  • #112 Alchemist Nation Real Estate Podcast - Credit Repair & Real Estate Investing With Marlon Del Villar
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Marlon Del Villar who is a credit repair specialist based in Massachusetts, an investor, and a real estate agent. Before Marlon came to the podcast, he was talking about adding value which seems to be a tagline in our businesses which is really the truth, you have to add value and that which has no value is removed. So we're constantly asking ourselves how do we add value in order to stay in the game. I wanted to know what things he has done to add value daily. He says that it starts with us because you can't add value if can't add value to yourself, so he believes that he started to value the moment he started investing in himself because you can't give something you don't have. He invested in himself by reading a book and reading his bible, getting himself in a better situation where is able to help others with his knowledge. Sometimes people think that they have to be perfect or they should have a master's degree in order to help others, people are now in the information age where you can go to Youtube, learn a skill, put it into practice, implement it and if it works, you can go ahead with that information to help others.

Marlon offers 3 pieces of advice to 20-year-old Marlon looking to start out with real estate.
    1) - Invest in yourself by reading books.
    2) - Start a business/learn sales.
    3)  - Invest your money and learn how to grow it.

  • #111 Alchemist Nation Real Estate Podcast With Multifamily Investor Gino From Jake & Gino.
In this episode of the Alchemist Nation Real Estate Podcast, I take to Gino Barbaro, one of the best multifamily investors in the country. He says that when you start a podcast, you're always thinking about monetizing, and just like anything in life, there are so many ancillary benefits to everything you do. You get into multi-family because of cash flow but there are so many different benefits, you don't know what and when to start but when you start, just start. Once you start, it is like cash flow. appreciation, tax benefits, principal pay down, cycle resiliency, hedge against resilience, economies of scale, becoming a multifamily entrepreneur, it goes on and on. When he first started out, he wanted to buy and hold forever which was his mantra and he didn't start out like Rod Khleif or other investors. He and Jake were knowledgeable enough and they were buying properties by themselves, they didn't have syndication as a model, as a tool. They used owner financing, they started out with a little bit of capital, and from there, they bought their first deal, did really very well, refinanced it, bought the next one, and the next one, and a few years later, they have a 1000 units, and they are able to refinance 11 million dollars from their portfolio, and they started syndication. So everybody out there, don't look at multifamily as a pie in the sky thing because we all need to start from somewhere and multifamily to me is a team sport. That is one thing he loves about it whether you're great at underwriting or great a raising capital, or great at creating a business, or putting business systems together or running day to day, whatever that looks like, that's what multifamily is all about. Don't get into real estate for landlording, get into it to create a business.

Gino offers 3 pieces of advice to 20-year-old Gino on how to move forward in a powerful manner.
    1) - Don't work for the money, work for the skill.
    2) - Learn how to sell.
    3) - Invest in yourself

  • #110 Alchemist Nation Podcast - Building A Passive 1,000 Unit Rental Portfolio With Steeve Breton.
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Steeve Breton who isn't only a phenomenal real estate investor and syndicator, he's a close friend to Darina, a coach, and a mentor to her, Before we dive into his syndications and thousands of units that he has acquired and all the big deals that he has been doing because I honestly know that he does some big deals, he is part of the multi-family network in Boston that Darina and Matt Picheny run. We listened to like 105 million dollars worth of real estate that was purchased between him and Matt. Basically, he and Matt made up all that money and little guys like us did 3 million because it is like little stuff/deals surrounded by monster deals. Some of them were 75 units were a small little chip compared to what he had done for the rest of the year. He says that when you syndicate the numbers get big really quickly but always be careful. He always qualifies things or he tries to say that he owns 130 unit property in San Antonio and when he divides all that with their investors, how many units does he really own, it's like a dozen.

Steeve offers 3 pieces of advice to 20-year-old Steeve to get to where he is faster
    1) - Practice gratitude
    2) - Visualize what you want on a daily basis
    3) - Don't grow your lifestyle with your income.

  • #109 Alchemist Nation Real Estate Podcast - Neuro-Linguistic Programming & Hypnosis W/ Dug McGuirk
In this episode of the Alchemist Nation Real Estate Podcast, I talk to one of our celebrity coaches of the mentorship who has just written a book Under Construction: Navigating the Detours on the Road to Recovery by. I want to know what inspired him to write it. He says that the short story is that he got recruited when he was on the road with his mentor to do the seminar-style of learning, the breakthroughs, the NLP, the Hypnosis to the behavioral health world, dealing with people who struggle with addiction. What he found was when somebody got himself off drugs and alcohol, they still had some of the same challenges they had before and were the same as every other human being. What he noticed was the same things that stopped someone from buying their first property or scaling like going to the next level, moving from one to many, going into syndication, writing a book whatever it was, it was still the same reason why people would use drugs or alcohol. It was fear, it was stress not knowing what to do, where to start, and what he found out that people get addicted to that story they tell as to why they can't make something happen or get addicted to the states that are preventing them. They get addicted to the states that are preventing them, so they addicted to the depression, to the fear, to the anxiety, and once he was able to crack that nut with their clients. He was like they had to get that information out there because everyone is addicted to something. So we're all on some form of recovery as it were whether it is an addiction to anger, frustration, depression, or some form of substance or shopping.

