Steve Resnick didn't get into the hospitality business to build a portfolio. He got into it because of a place, a family, and a memory he wanted to protect. When he and his wife Kim started vacationing in Ocean City, New Jersey, they weren't thinking about co-hosting or concierge services. They were just trying to hold onto something precious. That purpose became the foundation of Heavenly Rez, a hospitality-first property management company now managing 90 properties in one of the Jersey Shore's most competitive markets.

    In this episode, Steve shares:

    • Why he and Kim decided to stay hyper-focused on one market rather than expand, and how that discipline made them the best at what they do in Ocean City
    • The "mom test": the simple standard he applies before taking on any property
    • How he turned a teardown of a property into a flip, a profit, and a long-term co-hosting relationship with the buyer
    • The Heavenly Rez Hospitality Hub: a 5,800-square-foot operations center that powers a centralized linen service, color-coded bagging system, and three-point cleaning certification process
    • Why providing linens is genuinely a differentiator on the East Coast, and what it takes to do it at a level that feels like a hotel
    • The concierge store: pre-stocked fridges, bellhop service, daily beach caddy setup, private chefs, and golf cart rentals, all optional, all designed to take the vacation experience up a level
    • A midnight AC emergency that became a five-star story, and why 24/7 guest support with a sub-7-minute response time is non-negotiable
    • His framework for scaling: people, process, and technology, and why what worked at 10 properties completely breaks down at 90
    • Why perfection isn't achievable, but the pursuit of perfection always is

"Perfection is not achievable, but the pursuit of perfection is achievable."

If you've ever wondered what it really looks like to build operations that hold up at scale without losing the heart of hospitality, this one is for you.

Courtney Petrovich didn't set out to become a hospitality designer. She started with a long-term rental portfolio, made the leap to short-term rentals in 2024, fell in love with the design process, and never looked back. Today she's the founder of Denori Designs, a boutique design firm specializing in hospitality spaces, and she's bringing that same sense of place and personality to everything from beach houses in Cherry Grove to a 1950s mid-century modern hotel near the Grand Canyon.

    In this episode, Courtney shares:

    • Why she sold her long-term rentals, bought two STRs a block apart on Cherry Grove Beach, and let the design process spark an entirely new business
    • The concept of "sense of place" and why every detail in her properties, from local cookbooks to nautical rope-tying kits, is intentional
    • Why she treats guests like best friends in every message, and how that warmth consistently shows up in five-star reviews
    • Her data-driven case for design investment: she put $60,000 into a property already earning $120K and walked away with $254K the following year
    • The "red thread" principle: how a curated color palette and consistent aesthetic can transform a space without a massive budget
    • What she learned at Boutique Design New York about the new definition of luxury, and why experience has replaced expensive finishes
    • How designing a 50-key boutique hotel in Page, Arizona is teaching her that short-term rental culture is now flowing directly into independent hospitality
    • Why she's not ready to hand guest communications over to AI, and what it means to have heart behind your hosting

"I'll invest in design as soon as the house starts earning money. I hate to be the one to tell you, it's not going to start earning money until you invest in design."

If you've ever wondered how to stand out in a sea of gray listings, make guests feel something when they walk through the door, or build a business around a genuine love of hospitality, this one's for you.

But in this episode of the Global Hospitality Collective Podcast, Jodie Odland, Helen Levine, Rose Tipka, and Debbie Todd explore why true pet-friendly hospitality goes far beyond simply allowing dogs. From pet agreements and washable rugs to welcome kits and even “emails from the dog,” the panel shares how thoughtful systems and guest-focused details can create stronger loyalty, longer stays, and a real competitive edge in short-term rentals.More than a conversation about pets, this episode is about hospitality -understanding what matters emotionally to guests and designing experiences around it.

    In This Episode:
    • Why pet-friendly properties often outperform non-pet-friendly listings
    • Common mistakes hosts make when allowing pets
    • How to create pet rules without sounding aggressive
    • Why fenced yards and washable materials matter
    • The right way to structure pet fees
    • The marketing advantage of accepting large dogs and multiple pets
    • Why longer stays and relocation guests often travel with animals
    • Welcome kits, systems, and tools that improve the guest experience
    • Real cleaning and damage challenges hosts should prepare for
    • Why hospitality starts with emotional understanding, not just accommodations

    Key Takeaway:
The hosts who win long-term aren’t the ones trying to eliminate every risk. They’re the ones who understand what matters most to their guests and build thoughtful systems around it.

Pet-friendly hospitality isn’t about allowing animals. It’s about removing friction for people.

