Did you know there is a ton of stuff that is included in your home when you sell it?  Of course the stuff that's attached, like sinks, flooring, etc.  But what about wall mounted TV's?  Or the brackets that hold them?

Why do pumpkins cost so much?  Well...farmers only have a certain amount of land to grow and the costs to grow are extremely high.  This business is really interesting, but operates on really thin margins and is seasonal. Real Estate + Pumpkin Seeds = A few extra bucks in your pocket.

Once you close on your new home purchase and you are ready to open the door for the first time, don't be surprised if there are a few things which may need attention. A few stains on the carpet you didn't see. Scuffs on the walls.  

Or even a few under sink small leaks from lack of use.  It is totally normal and most of the time a very small item.  

Don't panic over it!

If you need to have your taxes done, you go to an accountant.  

If you get sued, you go to a lawyer. 

If you want to sell property, you go to an agent.  

There are experts for just about everything and they are experts because they focus in on the all the million details of any given issue.  When you try to figure some things out yourself, when you google things an expert would only know, you are walking a very risky line.  

And it can cost you tons of cashola!

When you submit an offer to buy property, you generally have to submit the offer, a pre-approval from a lender, AND proof of funds.  Which is usually a bank account showing you have the money to buy the home.

That bank statement is going to have some serious private info on it, like account numbers, home address, your transactions.

Do you want people to know that you go to Starbucks 10 times a day?

If you work for yourself or have the opportunity to reduce your income for income tax purposes (expense write off's, etc), before you take that income down as far as humanley and legally possible, you will likely need to show more to buy a house.  

We've had some clients learn this lesson way into an escrow and they were not happy with themselves.