  • #108 Alchemist Nation Real Estate Podcast - Building Container Micro Housing With Alok Loka Pandya
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Alok Loka Pandya who is a container hotel expert. I wanted to know how Alok got into the real estate in the first place even though he had told me earlier that it had been in his family for a long time and I wanted to know what made him decide that he was going to jump into hotels. He says that when you ask any hotelier why they got in the hotel business or if they had planned to get in the hotel business, he thinks that most people hadn't planned. He is a Gujurati Indian and when they were migrating from India, they started getting jobs and they were like they had to get the money from the job and then pay rent. They were like what is the concept of them not doing that. So they started getting into these small inns, so they started getting into these inns, 7-room inns, 10-room inns, 15-room inns so that their income-producing asset is a place where they can stay at and his family was involved in that for a couple of generations.
As a first-generation American growing up in it wasn't the funniest to be in where he was cleaning rooms at the age of 5 or 6 years, and he was behind the counter at the age of 8 years, checking people in. It gave him a lot of experience though he didn't want to do hotels. His family also got in jewelry, so his dad become a jeweler during the 1987/1988 recession hit and he was behind the jewelry counter at the age of like 10, 11, or 12 years and he was like he didn't want to do it anymore. Fast forward he went to college, ended up changing different majors at college, ended up in finance, and fell in love with finance. His uncle told him that his other uncle wanted to buy a small inn and his uncle was like if he wanted to have a look and his reply was no. As he started getting into the deal, there was one property a small 20 room inn where two brothers who had inherited it, didn't want it anymore. His uncle who initially wanted it backed out because there was a lot of work to be done. He then offered them half of what they were asking for all of it where they had to bring it down to 35% of the original price which translated to 42% ROI. So he told his brother that let them do it for a couple of years, beef it up, and then flip it. After three months, they realized that they were doing great management and 40% turned to 80% ROI. Once they tweaked everything, they got back their initial investment within 14 months and he was like he wasn't going to flip the property.

Loka offers 3 pieces of advice to 20-year-old Loka so as to improve his life and income
    1) - Self Development.
    2) - Travel a lot more to connect more and see more stuff.
    3) - Do more charity work by giving back.

Helping where she can and with her skills, help educate and lend a hand.

  • #106 Alchemist Nation Real Estate Podcast W/ Johnny Wolff Who Believes in Appreciation Not Cashflow
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Johnny Wolf who says that cash flow is trash flow but appreciation. He explains what this means and they have always advised their investors by letting them know that return on investment is king. When one looks at what it is going to do for his life like $ 100 a month and how many times you have to stack that up to get the freedom that people are promising, mostly the turnkey companies and entirely the whole real estate. He says that the ecosystem is kind of built around this premise that is not as powerful when it comes to building wealth like appreciation. He is not saying that go buy negative cash flow properties, that is a mistake which he has done like the properties he owns in Austin, Texas are negative cash flow which is challenging but as long as you break even like when you buy in areas that are appreciating super quickly that is how you're going to make 6 figures. The amounts of months you have to stack up hundreds of dollars in cash flow to make 6 figures are years and years which is wrong to be a wealthy individual.

Johnny offers 3 pieces of advice to 20-year-old Johnny that will speed up his acceleration to success and happiness.
    1) - In the end, the truth comes out depending on your time, effort, and hustle.
    2) - Take risks sooner, travel more, and get out of the city to try something new.
    3) - Get valuable business mentors.

