Recently I came across some journals I kept in 2017 and 2018, when I first discovered note investing, began learning, and then started doing deals. Some of the advice was spot on, and some was total garbage. Now that I have 100+ note deals under my belt I take a look back at the good, the bad, and the ugly of my initial learnings in note investing.

This week DJ joins to talk about a unique subject in note investing: foreclosure from the perspective of the borrower, and advice to borrowers on what they should do and what they shouldn't when facing foreclosure.
Facing foreclosure has to be a daunting experience, to say the least. It's stressful, and emotional, and with your primary residence on the line the stakes are high. DJ takes us through how to manage these situations, which he also covers in his new book, The Foreclosure Fix: 12 Proven Steps to Beat the Bank, Escape Foreclosure, and Turn Your Property into a Profitable Asset. Crystal and Rick Rumer from Secured Land Notes have a lengthy and diverse background in real estate investing. They joined me to discuss how they transitioned from doing fix and flips to investing in and creating land notes. We also covered a range of other topics including a shelter they set up in Alaska for sex trafficking victims, and how investing in real estate and notes helps them set up a solid retirement for themselves and a legacy for their heirs. They also discussed some unique ways to improve the economics of multi-family deals by providing alternative sources of electrical power to tenets.
