Troy has been in the real estate industry for over 23years now. He knew that real estate was his way to freedom and generational wealth, but didn't know exactly how to achieve that right off the bat.
As a child, his punishment was painting the house. Ultimately, he became a very good painter, but knew that house flipping was NOT the way he was going to attack real estate.
After much thought, and learning what it was that banks did to make money, he decided to exactly what they do, buy and sell paper. It meant no painting, no fixing toilets, no chasing rents, etc.
Fast forward and he is now raising billions of dollars to buy up performing notes.
Troy walks us through why he chose to raise money from institutions rather than individuals as well as where he thinks the market is going!
Grab his book and visit his website to learn more about his company. You can even pitch your note to his company for purchase there!

Tucker has been in the real estate world in some form since he was 22 yrs old. He started out just as a good portion of us investors do, by wholesaling and rehabbing single family houses. But as the years progressed and his name, brand and capital raising skills improved, so did his companies projects.
2011 marked the year it all changed for him when he bought a house that had blue clay underneath, which in turn caused some serious foundation issues. Unfortunately, this is more of an issue for buyers in the Portland area, so they decided it was best to tear down and build new. This home eventually sold for over $600k, and since then, the builds have progressively gotten into the higher price brackets to today, where he currently has a $3.2MM home under construction.
Their design ultimately led to them bringing home the 2014 Best Designed House over 5,000sqft.
We speak briefly on his marketing structure and what he does. D4D(driving for dollars) became a core source of leads for the company as it provided a way for them to dial in the neighborhoods they wanted. From there they would mail, text, RVM(ringless voice mail) and target them online.
To make things easier on the D4D side, he, along with his team design an app, rightfully named, Driving For Dollars. The app allows you to "pin" a distressed house on a map while driving around. After your list is built it will export the owners name, mailing address, phone number and much more!

Selfishly, Chad caught my eye because he was always making FB posts about going snowboarding, dirt biking, mountain biking and everything else outdoors. Knowing he was into real estate investing, I had to have him on to learn more!
Chad and I talk in depth about how he got started in the real estate world, and how/why he chose apartments as his niche.
He expressed the importance of building systems and bringing in people to help with tasks that you don't need to be doing within your business.
Know your roll within the company and stay in your lane he says. Essentially, if you are good at marketing, do marketing. Don't take on accounting and acquisitions if you market well. Hire out. If you are a single family flipper, or apartment buyer, define your area, price range and stay there. Don't stretch your bandwidth too wide.

Based out of California, Michael and his wife, Olivia decided to take their future into their own hands and figure out a way to leave the 9-5 rat race.
After reading countless real estate books and finally jumping into the game, they grabbed a rental shortly after. Years went by as they acquire another handful before discovering the power of a 1031 exchange and mark appreciated properties!
A quick roll over of the money into more cash flowing assets, they discovered what I call the "snowball effect" where things began to compound and grow exponentially.
15years after taking the leap, Michael was able to "retire" from the corporate job and concentrate on his rentals full time.
After a couple days of bliss, he discovered there was now a void in his life that needed to be filled. Michael decided to fill this with writing his book "One Rental at a Time" to help others achieve their financial freedom!
Rehabs, financing, management, lead source, taxes, 1031 exchange and toxic relationships are all discussed!

Dave tells us why apartments have been his target and why being an out of state operator works for him.
We discuss what makes a long distance asset profitable and the systems/people he put in place to continue to cashflow amidst a troubled tenant base.
Seems we both have the "Squirrel Syndrome", so the topic quickly diverts to how the entrepreneur can declutter things in life to save on stress and nonsense. We discuss our methods of doing so at the basics, such as social media cleansing, email cleansing and inner circle cleansing.
Dave's dad had a 500 year plan to change not only his own life, but the lives around him for decades and centuries to come, which is how he has decided to run his own life. Check out his dads site, https://www.explore.klemmer.com/.
Hedge funds, apartments, vacationing, experiences, philanthropy, friends, family, love and happiness are all discussed.

Love the interviews where we talk a lot on mindset, as most entrepreneurs have many internal battles of "Am I doing it right?", "Am I growing, making progress?", "What is my why?".We discuss what it takes to grow in business and continue to run a successful, profitable business. We talk on how money is just a tool to leverage and buy back time, to live the life we were meant to live. Live is short, fragile and we only get one, so spend it doing the things you love, with the people you love.Find Carlos here: IG: https://bit.ly/2Bzh3m4FB: https://www.facebook.com/profile.php?id=1253197832