Amanda Look started with one converted long-term rental, a late listing, and a price she now laughs about. She turned it into Salt Air Properties, a 100 + Property STR management company in Bar Harbor, Maine. She built it from her basement while working full-time at a bank as a single mom, and she did it by doing things right from the very beginning.

    In this episode, Amanda shares:

    • Why being fully booked isn't always a win, and how she went from $229/night to $400-$500/night on her very first property
    • The 2am soup pot phone call that finally made her quit her banking career and go all in on Salt Air
    • How she hires only local staff who've actually hiked the trails and taken their kids to those beaches, and why it changes everything for guests
    • Her "polishing" program: the extra layer of staging, organization, and attention to detail that turns a clean house into a five-star experience
    • Why she created a paid winter leadership program to invest in her team during the off-season
    • What she learned from building in a silo, and why finding your people outside your own market is one of the best things you can do as a host

"Every time I broke my own rules, I regretted it. Now I have my list of things I will not deviate from, and that's just the way it is."

If you've ever questioned your pricing, struggled to set standards with homeowners, or just needed someone to say yes, you can build something real in a smaller market, this one is for you.

  • Episode 3 - Personalisation Without Overwhelm

Reviews aren’t just feedback. They’re leverage or liability depending on how you handle them.

In this episode of the Global Hospitality Collective Podcast, Jodie Odlin sits down with Helen Lavigne, Rose Tipka, and Debbie Todd to unpack the real role reviews play in building (or breaking) a short-term rental business.

What starts as a conversation about ratings quickly turns into something deeper: expectations, communication, guest psychology, and the fine line between service and being taken advantage of.

From “mouse infestations” that weren’t infestations… to one-star reviews over church bells… to guests demanding refunds for things clearly listed, this episode pulls back the curtain on what hosting actually looks like when things don’t go perfectly.

But more importantly, it shows how the best operators think differently.

They don’t chase perfection. They build systems. They communicate early. And they use every review, good or bad, as a tool to improve the business.

    In this episode, they share:

    • Why most hosts misunderstand how reviews actually impact their business and algorithm ranking

    • The hidden reason guests leave negative reviews (and how to prevent them before they happen)

    • Real stories of unreasonable guest expectations and how to handle them without losing control

    • How small operational systems (comment cards, messaging, QR codes) drive more and better reviews

    • Why responding emotionally to reviews is one of the biggest mistakes hosts make

    • The mindset shift that stops guests from “holding you hostage” with bad reviews

This episode isn’t about getting five stars.

It’s about building a business that you can handle when you don’t.

    Key Takeaway:

    Reviews don’t define your business.

How you respond to them, and build systems around them, does.

    Timestamps:

    02:40 – Love/hate relationship with reviews

20:00 – How to respond to negative reviews

    21:00 – The 12-hour rule for responses

23:00 – Getting more Google reviews (tactics)

29:00 – Handling major service failures

Joe Rohne and his wife Jen didn't come from a wealthy background — they came from a mindset. Since jumping into short-term rentals in 2022, they've built a standout co-hosting business on the Emerald Coast by doing things most hosts won't: full property redesigns, scroll-stopping design, and a level of hospitality that makes guests put their phones down and make memories.

    In this episode, Joe shares:

    • How co-hosting became the engine that funds their property acquisitions and why quality always beats quantity
    • The "pumpkin plan" in action: how dropping four underperforming properties and adding four quality ones nearly doubled their gross revenue
    • Why he keeps his real estate, co-hosting, and design businesses completely separate and how that integrity sets him apart
    • The personal hospitality touches (think: handwritten notes, welcome videos, and a Walmart pots-and-pans run) that turn rocky check-ins into five-star reviews
    • What a chance encounter on a plane reminded him about who is really staying in our properties and why that changes everything

"We forget we're in the hospitality business sometimes. At the end of the day, we're just trying to create great guest experiences."

If you've ever wondered what it looks like to build a co-hosting business with real standards, real heart, and real results, this one's for you.

Most people get into short-term rentals thinking it’s about listings, pricing, and automation.

    It’s not.

In this first episode of the Global Hospitality Collective Podcast, Jodie Odlin sits down with Helen Levine, Rose Tipka, and Debbie Todd to break down what hosting actually looks like behind the scenes and why most people are playing the game wrong.

None of them started with a blueprint. They came from different worlds - education, healthcare, entrepreneurship but landed in the same place: building businesses rooted in service, creativity, and intention. What started as side hustles quickly turned into something deeper… and harder than expected.

    In this episode, they share:

    • Why chasing scale without purpose is the fastest way to burn out

    • How turning properties into experiences unlocked entirely new revenue streams (events, weddings, retreats)

    • The real challenges no one talks about and why hosting isn’t as “passive” as it’s sold online
