The bank was established in 1868. With a value-based approach to running the bank, the leadership has been able to weather the Great Depression and the Great Recession. They offer their customers a full range of banking, investment and insurance products to help them better manage their money, grow their wealth and protect their assets.     I got the opportunity to meet Demont virtually through another Architect friend of mine and was told that he would be a great guest to have on the show. He did not disappoint! It’s not very often that you get to talk to a real estate developer during their first deal and that is exactly what we were able to do on this show. Demont is working through his first deal, a ground-up, single-family home in south Dallas. I’m honored to get to share his story with all of you.
    Demont is the CEO and President of Urban Nest Development in Dallas, Texas. He currently works as an architect full-time while doing architecture and real-estate development part time as well. His foray into architecture started at age 16 when he got his first internship with a local architecture firm in Dallas. Since then, he has hustled his way to a full-time position in an architectural firm and his first development project which has become the genesis of Urban Nest Development.
    Urban Nest Development started in 2019 when Founder Demont Campbell began to see an alarming lack of affordable housing options in Dallas. He then began to research how he could get involved with other local developers and community leaders. Together with his Grandfather, Dennis Ellis, they began to acquire vacant lots in Dallas, TX. With Demont's background in architecture they were able to design open concept floors plans, that are affordable and adaptive
    In this episode, we are going to discuss how Demont got started in real estate development, certain hurdles he has faced when developing his first property, and advice that he would give others that are looking to get into real estate development.

Since forming Rastegar Property Company in 2015, his firm has successfully developed, redeveloped, and repositioned over 4.9M square feet with properties in 12 states and 34 US cities. 
    Ari has earned a reputation as a thought leader in real estate with his pioneering, investment strategies. He specializes in recession-resilient real assets and multifamily developments, building portfolios designed to lower risk and boost capital appreciation potential.     His firm is embarking on its first ground-up development project in Dallas and it’s not a small one by any stretch of the imagination. The development consists of a large up-scale multifamily tower located on 0.45 acres near Victory Park in downtown Dallas. The architecture on this tower is truly spectacular, boasting the largest “living wall” in North America.     I’m extremely excited about our guest today! Ben Stevens not only works as a project manager for a real estate development firm, but he also wrote his own book “The Birth of a Building”, as well as maintains an online interview series called the Skyline Forum. His story is truly fascinating.
    He spent his 20’s in the non-profit world in Europe. During his time there, he made friends with several architects. He became engrossed in the theories and ideologies that these architects possessed as it related to not only buildings, but City Planning and the built environment. One of them suggested he consider doing so as a “real estate developer,” and he decided to dive in. Ever since then, he has pursued his role with development with vigor, but still maintains his passions for related disciplines such as architecture and urban planning.
    Late last year, he published his book “The Birth of a Building”. Which has quickly become one of my favorites on the topics of real estate and construction. He does a great job in discussing the creation of a building from conception to delivery in an easy to follow dialogue. His goal was to pull back the veil on the various processes that are required from all the disciplines involved to construct a building. I have provided a link below for those interested!
    In this episode, we are going to discuss the psychology behind making tough decisions in development, a brief understanding of the complexities included in the real estate development process, and also how to wrap your mind around modeling a pro forma for real estate development projects.     I’m pumped about our guest today! Scott is the founder and manager of the Market Urbanism Report. Market Urbanism Report is a media company whose sole goal is to advance this Market Urbanism idea, so that it becomes better known by the public and potentially utilized within cities.  Along with founding and managing Market Urbanism Report, he writes columns for Forbes, the Independent Institute, and HousingOnline.com, and gives regular speeches and media interviews.
    While recently completing a 3-year cross-country trip to study urban issues in the US, he became fascinated with the various issues that seemed to hinder prosperity in the various urban environments he visited. During this trip, he started what is now the Market Urbanism Report to broadcast the idea of Market Urbanism to others. As mentioned previously, the goal is to advance the idea of Market Urbanism in the hopes that it would produce cheaper housing, faster transport, improved public services and better quality of life

She is a Certified Floodplain Manager (CFM) and with that has helped her to become the Floodplain Manager for the City. Before working at the City, Kelli worked with a coastal engineering firm handling the various permitting needs of their clients.The City she works for, Marco Island is a barrier island in the Gulf of Mexico off Southwest Florida. It’s linked to the mainland by bridges south of the City of Naples. As Floodplain Coordinator, she administers the FEMA regulations & local building code. She also handles plan reviews within the special flood hazard zone areas. On top of all of that, she has become a resource of knowledge on flooding for the citizens of Marco Island along with her Twitter followers that she lovingly refers to as her “floodies”.In this episode, we are going to discuss the various terminology & jargon involved with FEMA Flood Hazard Zones, ways to mitigate risks against potential flooding, and loads of advice for someone looking to develop within a special flood hazard zone.
