For the last couple of weeks I have been analyzing a 8 unit apartment complex near my home. I have run the number backwards and forwards. I have studied the market and visited the property repeatedly. Although I can turn this property that is currently at a 50% rental rate into a great income property and I can great favorable terms from the sellers I'm still going to pass on it. Why? Time.. I don't have the time and energy to put into it right now..After much deliberation I just can't drop my current time obligations to turn this property around..
Oh well, there will be others..
In this episode my wife and investing partner Nic from www.rapwithnic.com and I are talking about how you can find your own turn key rentals without using a company that is going to take all the equity out of the property.
In this episode I am answering a question about using seller financing to purchase properties. I also talk about the cash on cash return number that you will hear about a lot in investor circles. I also discuss the hot real estate markets for December 2015 according to www.housingwire.com.
In this episode I talk about two deals that I am looking at
The first is a single family flip. This project is a partnership where I put up all the capital and split the backside 50/50 with my partner. The problems is that its a $104,000 deal with a potential profit of about $15,000 or a little over 10%.. That seems like a lot of risk for a little profit. The second deal is a 8 unit multifamily property that is fully rented and has a gross rental income of $3300 per month that I think could be raised. At a sale price of $200,000 I am considering this option as well.Don't forget the investor boot camp in February. The link to the bootcamp can be found at www.investingnownetwork.com/bootcamp/
In this episode I am talking about a solid strategy for long term holds. This strategy is purchase 10% below market finance at 70% loan to value on a 15 or 30 year note. Use this for 3/2 block homes and your could find yourself with a lot of cash flow and great properties in a short period of time.
