  • Where to Get Leads in a Down Market | Ashlee & Tiffany

    In today's episode of the Realestatable podcast, our hosts, Tiffany and Ashlee, go over different ways you can continue to generate leads and create revenue, even when the real estate market is down.

    Getting Back to Basics

    • One of the most important things to remember is that: Real estate is a business all about helping people. By adding value to clients, you'll help generate leads.

    • Ashlee has found a lot of success by focusing heavily on open houses in the current market. It allows her to connect with potential clients and is enjoyable to her.

    • Both Ashlee and Tiffany approach open houses with a servant's heart, not the heart of a seller. Instead of generating a lead, they focus on genuinely helping potential clients.

    Following Up

    • Another way Ashlee and Tiffany have continued to generate leads despite the current market is by following up with past clients. Follow-up is one of the most critical aspects of the real estate market.

    • Virtually every realtor has some client they've worked with in the past that they should be following up with. Ask that client if they want to do business again or if they know anyone who might want to.

    Sponsorships

    • Sponsorships are another fantastic and cost-effective way to market yourself and your real estate business. In the past, Ashlee has sponsored children's events and worn branded merch at the events.

    • Be active in community events. Something as simple as providing snacks for an event or place along with contact information cards is an easy way to help generate future leads for yourself.

    Facebook Groups

    • Both Ashlee and Tiffany have created different Facebook groups for their local markets. In these groups, they provide information not only on the area but also on various points of interest.

    • This allows them to be seen as a resource of information in their local markets and directly connect with potential clients.

    Appreciation Events

    • The last method that Tiffany and Ashlee have used to generate leads is hosting appreciation events for their clients.

    • Whether buying tickets to sporting events or renting out amusement parks, by hosting events for your clients, you are adding value to them and helping to establish genuine relationships. This all translates to more potential business.

    1. How Q structures his day

    • The Point System: Try to get 4 points per day. Assign points to different tasks or objectives you have, and make sure you hit that target every day.

    • If you hit more than 4 points, that's great, but your points don't roll over to the next day! Be ready and excited to do it all again when you go into the office. Don't burn yourself out by trying to overwork on any given day.

    1. How Q stays motivated

    • Set goals, achieve them, and create more challenging ones that take you in your chosen direction.

    • His goals are about more than just making himself happy. He wants to set an example for others as someone who came into the business and did the work so new and experienced agents see that they can do it, too.

    1. How to successfully cold call and door-knock

    • Q's 5-step process for cold calling: 1. Get to know who you're speaking to. 2. Introduce yourself. 3. Give them back their time. 4. Neutralize the conversation. 5. Get to the point.

    • The door-knocking process is the same but without step 1.

    1. Advice for new agents

    • Cut out negative thoughts. Don't let yourself get too hung up on how many deals you close or whether everything goes perfectly your way. Stay focused on what YOU do. Be proud of that.

    • "The market will go up, and the market will go down. You just have to stay around." There are many things in the business that you can't control, but if you stay on top of the things you can control (your daily activities, mindset, and effort), you will be successful.

    "A lot of folks look over the time spent – they just look at the deal. They're so 'excited for Q because Q got a big deal.' No, I want you to be excited because I showed up every day and got after it. And I didn't quit, I didn't stop when that happened. Even when that deal was signed, sealed, and closed, and I knew it was going to happen, I came to work the very next day like I had nothing." – Quintavius Burdette.

    "There is nothing else really going on in this business that you can control other than your effort every single day. You cannot control interest rates; you cannot control when somebody's going to call you to sell a house or buy a house; you can not control when the buyer is going to want to put in an offer; you can't control what offer they're going to want to put in, BUT – what you can control is your activities every single day, day in and day out. And if you were to focus on that more than you focused on the outcome of 'I don't have any closings,' then I think you would start to see true success." – Quintavius Burdette.

    Who is Ashlee?

    • Ashlee is a mother of three who has worked in the real estate market for 5 years. All of those years, she has worked with Tiffany.

    • Like Tiffany, Ashlee also enjoys spending time out on the water with her family. She has lived in Tennessee since 2009 but is originally from Indiana.
