In this interview with Justin Dion, a fresh college graduate, we talk about what made him got involved in real estate immediately after finishing college. He actually says that he got in real estate while he was at college, meaning that he has always been in the realm for his whole life, working in construction, being also a foreman for a little while for a flipper, did painting, landing scaping everything involved in real estate. While at college, he did property management as an internship, and one day while seated with his broker, he told him to get fully involved in real estate because he had a license. He says that his father is a broker, mum is an agent and his grandfather was a broker which kind of runs in the blood. He knew that he was going to do get involved in it though he wasn't involved not until one of his teachers introduced to him to his broker who is his broker today. With this introduction, this made him get the ball rolling in terms of helping people to buy and sell, and now he is trying to help himself buy.

In this Interview with Connor, we talk about what his day has been like and he says that he has been busy on calls with agents and brokers plus putting out fire with contractors. I further ask Connor how he got into real estate in the first place. He says that he went off to college to get a business marketing degree at the University of Oklahoma and while at college in his freshman year, he put $ 20 in a poker site because at that time, they were in the middle of the online poker boom. He narrates how he put the $ 20 for fun, ran a small fortune, and realized he would make more money doing that than a traditional marketing job of working for a corporation. He was making more money in a month compared to when he would have graduated to get that job. So he ended up doing it for 8 years and going through a getting his college degree something he respects his parents for having invested a lot of money in him. He narrates that on April 15th, 2011 it was a black Friday for him when the world ended for a lot of them when the United States Department of Justice seized two big poker sites and stores. He woke to that news and everything was gone for him. He further went on to ask old gentlemen whom he used to take their money all the time on how they made their money and how they can afford to lose $ 20 K or  $ 30 K and they were all in real estate. So he went down the cliche of Rich Dad Poor Dad, jumped into real estate, made all the mistakes in Rich Dad Poor Dad Book. He had $ 70K in debt, started working night shifts, built WordPress websites, started to look for ways to do deals on the internet. He basically made one of the top-ranking websites in Texas for real estate business, built a real estate wholesaling company in 2014/2015, transitioned into fix and flip acquisitions.

Connor offers 3 pieces of advice to 20-year-old Connor on how to become successful.

1) - Get the right education on the right things.

2) - Don't be Egotistical

She says that she used to invest when she lived in Florida and with time she and her husband decided that they could look for a super great opportunity zone. She further talks about the opportunity zone and when you google for them, they will show where they're in various states. In this Interview with David Wilder of ITB Global, a company with a bunch of tools to help investors pull money out of their businesses. He explains that most businesses are 2-3 bad months away from closing their doors. His mission is to improve a business owner's bottom line and we get into his relationship with Real Estate Investors which was tied together from Cost Segregation which is a way that businesses and real estate investors can use to "get the IRS off your back". David talks about how he got started and that one thing that got him into finding hidden profits. He says most of his career was spent in corporate America for companies like AIG where he always found himself in a situation working for a vice president of the company and had to figure out how to maximize his budget and make him [Vice President] look good. We discuss some of the great opportunities that real estate investors and business owners have right now to borrow money. Even with COVID-19, there are still options such as the Real Estate Line of Credit. Dan explains how it works and some of the requirements using the equity already in your cash flowing properties to be able to borrow more money against the assets you already own. Dan talks about the line of credit, how he pulls it off and where is it derived from and it is derived from the assets where the lender will give 90% of the loan to the real estate investor whether you're fixing or purchasing, then the investor will come up with the 10%. If the investor doesn't have the 10%, then they have private funds to raise the funds and they could use that for the deal as well.

Dan offers 3 pieces of advice to younger entrepreneurs getting into real estate if he is to go back to 20-year-old Dan.

1) - Don't do analysis paralysis, learn, and do it as you're doing it.

2) - Understand that money is there.

3) - Build quality relationships with people in the trade whether it is lenders, Attorneys, contractors, and the like.

In this interview with Brant Phillips, we discuss how he got into the real estate business. He tells me that he was broke and secondly, the main thing that drew him to real estate wasn't the money as most people think but he hated his corporate job and couldn't stand it and he recalls his first day in corporate America where he was previously 7 years in law enforcement which really has a negative stigma but he didn't play politics while he was a law enforcement officer. He remembers his wife asking him, how was his first day at a corporate job and he replied to her after processing the question that he hates the job. He added to the response that he's not going to quit but find something else to do. He says that it took him like two years to kind of figure out what could work best for him. He narrates how he was very fortunate about learning real estate and reading about  Rich Dad Poor Dad and other related stuff hence the rest is history.
