Increased demand along with continuing inventory shortages are leading to a continued increase in home values.  
I feel like we are getting a little bit repetitive here but in October we had more closed sales, more new pending sales, higher median prices, and more new listings compared to October 2019, according to Florida Realtors® latest housing data.

Florida’s September numbers are in and in the first 9 months of 2020 there have been more sales than in the same time frame of 2019.   

Additionally, we are continuing to see a rise in the median sale price which already hit a record high of $300,000 in August 2020.  

According to Florida Realtors’ Association data we have seen a year over year rise in not just sales and median price but also new contracts and new listings. 

Single-family home sales are up 22% vs September 2019

Condo & Townhouse sales are up 25.3%. 

The median sales price for both categories rose for the 105th consecutive month with single family homes coming in just over $300,000 (a 13.2% increase vs last year).  

Something I think we haven’t noted before is that this median sale price is for Existing homes, so new construction, which tends to be above this price in most places, is not included in this figure.  

For the condo/townhouse segment, the median value was $217,500 which is up 12.7% vs September 2019.

FLORIDA REALTORS CHIEF ECONOMIST DR. BRAD O’CONNOR:

“GIVEN ALL THAT’S OCCURRED THIS YEAR, IT’S HARD TO BELIEVE WE’RE ALREADY IN POSITIVE TERRITORY AGAIN, BUT HERE WE ARE, AND ALL INDICATIONS ARE THAT WE WILL CONTINUE TO SEE STRONG SALES THIS FALL AS MORTGAGE INTEREST RATES WILL ALMOST CERTAINLY REMAIN AT OR NEAR RECORD LOWS. NEW PENDING SALES OF SINGLE-FAMILY HOMES WERE VERY STRONG IN SEPTEMBER, RISING BY 31.4% YEAR-OVER-YEAR, WHILE NEW PENDING SALES OF CONDOS AND TOWNHOUSES WERE UP A DRAMATIC 43%.”

Dr O’Connor also noted: 

“BUILDER CONFIDENCE, AS MEASURED BY THE NATIONAL ASSOCIATION OF HOME BUILDERS/WELLS FARGO HOUSING MARKET INDEX, HIT AN ALL-TIME HIGH IN SEPTEMBER,” 

Across Florida, new listings are up year over year, however, supply is still tight due to the increased sales.  As of September 2020 we have about 2.2 months of supply in the single family home category and 5.1 months’ supply in the condo/townhouse segment. 

A quick note on interest rates as well, 30 year fixed rates were 2.89% on average in Septemer which is more than half a point lower than they were last year.

Big News!

Single family home sales were up 9% in August 2020 vs last year.  In the higher price range sales are up even more!  Single family homes selling for 1 million dollars are more were up 82 percent year over year and in the 600k to 1 millions range sales were up 72 percent.  Conversely, sales under $250,000 were down year of year.  

There are a couple of factors at play here - one of them is definitely the price appreciation we have seen in Florida.  It is also true that we have many people moving to Florida from higher tax states that have a high cost of living and high priced housing markets.  To these people it’s maybe normal to spend more than $600,000 on a home and in most areas you can get a really really nice home for that kind of money.  

The median sales price in Florida hit $300,000 in August which is a 13 percent increase from last August and the first time the median price has ever hit 300k. 

A quick note on inventory of single family homes, statewide inventory was down 35.5% from August 2020. 

Sales of condos and townhouses are also up in August, showing a 10 percent year-over-year increase.  Just like single family homes, it was the higher price points that saw the biggest increases.  

Condos and townhouse sales of a million dollars or more increased by 63.5% from last August, and sales in the 600k to a million-dollar range rose by over 71%! Similar to single family homes, sales under $150,000 dollars were also down year-over-year in the condo and townhouse segment.  Again I would say this is the same reasons we mentioned before.  

Condo and townhouse inventory is looking better  than the single-family market.  At the end of August, it was down 5.6 percent compared to last August. That puts it at a little over 5 months supply of inventory, which is a pretty balanced market vs the 2.5 months of supply in the single-family market. 

New listings were up compared to last August in both property types, an increase of 2 percent in the single-family category and 15 percent in the condo and townhouse category, but it just hasn't been enough to get our inventory levels to positive growth levels.  Basically, more homes are selling than new listings!  

Looking at condos and townhouses median sale price, the numbers are showing a big jump compared to last August, they are up by 14.5% to $217,500.
