One of the secrets to any successful event is having not only amazing keynote speakers but also a dynamic emcee who can make everyone feel engaged and included. It went from radical generosity to radical vulnerability, holding space for everybody to start creating those vulnerable moments to allow for the deepest conversations. However, PodMAX fizzled out too soon as well, and one of the things he learned from Gary Vaynerchuk’s words was that he asked for money too soon when he was still trying to build relationships.

Practice not just being on stage, but also listening, storytelling, and getting to know yourself and your weaknesses. Get comfortable speaking to small groups as this will lead up to bigger stages over time. Emceeing an event is powerful, too. It’s a good way to get your foot in the door, which a lot of people don't have access to. You get to the VIP status of all the keynote speakers and relationships are growing as a result of that access.

[08:46] Breaking Down the Value of a Steak

By the time you get your beef at a grocery store, it has likely gone through six or seven entities from the time it was born to the time it gets to your plate. At Colorado Craft Beef, they get calves from their partner cow/calf producers and finish them before taking them to a partner harvest facility that does 1,500 per year, not 6,000 per day. Their prices have to be a little bit higher than other commercial beef. But they know where the calves have been since they were born.

In the ranching world, selling real estate is considered a cardinal sin because they don't make any more of that. Plus, you can't sell the business because the actual cattle company isn't worth anything. All of it has been plowed into hard assets, which is great. But at some point, you’ve got to be able to pay the bills. That's where some of this disconnect with agriculture comes from – you can be land-rich and cash-poor.

[18:05] What is a Triple Net Lease?

A triple net lease is a lease agreement where the tenant is responsible for the property taxes and property insurance. They are responsible for any repair and maintenance on the property and you're just getting the check. Depending on the agreement, you may be responsible for the structure, sometimes for the roofing or the parking space, but anything else is done by the tenants. In exchange, you’re usually getting a long-term lease.

As for Claude, he found that dialysis centers are the perfect market for this type of lease because first, they need space. Second, they don’t want to own property. Many dialysis centers are owned by retired nephrologists who are trying to get out of the business. As an investor, this is an opportunity for you to get a higher cap rate and get your passive income right from day one versus waiting for appreciation.
