  • South Florida Communities and Million Dollar Homes - Ft Lauderdale & Boca Raton

    Join us as we speak with Realtors Gina Gil of Boca Raton and Brent McCulley of Ft Lauderdale as we discuss the different communities in and around their areas as well as what type of home you can get with budgets under and over $1,000,000.  

    As we continue our million dollar series, this week we are traveling to South Florida and exploring what's going on there.

    We had the privilege of speaking to Gina Gil, a Realtor® based in the Boca Raton area, who gave us insight on what some houses look like down there in the 1-1.5 million dollar range. She starts off by reminding us all the market is a little crazy right now, but for that price point you could get a nice Condo by the water and have pretty decent luck finding that. You can't go wrong with a beautiful view of the Atlantic Ocean. She mentions how there has been an abundance of newer and more expensive homes thrown in there, but for the price point we are looking at there are some beautiful older homes, looking at a 3 bed/2 bath or a 2 bed/2 bath, and a little more inland rather than directly on the coast. These homes are typically being renovated to be larger and match the construction thats changing around them. 

    Although a new build would seem to be a nice route to go to get the exact type of house you're looking for, the land in Boca Raton isn't as abundant as we see here in central Florida, so it's a race for buyers in Boca Raton to find a house that fits all the check marks.

    Moving back to Condos, there are some pros and cons to each area and the amenities provided. A higher HOA may mean better amenities and luxuries and a lower HOA may result in not having an in unit washer/dryer. 

    We know a lot of people who come into Florida tend to rent for their first year or two to see where they want to get settled or even have people who simply come for some seasons. In Boca Raton there options for stunning, luxury rentals that are high price points but extremely beautiful.

    Secondly we had the pleasure of speaking to Realtor® Brent McCulley who is based a little more South in Fort Lauderdale. We head in to see what can a million dollars get you in this part of Florida! McCulley brings our attention to Oakland Park and the new buildings and homes coming. He first speaks about a recently renovated 2 bedroom/ 2 bath, 15 minutes from the beach, backyard pool home for $900,000 so just under that one million dollar mark! 

    McCulley dives into the beautiful city of Wilton Manners that he believes is also a great place to reside to get that South Florida feel. Here he closed on two 3 bedroom/ 2 bathroom homes with pools ranging from $730,000- $830,000. Reassuring there are amazing options for that million dollar budget.

    Aury Rosario moved from NYC in 2016 after considering the move for over 3 years!   She joins us on the podcast today to talk all about what life is like in Jacksonville Florida.  One of the big drivers for her move was a safer place to raise her son and she has found Jacksonville AKA Jax to be very family friendly. 

    Join us as she discusses different parts of Jacksonville which is one of the largest cities in the United States by landmass.   We also discussed how Jacksonville is more affordable than many other parts of Florida, how the city is gentrifying, infrastructure growth, the best beaches in Jacksonville, and the price point of homes in Jacksonville.  The Oldest Town in America, St Augustine Florida also came up in conversation as it is just 30 minutes south of Jacksonville. 

    Towards the end of the recording we also dove into our new million dollar segment to discuss what a million dollar plus budget gets you in Jacksonville.

  • What does a $1 million dollar budget get you when you move to Florida? Central Florida Edition

    Lately there has been an increase in people moving to Florida with a budget of one million $ + and  we wanted to take the opportunity to address what kind of home this budget gets you when you move to Florida.  There are many luxury homes in Florida for $1 mil+ ranging into the 5 million plus and even homes 10, 15, and 20 million plus.  For this episode we are sticking to homes around one million up to around $1.5 million dollars. 

    The first thing that's important to note is that we have seen an increase in cash buyers amongst million dollar plus home purchases.  It looks to be around 60% of homes that sold for $1 million plus sold in cash. 

    As far as the homes themselves, a common theme is that the homes over $1 million tend to be a bit larger with most of them coming in over 3,000 square feet and many of them even over 4,000 or 5,000 square feet.  One exception we note to this is waterfront homes.  Lakefront homes are common in the Orlando area with many of those homes being built in the 1960s to 80s.  These homes tend to be a bit smaller, often only around 2,000 square feet but can still command a one million dollar plus price tag especially if they're renovated. 

    Another commonality we see is larger lots, especially among the estate style homes.  Lot size does tend to decrease as you get closer to city centers, especially in HOA communities.  In Orange County FL, homes over one million dollars especially in the $1.4 and $1.5 million range will almost always have a pool often with a water view as well. 

