business must have a business mindset not just an agent.
"Be like putty, mold and change!" -Mike Blake
