Many people proclaim to be bastions of integrity, but the truth is, many of them do things when you aren't looking that they wouldn't want you to know about.
Sure, some people are just bad people. They will go into a deal with every intention of screwing you over. This person certainly has a lack of integrity.
What about a deal where things went bad that were out of their control? Do they not have any integrity?
So many times in our business, people get a reputation for "lack of integrity" when it was nothing they did intentionally at all.
The truth is...there is so much more to integrity than real estate deals that go wrong and some pretty self proclaimed pious people are lacking in it.
We all screw up from time to time. We are humans. Forgiving a screw up is usually pretty easy. Forgiving someone who revels in being a jerk...that one is a little tougher.

Most deals, including subject to deals, are safe...until they aren't.
When a deal goes bad, many times it is due to things that are just beyond our control. It is easy for some GURU to tell you that if you use a trust to hold title, us an LLC as the beneficial interest of that trust, "paper" the deal properly, have reserves on hand, etc...your sub2 deals will be "safe".
The REAL truth of the matter is, there are so many variables out of our control that NO deal is ever 100% safe. Subject to deals, with their added elements of difficulty and special situations, are more prone to problems. Problems from investor stupidity and carelessness, problems from tenants, sellers, buyers, attorneys, and more.
Today we will discuss things you don't usually hear about and how you can be harmed even if you do everything right according to the "experts".
