Imagine you're working with a client that just started a new job and are unsure how that might affect the purchase price of properties you want to show – where do you go to get the best answer to support you and your client?
Or maybe you're preparing for a listing appointment at a condominium and need support in understanding how a condo questionnaire form can help you market the property – how are you currently getting answers to these important questions in a timely manner?
Having accurate and timely answers to these questions can be crucial for separating the great agents from the herd. But with agent and lender schedules being as hectic as they are, sometimes getting the response you need can take longer than you want; so I asked myself, "how can I fill this gap and provide agents with a resource that can provide them with factual answers in a timely manner?"
Last week I designed a solution to do just that and began testing it with some of my realtor partners. Based on the habits of these agents, I found that the best way to stay in contact quickly was through social media – particularly Facebook. So I created a closed Facebook group called Live Chat: Your Mortgage Questions Answered Fast. In this group, agents can ask any and all mortgage questions related to residential real estate transactions. I will monitor this forum during my normal business hours, which is 7 days a week from 8:00am – 9:00pm, and provide factual answers to these questions quickly.
Now I know you may be asking – "What's the catch? Do I have to currently be referring you business to access this group?" or "Will I immediately be solicited to do business with you if I start posting questions?"
I want to be a resource, but equally want to be respectful to the individual needs of all members, and designed my three commitments to all who utilize this free service:
- Under no circumstances will any member of this group be solicited for business through this page – this page is designed strictly as an additional source of value to any and all real estate agents who wish to use it;
- All questions will be treated equally – response times are not based on whether or not I'm involved in the transaction, or if we have any active professional relationship;
- I will respond to every question in a timely manner, and provide answers rooted solely in fact rather than myth, rumor or hearsay.
We have been actively testing this page with a number of agents who have immediately found value in it.
