      EPISODE HIGHLIGHTS

      • Introduction [00:00 – 01:00]
      • Different Types of Rent Security [01:00 – 11:30]
      • Referencing Options [11:30 – 16:10]
      • KEY TAKEAWAYS

        1. The legislation changed in June 2018 which meant that agents can only take certain payments from the customer; a rent deposit equal to 5 weeks rent, a holding deposit that must be returned or deducted from the security deposit on move in, arrears fees and rental payments.
        2. Deposits must be deposited with a Government approved deposit holding scheme. It is illegal not to register the deposit with one of the approved schemes and it must be done within 30 days of the tenancy start date.
        3. Deposits can be held under an assured scheme (money is not in your bank account) or on an insured basis (money is held in your business client account)
        4. An alternative to deposits are Rent Guarantee Insurance (RGI) which is an insurance product based on the customer credit rating and their affordability to pay.
        5. RGI, depending on your policy, will cover rental arrears, damage and legal costs if you need to evict your customer. Policy cover varies but is normally between £25,000 and £50,000 cover per room.
        6. RGI policies are normally on a 12 month term which means that if your original customer stays in the room for 6 months and the second customer is in the room for the second 6 months, providing the second customer passes affordability and credit reference you don’t need to pay the policy premium again.
        7. If you take a deposit, then it must be returned at the end of the tenancy agreement. (more on that on a latter episode).

          • How to Manage Rent Arrears during Corona | COVID-19 Edition | The HMO Experience Bitesize LIVE

In this emergency live episode, your podcast Host Matt Harris of MiRentCo London talks with Jamie Madill of Jamie Madill Property and Steve Mitchell from The HMO Company about all things related to the current COVID19 virus and what you could consider doing to manage your rent arrears situation.

            KEY TAKEAWAYS

            1. Make sure you understand what your customers financial situations are. Hopefully this would have been an indication as to who might be struggling to make their rent payment and who can afford to make the full payment.
            2. Ensure your customers rent statements are up to date and you know the current balance on each of your customers rent accounts. If you have customers with existing arrears you need to have a planned repayment agreement in place
            3. Ensure you have open communications with your customers. WhatsApp is a great channel to use with your customers as you can see when they received and read the message. Do not discuss personal finance circumstances in group message boards.
            4. If the customer is struggling, then you need to undertake a negotiation as to what is feasible. This will depend on the customers employment status. Either way if no agreement can be made then you will need to do an income and expense analysis.
            5. If payment has not been received by day 7 then formal rent demands may be sent out and follow up sent on day 14, day 21 and day 28. At this point the customer is two months in arrears and subject to notice to leave under normal circumstances. Please do not harass your customers.
            6. Under the current circumstances the notice to leave period has been extended to 3 months. Whilst court proceedings can not be progressed, you can make preparations to file whilst we are on lock down.
            7. Non-payment of rent will have an impact on your business cash flow to ensure you are amending your cash flow forecast when you get new pieces of information.
            8. Whilst we do not want to ask our customers to leave at this time, it is down to us as landlords and agents to be mindful of people’s circumstances.

            10. How to Finance Your Business Through Corona! | COVID-19 Edition | The HMO Experience Bitesize LIVE

In this emergency live episode, your podcast host Matt Harris of MiRentCo London talks with Jamie Madill of Jamie Madill Property and Steve Mitchell from The HMO Company about all things related to the current COVID19 virus and what you could consider doing to finance your Rent2Rent business through the current climate.

