More and more families are buying a townhome as their primary residence and we wanted to do this episode going over the many benefits of living in a townhouse as well as address some of the perceived negatives and offer a rebuttal on those. 

A townhouse is a one-family home that shares walls with the other homes next to it. A townhouse block usually consists of 3 to 5 two story homes, though single story homes do exist and those are often referred to as villas. The homeowner typically owns the house (both interior and exterior) as well as the small yard and driveway areas.

Today we have a quick status update on Florida's real estate market with real sales data from July 2020 as reported by the Florida Realtors Association.  Join us for a quick discussion in this bonus episode.  

In the month of July, Florida had more sales, higher median prices, more new pending sales, and more new listings year-over-year.  

Single-family sales are up 11.7%; condo sales are up 6.5% – “the 1st year-over-year increase in this category since March,” says Florida Realtors Chief Economist Dr. Brad O’Connor.

So Florida’s housing market has continued its positive growth in July.  Single-family existing homes sales rose almost 12% compared to July 2019, “the best monthly performance for this property type since January’s nearly 18% increase,” says Dr. O’Connor.  Pending sales of single family homes are also way up, a  21.7% increase compared to last July. 

Looking at the condo segment, July’s existing condo-townhouse closed sales are up year-over-year for July as well, and new pending sales condo or townhouse sales increased 19% compared to July 2019.

This continued growth is showing the amazing resilience of Florida’s real estate market and a great sign for anyone considering a move to Florida.  

The median sales price for single family homes, townhouses, and condos all rose in July just as they have been for many many months even through this pandemic.  

The statewide median sales price for a single family home was $295,000, that is an increase of 10% from last July, while the median price for the condo-townhouse category was $210,000, that’s an increase of 11.7% over last July.   

You might also be wondering about mortgage rates:  the interest rate for a 30-year fixed-rate mortgage averaged 3.02% in July 2020, that is down from the 3.77% average rate last July according to Freddie Mac.

Today we have a quick status update on Florida's real estate market with real sales data from June 2020 as reported by the Florida Realtors Association.  Join us for a quick discussion in this bonus episode.  

June 2020’s numbers point largely towards recovery! Just as before we are going to be looking at statewide closed sales figures for the entire month of June.  We will look at two different market segments: single family homes & condo/townhouses. 

In the single family home segment we have returned to a year over year increase in closed sales, though it is by a small margin, just 1.3%.   Remember in the previous 2 months sales were down year over year: 21 percent in April and 36 percent in May.  We should continue to see numbers grow in the coming months as new pending sales are up 23 percent year of year in June!  Now, there are several factors going into this huge increase and we’ve both been very busy in the world of real estate.  Some of the factors causing this huge increase in demand:

• Pent up demand from people who planned to make a move in March, April, or MayAll of the people who normally move in the summer months
• People who realized they need a backyard or more space as they’re now spending much more time at home
• People who’s jobs have now moved to work from home and they can now move to Florida!Mortgage rates are as low as we’ve ever seen them, and forecasted to stay the same for some time to come

Looking at the condo/townhouse segment sales are still down though they have improved.  Closed sales were down around 11 percent year over year in June but this is a big improvement over May’s 50 percent decrease.  There is some really positive news in this segment as well, with a nearly 20 percent increase in new pending sales in the segment vs June of 2019. 

Throughout this crisis we have seen Florida home values remain stable, as a matter of fact we have even seen values continue to rise.  The median sale price for a single family home sold in Florida in June was $282,000 which represents a 4.4 percentage increase from last year.  On the condo/townhouse segment the median price was up 7.7% to $210,000!
