Join Campbell Venning on this webinar where he focuses on NZ as a whole and what the property market will look like across various regions when we come out of Covid-19. He talks about on what you should avoid and where it's still safe to invest in order to achieve both capital growth and cash flow.
He’ll also dive into how we're set up to continue trading under the new level 3 rules and why it's so important to use the right broker who will carefully analyse your situation in order to manage your risk and put you in the best possible position for your next purchase. Finance can seem like a minor detail, but believe me, it's one of the most important steps. This episode also includes;

Property investment specialist, author, financial advisor and property investor; Lisa Dudson catches up with Niqui Keen who she has known with for 12 years to discuss the impact of Covid-19 on getting tenants with the restrictions in place and what the difference is between level 4 and level 3 for investors and tenants, the changes in rules around rental arrears, the impact on moving services, cleaning services and tenant exits.
Lisa talks about the real cost of mortgage holidays – which are not really holidays at all when you weigh up the additional interest cost on deferred payments. Niqui discusses the cooperation that’s happening at the coal face with landlords and tenants negotiating rental discounts and/or repayment plans to help each other get through a challenging time.
Niqui talks about how they are handling property viewings and pre-screening of applicants under level 3 to manage the placement of new tenancies despite the limitations. This episode is packed with extra tips on tax incentives available for the next 12 months and multiple strategies for getting your property rented in tougher times.

Campbell catches up with Property Investor and founder of Max Property Management - Rachael Hurford. Racheal is on the ground in Christchurch managing hundreds of properties for clients of The Property Factory and no one is closer to the tenant demand coalface than Rachael.
Racheal shares insights on the inner city demand she is seeing for townhouses and apartments especially in 1-bedroom properties and how demand is driven by professionals aged 25-40 who work in the CBD, not migrants and students. Rachael talks about the growing demand and waiting list of tenants wanting to rent 350 Colombo St and what makes it popular, where she expects rents to rise to once the project is tenanted and how returning expats are helping drive demand in a vibrant CBD that boasts 7,000 residents now and forecast to rise to 20,000. Racheal shares the reality of “cold old dwellings” and the difference of $200-$300+ per month in power bills from heating them.

Campbell takes up the topic with Ammon on the importance of specialist property investment lending and the differences from traditional brokers. Over the past 20 years Ammon has been a property investor, property coach and mortgage broker specialising in property investment. Ammon has worked with hundreds of investors and helped them build portfolios from the ground up based on solid fundamentals.
Ammon does a comparison between today and the post-GFC era, when he was working for one of the big banks in 2009, tasked with hitting monthly lending targets, to meet profit targets and shareholder expectations. “Today is no different” says Ammon with banks actively looking to lend to good quality clients on the right type of properties and numbers.
Ammon talks about the growing role that Non-Bank lenders are playing in the market, with higher LVR lending than the big banks and at surprisingly competitive interest rates.

As we covered in Episode 10, once we have created your Investment Capacity Report, we can analyse your starting position and whether you are stronger on income or equity (from a borrowing power viewpoint).
In this episode we explain the Property Matching Report which is the final step to suggest the investment property/s that are best match for what you need more of next;
1. Equity, or
2. Income
It sounds simple but its not…
This is not a one size fits all report and while the concept is simple and your 9-page report will give you clarity as to your next steps, the process is complex. In the background we run hundreds of calculations to produce a report that not only gives you the best investment property matches for you and your portfolio plans, but a 10 year forecast that illustrates the impact that these specific properties, when combined with your current portfolio will have on your future equity, portfolio value, LVR, DSR, % of income from rent, capital growth rates and total income.
We also “pressure test” the assumptions to ensure you stay well below your maximum debt ceiling, after factoring in future lower LVR’s and higher interest rates, so you can manage and plan for potential lending environment changes, to minimise risk.
In this episode we explain how it it all works using 3 real life cases studies.

The Investment Capacity Report has been designed and developed to help you understand where your property investment weaknesses and strengths lie with your current personal balance sheet (accounting speak for “what you own and and what you owe”).
When we combine that with your personal and rental income, its easy to form a picture of where your strengths lie with your borrowing power and the type of investment property thats best suited to your next purchase.
You will be stronger in one of two categories;
1. Income
2. Equity
You next property purchase/s should help you improve the category thats weakest, as thats what is likely to cause you to run out of borrowing power eventually. In this episode we explain how it all works using 3 real life cases studies.