    Million dollar condo's aren't as common in the Orlando area but there are a select few in high rises in downtown Orlando.  Million dollar plus condos are much more common in the coastal areas of Florida and we will be covering those in future episodes. 
    We also discussed several specific properties in this episode which are actively on market so be sure to listen in to get some details on those properties.  During that discussion, several terms came up which might be unique to Florida homes and/or million dollar plus homes such as pool bath, tandem garage, wet bar, etc. 

    First, we discussed Mohit's new Winter Garden listing coming in at $1,400,000. 
    Up next was this nearly 5,000 square feet 5 bedroom pool house on 1 acre in Orlando proper.  This home has double front doors, 14' ceilings, an open floorplan, formal living room, formal dining room, large office,  upper and lower cabinet lighting, many rooms with built-in shelving, a fireplace, coffered ceilings, and many more luxury features.

    From there we went to this 1970s built beautiful Windermere home.  This home says retro from the front but features many beautiful live oaks in the front yard.  The interior has been totally renovated in a farm

  • Living in Orange County FL vs Orange County CA

    Rachel Williams was born and raised in Orange County, California and has been a resident of Orange County, Florida for the last year and a half.  She joins us today to discuss some similarities and differences of living in each Orange County.  

    Rachel grew up in southern California and in October 2020 made her way over to Florida. For her year and a half of living here she has noticed plenty that resembles her West coast living and plenty that doesn't. While living in California, Rachel noticed a lack of community, "you didn't really get to know your neighbors" and there were no such things as community food truck nights where she grew up. That all changed in Florida.

    Rachel mentioned that living through the pandemic put things into perspective and how she really wanted a change of pace. From there, Florida felt like the perfect fit that would give her a change of scene but also not feel too unlike home. The biggest similarity? Of course the major theme parks. Living twenty minutes from Disneyland to living 25 minutes from Disney World felt like a no brainer. Also from going to one suburban city to another right outside a major city (Los Angeles/Orlando) felt comforting. The aspect of having the city to explore by choice but not being disturbed by the hustle and bustle of it 24/7. Rachel mentions the beauty that Florida has to offer, how back in California she was use the seeing concrete sidewalks everywhere. 

    One thing that made Rachel question if she would be comfortable in Florida was weather. Would the humidity be too bad? Would the rain make life difficult? The answer? Not at all. 

    Now to the nitty gritty, housing in California vs Florida. Her personal hands on experiences compared apartments she rented in both states and how here there is opportunity to move out on your own as a young adult, where as in California the prices have skyrocketed so high that even a one bedroom apartment is extremely out of budget for someone working minimum wage at a part-time job. 

    When it comes to houses, Rachel states how every house she lived in in California were million dollar homes, except there was nothing spectacular about them. They were anywhere from 4-6 bedroom homes that she sees here for half the price or less. However the Florida trends are starting to match California trends. With populations growing in Florida it would not be shocking to see regular houses here, like in California, reaching those million dollar prices.

  • 5 things to consider when purchasing a new construction home in Florida

    We’ve got a 💯% awesome episode for you today!  

    Five important things to keep in mind when you’re considering purchasing a new construction home!  

    We’ve noticed that 💯% of the people who have contacted us for help with their move to Florida have ended up purchasing a new construction home.  

    1.) The model home is far from the base model pricing they show you.  The model will have all of the upgrades plus beautiful staging, and frequently even upgrades that aren’t even available from the builder or in the design center.  Listen to the podcast for another bonus tip we mentioned on this.

    2.) Make sure you look at all of your financing options, not just the builders lender to get the closing cost credit.  It may be worth while if the builder is offering a LARGE closing cost credit but you’re probably not getting the best rate.  Make sure to listen to the episode to hear the best tip on getting the best rate possible!

    3.) It’s important to make sure all of your questions are answered before you sign on the dotted line.  This one speaks for itself.  If you’re not comfortable with the deal and know exactly what you’re getting into, then you shouldn’t impulsively sign the contract.  The people in the model homes and sales offices are trained salespeople who aren’t afraid to apply some pressure to get a deal done.  Which leads us too...

    4.) The people working in the sales offices for the builder represent the builder, hence they don’t represent your best interests.  Worse, if you walk into the model or sales office without an agent then the builder will not allow you to have your own representation unless you pay their commission.  Bringing your own agent/representive in from the start will make sure your agent gets paid by the builder and someone who is knowledgeable in this field is in your corner.

    5.) Your timeline might affect your options.  If you have 8-12 months to wait for a home to be built, then there are plenty of options available.  If you need something in the next 30-60 days, that’s going to be a bit tougher to find.  ALSO, building materials such as trusses, windows, flooring, and more are in short supply and cause either delays and/or having to select a different option on your build.