  • #105 Alchemist Nation Real Estate Podcast - Kelvin McNeil - Credit Repair With Green Scale Credit
In this episode of the Alchemist Nation Real Estate still, on credit repair, I talk to Kevin McNeil of Green Scale Credit. The reason why I brought him and Eric Counts on this podcast is that there have been a lot of people that I have been giving the basic advice I believe in. One of the things that come out often is that should I have my credit fixed or I need my credit fixed to do real estate. Although the answer is that you don't have to, you will have to pay a lot of interest if you don't put your credit together. In real estate, the debt gets way bigger and banks rely on credit because you have to be a trusty worth person who actually can pay his/her bills, do what you say that you're going to do, and for a certain period of time, the person has been consistent. So I wanted to know how Kelvin got into credit repair. He says that in his early 20s, he had terrible credit where his scores were in the 400s - 500s range just like most people when they turn 18 years, there is a credit card. He literally knew nothing about credit and he never knew that it could last seven years on his credit report. When he became an adult, he couldn't even get a car without a co-signer which inspired him into how he could figure out how to fix that. To cut the long story short, he did all the research, did all the courses, and is now a certified credit repair consultant. That is how he got into the credit repair industry where he started his business as is essentially wanted to help as many people as possible to do what he did for himself except that it took him years though he is able to help people in a few months.
Kelvin offers 3 pieces of advice to 20-year-old Kelvin to get his credit lined up and move his life in the right direction.
    1) - Read more and invest more in financial literature.
    2) - If it doesn't pay you then it isn't an asset or if it isn't a stream of income then it isn't an asset.
    3) - Start a business sooner.

  • #104 Alchemist Nation Real Estate Podcast - Eric Counts The Creator of Credit Nerds.
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Eric Counts who is a great real estate investor who provides great information on credit repair. I wanted to know how Eric got into credit repair in the first place. He says that he was poor and he had a friend at the time who was a realtor that did real estate and he would tell him how he did $100 for just tearing the tile out of the kitchen. His friend would tell him that let's go out and celebrate because he had sold a house, made $40,000 on it. He then got tired of looking at everybody else and a person came in the area looking for someone who would do credit repair sales then he started selling the product where he worked for one of those companies we all need to look out for and when he was 3 - 4 months in, he realized that everybody was getting ripped off, they weren't doing anything, they were taking all the money upfront. He called everybody that he could find, explaining how they have been ripped off and he wouldn't have their money back because he had just made a 50 dollar commission and couldn't give it back to them due to the fact that he had bills to pay. He told them that he had learned a lot and he could help them legally and effectively redo what they were promised by the company. He then started getting phone calls of helping people with credit because he had done it for their friends. At that point in his life when he started out in 2008, he didn't have business sales and they would just call him and he would just go. He got a phone call about credit repair where the client asked him how much would it cost. It is from then where he figured out a legal, compliant way of running a business where they actually helped a lot of people. Since then, they had a lot of clients, all 50 states with about 30,000 clients.

Eric offers 3 pieces of advice to a 20-year-old self on how to be successful.
    1) - Worry about tomorrow's money. Don't make decisions out of character that you wouldn't normally make because you're trying to make a few extra dollars today.
    2) - It is more important than you realize
    3) - Have some fun.

  • #103 Alchemist Nation Real Podcast with Dave Holman - Buy and Hold Real Estate In Maine.
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Dave Holman who is a real estate investor, at the same time Buy and Hold Guy who is in Maine hence he is a New Englander. I wanted to know what keeps him in Maine and why is he is investing there. He says that people and the returns are the two things that make him love Maine. He grew up from there and there is a great pride of place when someone is from somewhere, they are part of that town, culture, place which is kind of special to him. He says that he started researching different ideas like real estate which really struck him as something that he should check out, so he dived into bigger pockets podcasts, podcasts like Alchemist Nation Real Estate Podcast, read a lot of books, and learned for a year before he partnered with a family member who had some capital so that they could invest because he didn't have his own. One thing he has noticed from really big smart real estate investors on these podcasts is that they share one common regret is selling the first property that they should have held onto which is four times the amount they sold it 10 years ago. He started with a single-family home, did another later on, and did a 3 unit building that had a commercial space at the bottom which kind of got wheels turning for him. He did 9 units, 8 units multifamily residential which was coming pretty easily to him, so he decided it to be more challenging and he got into the mix-use office and they have even done some restaurants, some retail which is the same basic idea. You have a real estate asset that you're renting to a renter whether the renter lives there or works there, there are pros and cons to that side of the coin. I think it is good to understand both even if you choose one niche though he hasn't been good at that in life because he is too much of a dabbler, experimenter where he enjoys learning a lot of things to stay in his lane.

Dave offers 2 pieces of advice to his 20-year-old self on how to get started in real estate investing.
    1) - The perception about real estate that you've to be kind of greedy and scrooge kind of landlord
Be a good landlord, make the building energy efficient, the world a greener place, and improve people's lives.
    2) - Analysis Paralysis because people are on the sidelines, waiting and waiting and going over deals. His advice for them would be to bunt into the first base. Buy something real dumb, simple, and easy.
