Hello, everybody. It is May 13th, 2020. Welcome back to Meet the Masters with Olde Raleigh Financial Group. Meet the Masters is a collection of interviews, with subject matter experts that have deep knowledge, and experience in various parts of our economy. Today, I am fired up to have James Camp with us. James is the Managing Director of Fixed Income and Strategic Income at Eagle Asset Management. James, welcome to Meet the Masters.

James Camp:

Thank you so much. Pleasure to be here.

Trevor Chambers:

Awesome. I am fired up, because one of my partners, Blake Paro, he's like, "When are we getting James Camp? We've got to get James Camp in here. I love this guy." You've got some fans in Raleigh, North Carolina, my friend. Hey, tell me, where are you from? Give me your history, and then tell me about Eagle and what you guys do down there.

James Camp:

I'm from the mid-Atlantic. I grew up in the DC area; suburban Maryland, to be specific.

Trevor Chambers:

Oh, nice.

Been traveling South most of my career. I did my undergraduate studies in engineering at Vanderbilt. Then, went on to business school at Emory University in Atlanta, and sort of began a career in the bond market right after business school. A nice area to combine my growing interest in finance and economics with some technical background, that made me employable. Getting out of the gate, that was my foray into fixed income, was at a company called Ing out of Atlanta.

I was recruited from Raymond James early on in my career, post-graduate school, so I've been with the parent company now going on 27 years. I've been with Eagle for 24 of those years. Eagle is an asset management company. We are wholly owned by Raymond James Financial, but we are highly independent in terms of thought, deliverable, and execution of how we do investment management. That's one of the true joys of my career, is that I have a team that I work with, and I speak directly to advisors like I am today. We talk about what we think, what we see, and how we do things. Being able to have that independent outlook, especially in the debt markets in this particular last 10 years at least, is a real advantage, I think.

Yep. Good to be here.

Trevor Chambers:

Yeah man. These guys have lots of experience in founding, and funding, and exiting businesses, and hiring people, and they're the nuts and bolts of how to get a company rolling, and I can't wait to hear their stories. They have teamed up to create a new venture called Bonsai which we're going to talk about, which I think is pretty right on time in terms of the concept. Let me just start off with Jake. Jake, are you a Michigan kid? I saw Michigan on the roster for college. What's going on? Where you from? What's your story?

Jake Rosenfeld:

Yeah, yeah. I definitely identify as a Michigan man, but I'm born and raised in New York.

Trevor Chambers:

Okay, all right.

Jake Rosenfeld:

Yeah, I was born in Long Island about 20, 30 minutes outside of Manhattan. Went to Michigan for college, and moved to Manhattan right after college. But loved my time in Michigan, big Michigan sports fan. While at Michigan, I fell in love with the concept of being an entrepreneur and always did some hustle side projects, as a kid growing up, but really it blossomed while I was in college. So I started my first real venture which was a marketplace for tutors and students to connect in Ann Arbor, specifically within Michigan. And honestly, that was created to solve a pain point that I was feeling myself. It wasn't that I was some genius hacking away programming a website at night, I needed an economics tutor to do well in the class in order to get into the undergraduate business program and I was totally screwing up.

Meet the Masters – Sam DiFranco from Trinity Partners, Discusses Commercial Real Estate, his love of the Raleigh area, Buffalo, NY roots and the family business.

Everybody, this is Trevor Chambers from the Old Raleigh Financial Group’s Meet the Masters blog and podcast. Today I have Sam DiFranco and I’m so happy to have him. Sam is a Raleigh and RDU-based guy, and he heads up Trinity Partners which is a commercial real estate services firm here locally. I want to welcome Sam for being here. Welcome, Sam.

Sam DiFranco:

Thank you, Trevor. Thanks for having me.

Trevor Chambers:

Excellent. So I want to jump right in to it with you. I had a nice conversation with you a couple of weeks ago and it was very interesting to get some perspectives on what’s going on here, and maybe even on a larger scale around the country in your space. But before we get into that, tell me about Trinity Partners real quick, and where you’re from, and your background and all that.