              KEY TAKEAWAYS

              1. If you have retained profit use this first as it is your cheapest form of funding.
              2. If you don’t have retained profit are you in a position to capitalise your business through a director’s loan to the business. They can be low interest or interest free and you don’t get taxed on it when you pay back the loan
              3. If you can’t do a director’s loan can you approach your bank and organise an overdraft facility? The bank may charge you for the service, but it is a cost-effective way of funding working capital shortages
              4. If you cannot get an overdraft can you go to third party investors (friends & family) about offering you a low interest rate loan? But only do this if you believe you have a viable business. If you can see your business failing, then please do not take other people’s money and throw good money after bad. Ensure your loan agreement is drawn up with the appropriate documentation
              5. If you can’t get JV investor loans would they prefer an equity stake in your business. You will need the advice of a great lawyer and account though and may take time to organise.
              6. HUGE FINANCIAL HEALTH WARNING: Can you utilise ZERO PERCENT purchase or balance transfer credit cards to help spread the costs over the next few months. Rather than using cash in your business what credit lines could you have access to. Check out Money Supermarket for the best deals. BUT remember to provision the minimum monthly payments because of you miss a payment, the zero percent feature is withdrawn, and you will be subject to full interest costs. Use this option with the full knowledge that this could affect your credit score if you fail to maintain your monthly payments.
              7. Can you defer any costs taxes due that your business has to pay. If you have employees can you defer the PAYE payments. If you’re about to start making council tax payments can you defer for two months? Could you take a mortgage holiday to defer mortgage payments to help ease cash flow squeezes?
              8. What grants (you don’t typically have to pay these back) or loans (you do have to pay these back) are available to you either via a Government COVID19 initiative or from your bank or from local councils/enterprise hubs. The Governments Business Interruption Loan (pay back) Scheme is available for businesses that meet its minimum criteria.
              9. DO NOT TOUCH DEPOSITS of your customers. It is not your businesses money. Its. Breaking the law.

In this first live episode of The HMO Experience Bitesize COVID-19 Edition, your podcast Host Matt Harris chats to Jamie Madill of Jamie Madill Property and Steve Mitchell from The HMO Company about all things related to the current COVID19 virus and what you should do if one of your housemates, customers, tenants contracts COVID19!

                    KEY TAKEAWAYS

                    1. Be familiar with the current Government guidelines to help protect us against infection. Observe social distancing riles, frequent handwashes, if you suspect you have symptoms of COVID19; fever, persistent dry cough, flu like symptoms, then ask your customer to notify you IMMEDIATELY.
                    2. If you get notification from a customer that they suspect infection, inform the other house mates IMMEDIATELY so they have a chance to self-isolate or remove themselves from the property and stay at alternative locations.
                    3. Should you customers stay in the property then they should confirm to you IMMEDIATELY that they are self-isolating for 14 days to ensure no infection has been contracted

                    7. Ensure the house hygiene regime is reinforced to house mates. This includes wiping down surfaces, cleaning communal areas and being mindful to others whilst living in close proximity
                    8. Provide resources where you can, for example stock of cleaning materials to ensure that the house is kept in a decent state.

Then we will go to YouCanBook.me, we will put those details on to our viewing page where we can pick a time, pick a time spot and once you’ve included the prospect & name, mobile number, email address and the property address, you press send. They then get a calendar invite which goes direct into their calendar.
                          2. So clean, tidy, hoover it, make sure the kitchens been tidied too, have a quick wipe down, do some room spray. It’s all about painting the picture of trying to get your customers to maybe envision themselves living there.
                          3. I think the key things that the elements which I feel people have responded to the most when I’ve been carrying out views is the WhatsApp group. They like the fact that the house will get checked regularly so that there’s a better instance of us picking something up before they have to tell us about something. So we’re then seen to be proactive in getting things sorted out.

                            • What You Can Do If Your Housemates Can't Pay Rent? | COVID-19 Edition | The HMO Experience LIVE

In this emergency live episode, your podcast host Matt Harris of MiRentCo London chats with Jamie Madill from Jamie Madill Property and Steve Mitchell from The HMO Company about all things related to the current COVID19 virus and what are the potential impacts of customers/housemates/tenants not paying rent.

                              KEY TAKEAWAYS

                              1. Understand Your Customers Employment situation: Depending on whether your customers are PAYE, Self-Employed or Students you need to understand what support is in place for them to be able to continue to make rent payments
                              2. Communicate: Ensure you keep updated if your customers circumstances change over the coming weeks and months so you can factor into your business cashflow projections to see how your business may be impacted
                              3. Put Everything in Writing: Should you need to extend credit to your customers make sure you have a formal written agreement that documents what the current outstanding balance is and when it will be paid back. Make sure the customer signs the document
                              4. Sick Leave: If your customer can’t pay due to being on sick leave, then get some form of written proof that they are on sick leave either in the form of a doctors note or a confirmation email from their employer and work out a rent payment plan with them.
                              5. Short Term Cashflow Challenges: If your business is subject to a short term cash flow squeeze look at Government schemes that provide short term financing but understand how this will impact your businesses finances in terms or repayment.
