  • 158 - Revolutionizing Commercial Real Estate with Demand-Side Insights with Michael Broder of RCKRBX

Excited to introduce Michael Broder, President & CEO of RCKRBX located in the Washington, DC metropolitan area. They are a SaaS data platform specializing in demand-side insights for the commercial real estate sector, specifically targeting multifamily assets and portfolios. Their platform provides developers and investors with a deep understanding of what renters want and expect in their next living space, empowering them to optimize their properties to meet those demands.

Unlike traditional real estate research, which often relies on limited data and assumptions, they approach is grounded in scientific methods and disciplines. As a former political operative, Michael and his co-founder brought the same level of granularity and predictive power used in political research to commercial real estate research. The company leverages a range of recruitment methodologies, including phone banking, social media engagement, and panel partners, to collect data through in-house research studies.
Their first product helps users stress-test underwriting assumptions and prioritize programming and amenities during the acquisition and development stages. By providing insights on factors important to renters, such as unit size and finishes, developers and investors can ensure that their properties meet the demands and expectations of renters, ultimately outperforming the competition.
The pandemic has brought about significant shifts in demand for commercial real estate property, with many consumers seeking larger spaces to work from home. However, the current supply of properties is not aligning with these changing demands, leading to a lack of alignment between supply and demand. This mismatch may result in renters settling for properties that do not meet their needs, resulting in rental concessions and price pressures.
The speaker emphasized the significance of demand-side data in commercial real estate development. By focusing on building similar properties to existing ones in the market, developers risk commoditizing their developments, stifling innovation, and limiting their ability to meet the evolving needs of renters. By incorporating demand-side data, developers can build properties that truly meet the demands and expectations of tenants, ultimately creating successful and sustainable developments.

  • 157 - A Personal Injury Attorney with a Personal Touch with Zachary Myers of Feinberg Myers, PC

Join on us The DMV Business Show with Otto Sevilla as we get to meet Zachary Myers, an Attorney/Partner at Feinberg Myers PC, located in Montgomery County Maryland. He has always been fascinated by the law. Growing up in the DMV area, he spent time in court with his mother, an attorney, as a child, which inspired him to become a lawyer himself. Initially, he considered a career in real estate development, but after college, the real estate market crashed. He then decided to attend law school, where he realized his passion lay in personal injury law and being a trial lawyer. Zack attended the University of Arizona and Southwestern Law School in Los Angeles, returning to Maryland in 2011. He worked at another law firm for four years before joining his mother's firm in 2015. He helped grow the business, adding staff and increasing caseload. Zack specializes in trial law, finding it fulfilling to help people and fight against insurance companies. Unlike some lawyers who may spread themselves too thin, Zack focuses on one aspect of the law, allowing him to excel in his area of expertise. Zack's firm, Feinberg Myers PC, is unique in that it is led by him and his mother, Judy Feinberg, who founded the firm in 1980. They have an excellent working relationship, balancing their personal and professional lives. Zack acknowledges that some people might find it challenging to work with a family member, but he is fortunate to have a patient and understanding mother. When asked what drives and motivates him, Zack emphasizes his desire to do well for his clients and help them in a positive way. He recognizes that no settlement or verdict can fully compensate someone for what they've gone through, but he and his firm strive to make a difference. Zack's dedication to his clients and his unique approach to law set him apart from larger, more impersonal law firms.

  • 155 - Unlocking the Power of Emotional Intelligence with Dr. Helen McKibben

Dr. Helen McKibben, a licensed counselor and author of "Drop: Making Great Decisions", joined The DMV Business Show with Otto Sevilla to share her groundbreaking methodology for helping individuals make better decisions by understanding their brain's emotional responses. As a pioneer in the field of psychology and neuroscience, Dr. McKibben has spent years developing a self-directed approach to emotional intelligence, which focuses on identifying and managing emotional triggers to achieve greater success and well-being. Born and raised in California, Dr. McKibben's interest in psychology and

neuroscience was sparked during her college years. She went on to earn a PhD in psychology and now maintains a private practice, empowering individuals to break free from negative patterns and develop more effective coping mechanisms.Dr. McKibben's approach is built around two key steps:

    1. Identifying Patterns: The first step involves recognizing why individuals engage in certain behaviors, which often stems from learned patterns developed in childhood. This awareness is crucial for understanding the underlying motivations driving our actions.

    2. Managing Triggers and Emotions: The second step involves using physical sensations to identify triggers and shift away from negative responses. This is followed by a "blank screen" technique, which allows individuals to fully process and release emotions, rather than just managing symptoms. Dr. McKibben's "blank screen" technique is a powerful tool for identifying and resolving emotions associated with triggers. When we experience an emotional trigger, our brain rapidly recalling past experiences and emotions, which can lead to unhealthy patterns of thinking and behavior. By "dropping to a blank screen" and staying present with our emotions,

    we can:

    1. Identify our triggers and patterns of thinking and behavior

    2. Recall past experiences and emotions associated with the trigger

    3. Make a conscious decision about how to respond to the trigger

She explains the three-step process involved in the "blank screen" technique. Dr. McKibben emphasizes that this process is critical for resolving emotions and patterns of behavior, rather than just managing symptoms. By applying this approach, individuals can break free from unhealthy habits and develop more effective coping mechanisms. This process can be particularly beneficial in situations such as addiction, where individuals may use substances as a way to avoid or distract themselves from their emotions. Dr.Helen McKibben's groundbreaking approach to emotional intelligence offers a powerful framework for individuals to break free from negative

patterns and develop more effective coping mechanisms. By understanding and managing emotional triggers, individuals can make more informed decisions, achieve greater success, and cultivate a more balanced and
    fulfilling life.