Sam DiFranco:

Sure. Well actually, I’ve been in the Raleigh market for 23 years now. I came down here in 1995 to check out the marketplace. Born and raised in the Niagara Falls, Buffalo area of Western New York. I came down here because a… For the number one reason of the weather, and the fact that the economy was faltering in Western New York. We had a continuation of loss of jobs and exodus of people. And quite frankly, in the real estate business all we were doing up north was buying signs and planting signs all over. So people would say, “I see your signs all over.” And I’d say, “Yeah, you see my signs, but you don’t see sold or leased. You see available.”

So I came down here in 1995 in Super Bowl Week of January when it’s pretty dismal for those people in old Western New York. It’s a pretty ugly place to be. And I hung out for a week. I spent a couple of days in Raleigh, a couple of days in Charlotte, and a couple of days at the coast, just to determine if I liked the state. Actually, one of the reasons I came here was Forbes Magazine in 1995 had a front page cover, Best Place to Live in America, or Best Place to Raise a Family, it might have been. And Raleigh-Durham was number one. So I told my wife, I said, “Hey, what do you think about moving?”

Hey everybody. This is Trevor Chambers. I’m the host of Meet the Masters with Olde Raleigh Financial Group here in Raleigh, North Carolina. Today is the 1st of May 2020, and I’m really excited to be present… I have the distinct honor of capturing a talk with the one and only Ted Zoller who… Ted’s an awesome guy. He’s a pretty [inaudible 00:04:55] guy actually in my thoughts and in my personal history, and I’ll let him talk about what he does, but he’s the T.W. Lewis Clinical Professor of Strategy and Entrepreneurship and Director of the Entrepreneurship Center at UNC where he researches, focused on the role of structure of entrepreneurial networks and the interrelationships with investor syndicates.

Let me be more clear. You are at Kenan-Flagler, which is part of UNC Chapel Hill. I botched that whole thing, Ted. But if you could just pick up my slack, that’d be totally helpful. All right?

Ted Zoller:

Absolutely.

Trevor Chambers:

So it’s good to have you. I’m going to start. Can you just give me a nice synopsis of the history of one Ted Zoller? Where’d you come from, how’d you get here, what’s going on?

Ted Zoller:

Geez. You know, it’s funny, we share a similar background. I came from upstate New York of all things. A little town called Seneca Falls, which is one of the most incredible places, because it was the place where Frank Capra actually based It’s a Wonderful Life on, so it’s kind of an idyllic little town. It was a town built by entrepreneurs. I’ve got a map, literally, in my garage, in my shop, of Seneca Falls and the industrial history of Seneca Falls, and all these great entrepreneurs who started companies there to manufacturer things like fire trucks and pumps and it ended up being kind of a major manufacturing town and all these beautiful homes that are there because all these people were first generation entrepreneurs. So it was just a great place to come from. I think that’s probably why I got interested in entrepreneurship, because-

I was thinking, you and I have probably known each other for 12 to 15, somewhere around 12 to 15 years.

Jesse Lipson:

Yeah.

And how you grew your first large scale entrepreneurial effort not far from my family’s restaurant.

Jesse Lipson:

Right.

Today is March 22nd 2020, crazy time of our history here, world history, history of the United States, and I’m doing a series right now of talking to some people who’s opinions I respect, we’re definitely taking a long view and under that framework conversation, I want to introduce John … Tell me your, I’m going to butcher your last name, but I just call you Moose. You know you and I just met and I know I’m getting personal here but I call you the moose, but John tell me the pronunciation of your last name.

John Mousseau:

So the last pronunciation Trevor is Mousseau.

Trevor Chambers:

Mousseau, got it.

John Mousseau:

And I’ve been called Moose my whole life as my sister and two brothers have and my three daughters have and my father was big moose, so there you go.

Trevor Chambers:

So you guys are the herd?

John Mousseau:

We’ve never called ourselves the herd but not a bad idea.

Trevor Chambers:

I think you should.

John Mousseau:

Yeah absolutely.

Trevor Chambers:

So tell me, where did you grow up?

John Mousseau:

I grew up in north eastern Connecticut, literally in the north east corner, Thompson Connecticut, so the next town north is Massachusetts and the next town east is Rhode island. It’s called the quiet corner of Connecticut, not as quiet anymore because we’ve had a lot of people move there from western Connecticut to buy some older homes and casino executives moving north to buy homes and people moving down out of the bus route, 128 [inaudible 00:05:20] kind of needs for more affordable homes. So in the area that used to be a broken down pathways move to north Carolina area 50 years ago is now more shishi in the sense that it has a lot of antique shops and galleries and stuff like that. But it was a nice area to grow up in.

Excellent. I’m just going to give a brief little background on you. Bill is the Chief Market Strategist for a Confluence Investment Management based in St. Louis. In that role, Mr. O’Grady performance market economic and geopolitical research for the firm and as a member of the investment committee for the asset allocation strategies and international equity strategies, Bill also co-managed his confluences, his global hard asset portfolio, which focuses on tangible commodities investments. Alex Mihajlov: There you go. Well I'm really glad you joined us today because I am trying to find some rational voice in the latest national panic that is gripping this country and that is COVID-19 and everybody's screaming about it and talking about it and scared to death about it and afraid to talk to anybody and afraid to breathe near anybody. And so I was kind of hoping I'd get some rational thought out of you. The first question that I'm having a hard time finding out is how did this truly, how did this virus truly start? Do you have a good theory on that?  

Bob Adams: So you don't need theories, there's pretty good science to back up the beginning of the Wuhan China outbreak, there's a meat market there that sells animals that honestly are illegal to sell but are eaten anyway and they've tracked it back to that meat market and suspect a ground dwelling animal, looks a little bit like an Armadillo, as the animal vector for this particular virus. We tracked a lot of the covid viruses, there's seven of these corona viruses out there that we see six of them quite routinely and regularly. Similar to the over 400 flu viruses that are out there that we see annually and regularly this time of the year. So the Wuhan China, center of the outbreak has been tracked back to the first patient, and we're going to track its development and mutation over the years to come.

Jeff Saut - Well, I tried to retire nine months ago and it lasted three weeks. There was such a demand for the strategy letter that I've written for 48 years that we formed an LLC and I got two of my ex colleagues, Andrew Adams, that was my right hand guy. I write on Mondays, he writes on Wednesdays and another ex-colleague Harry Catica writes on Fridays and that's under SWOT strategies that time. And that's gone real well. We haven't really advertised that much and we've got a pretty robust following. And then the association with Capital Wealth just kind of happened. I gave my wife 1 million bucks because I said if I drop over dead, Cheryl doesn't know how to manage money. And we opened an account with Jodie Johnson and Raymond James and she puts some of the money with Capital Wealth and they saw my name on the account and they said, we've been reading this guy for years, we want to talk to him.  

So I went down and met with Kevin and the gang down there and I'm not really an employee, I'm more of a consultant, but it's going real well. They've got like the perfect product for, I'd say the 50 year olds in and up. It's five star rated. It's first in its category, a large cap blue chip dividend paying stocks. They had to increase their dividend by at least 15% on a trailing five year basis and then we try to get three and a half percent dividend yield out of the portfolio and then we sell short term one to two months out of the money calls to try and get another three or 4%. So it's never going to outperform. But we were up almost 23% last year. You've got about 85% to 90% upside capture with the markets, but you've only got about 60% to 65% downside capture and you've got somewhere between 5% and 7% a dividend and option distribution. So for somebody like me that's 70 years old, it's like the perfect investment.  What's going to happen in the 2020 market?

Jacob Gerber has been in the business for 21 years, all with American Funds. Early in his career he was a manager of results. The results analysis department. That sounds fascinating. Holds a bachelor's degree in biology from the University of California, Los Angeles.

American Funds Capital Group, is an organization who has one business in mind, that's investing money for clients and to better their lives, with hopefully returning you more than you gave us, so that you can produce outstanding returns and use that money for your needs. And to that end today, we're about $2 trillion in assets. So if you haven't heard of us, that's a good thing, because we're not a bank. We don't put our name on stadiums and baseball stadiums and things of that nature. We put 100% of our energy into producing investment results. I've been with the firm almost 22 years now. And the ethos of the firm really comes from the Midwest actually. Our founder started off in Detroit, came to the West coast, actually called the great depression back in 1928 and left Detroit. If you think about Detroit today versus then, Detroit was the Silicon Valley in the 20s. New cars, automobiles, technology, and he was doing something very unique back in the 20s, with a firm that was called E. E. McCrone. But it was fundamental bottom up research. What does that mean? He actually went to go visit companies that we potentially would invest in. Believe it or not, that was not done in those days. And if you asked me 10 years ago, what's our investment approach, I would've said, Oh, good old fashioned bottom-up research. But today, not to be punchy about it. I would call it a boutique.