  • 153 - A Holistic Approach to Weight Loss with Dr. Minnie Cruz-Tolentino of My Wellness Physicians

Excited to introduce Dr. Minnie Cruz-Tolentino, the Founder and Medical Director of My Wellness Physicians, a weight loss clinic in Leesburg, Virginia on The DMV Business Show with Otto Sevilla this week. Dr. Cruz-Tolentino's unique approach to weight loss combines physical health with chronic issues and patient goals, providing a holistic solution for those seeking a healthier lifestyle. We will delve into her personal background, cultural heritage, and experiences as a Filipino doctor living in the United States.

Dr. Cruz-Tolentino's childhood was marked by her move from the Philippines to Connecticut at the age of 8. She lived with her grandparents, who taught her to speak Tagalog fluently, a skill she still uses today. Her grandparents' conservative upbringing had a significant impact on her life, shaping her values and perspective. Dr. Cruz-Tolentino's husband, also Filipino, often teases her about her language skills, and she has three daughters, including a 21-year-old senior in college.
Dr. Cruz-Tolentino's family has faced its share of challenges, including the time her husband got a job in Connecticut while she was in residency in upstate New York. They navigated a long-distance relationship, with Dr. Cruz-Tolentino's husband driving from Connecticut to Utica every Friday and back on Sundays for three years. When she finished her residency, they moved to Maine, where her husband did consultancy work before joining her in her residency program. Their experiences in Maine and later in Virginia have been filled with triumphs and lessons learned.
As the founder of My Wellness Physicians, Dr. Cruz-Tolentino's clinic takes a holistic approach to weight loss, considering the interconnectedness of physical health, chronic issues, and patient goals. Her experiences with medical missions in the Philippines have given her a unique perspective on healthcare and a desire to continue making a difference in the future.

  • 152 - 3rd-Generation Contractor with David Stocks Jr. of Stocks General Contractors

In this engaging interview on The DMV Business Show, host Otto Sevilla talks with David Stocks, Jr., President and CEO of Stocks General Contractors, a company out of Virginia that specializes in underground utility construction, water lines, sewer, and storm drains,

as well as electrical and communications work. Born and raised in the DMV area, David comes from a family with a 3rd-generation construction background. His father, David Sr., worked for various companies and also had his own company.
David's childhood was spent playing on construction sites, observing his father's work, and helping out with small projects. Despite initially not wanting to follow in his father's footsteps, David began to develop an entrepreneurial spirit, starting his own lawn mowing business and eventually running his own company. He credits his parents, who were both entrepreneurs, for instilling in him a strong work ethic.
David's career path is marked by an unconventional transition from construction to military service. He served in the US Army for 4 years, working in military intelligence and as a ground station operator, traveling between different bases in the continental US. After his military service, David considered pursuing IT or government contracting but ultimately decided to help his father's construction company grow, despite having a different business approach.
David worked with his father's company for a while but their styles clashed, and he eventually decided to pursue his own construction career. It took him a year or two to figure out what he wanted to do, during which time he worked at an electrical contractor and realized that wasn't his passion. Eventually, he landed a job in underground utilities, working on vac trucks and identifying underground utilities. He worked for a company for a while and then left to start his own business, founding Stocks General Contractors.
Remember that leadership is not just about the title or the role but about the values and principles one embodies. David Stocks Jr.'s journey serves as a beacon of inspiration, encouraging others to pursue their passions, take calculated risks, and strive for greatness. His entrepreneurial spirit and unconventional career path have led him to success in the construction industry.

  • 151 - From Finance to CEO with Robert Dowling of West 4th Strategy

Welcome to the Season 4 Premier of The DMV Business Show with Otto Sevilla and our featured guest Robert Dowling, President and CEO of West 4th Strategy as he shares his inspiring journey. Robert was born and raised in the DMV (DC-Maryland-Virginia) area. Growing up, he developed a passion for sports, particularly golf, and was influenced by his father's experiences in the restaurant business. His mother, who was instrumental in managing the family's restaurant, sparked his interest in the operational side of things. Robert's first job was as a bank teller at First Virginia Bank (now part of Wells Fargo) during his senior year of high school, giving him an early taste of the finance industry.

Robert went on to pursue a double major in finance and management at Virginia Tech, with the goal of becoming a Chief Financial Officer (CFO). He discovered that many CFOs came from an accounting background,
which initially deviated from his own focus on finance. After graduating, he earned his master's in finance at Boston College. Robert's work experience began with KPMG's structured finance group in Tysons, Virginia, where he modeled mortgage-backed securities for investment banks in New York.
When the financial crisis hit in 2008, Robert's team at KPMG was reassured by their partners that their jobs were safe. However, Robert, having been aware of the market's volatility, decided to start looking for a new job. This experience shaped his opinion that a CFO should focus more on strategy rather than accounting, and that a good controller is essential for a company.
Robert joined a startup investment bank, Kipps DeSanto, after being approached by a headhunter. He worked in sell-side investment banking and advisory for government contractors for 11 years, starting as an analyst and eventually becoming a vice president. During this time, he
gained valuable experience in the industry, finance, accounting, and executive management teams. Robert enjoyed the diversity of his role, which required him to be a jack-of-all-trades, understanding various industries and interacting with CEOs, presidents, and CFOs.
After 11 years at KippsDeSanto, Robert decided to leave the company without another job lined up. He cited a desire to explore other opportunities in the industry and returned to his network, eventually landing a job at General Dynamics IT, which had acquired CSRA.
Robert's career path eventually led him to President and CEO of West 4th Strategy, a company he describes as unique due to its focus on federal government services. With over 120 employees across the US, Robert's company is dedicated to providing professional and IT service support to federal agencies.
