  • #102 Alchemist Nation Real Estate Podcast - Jack Bosch, The Land Profit Master and Land Flipper.
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Jack Bosch one of the experts when it comes to selling, purchasing and flipping land itself. Jack says that they bring people to being masters of landing flipping, so they're the land masters. They brand themselves as the land profit generator fund and they happened to be in the business for 18 years. They flip land as house flippers flip houses without the number one complicating factor of house flipping which is the house. He is not saying that house flipping is bad, he has flipped a few dozen of houses but you're dealing with so much complexity when flipping houses because you have to get in first of all or you if you're to do it virtually, still you must have somebody go into the house, you have to have someone estimate repairs, you dealing with a lot of competition and time frames because that person needs to sell it like in seven days. You're dealing with hard money and all that kind of stuff. With landing flipping, they're not dealing with any of them but they can do the same thing where he is actually helping one of their students through a deal that the following week, he will make 30,000 on the deal without having ever seen the property. He actually lives outside of the country, hasn't been in the country in 2020 yet he has multiple deals on the contract, one is closing the coming week, one is putting on the contract like today for sale and together, these deals would make roughly like $50,000 from overseas.

Jack offers 3 pieces of advice to 20-year-old Jack that are most powerful to him.
    1) - Never think that you're too young.
    2) - Just Go for it.
    3) - Surround yourself with people that are going somewhere.

  • #101 Alchemist Nation Podcast - Todd Pultz, A Professional Interrogator Turned Real Estate Investor
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Todd Pultz who was a professional interrogator turned real estate investor.  I wanted to know how Todd got into the real estate industry. He says that he wouldn't say it was by luck but it was very intentional that he jumped into real estate. For him, it was getting his house foreclosed on, getting his car re-bought when he first met his wife and he figured out that he had sucked it where he was horrible at it. He was making good money at his salary job where he had to make a decision to live a different life and provide a different life compared to the one he was given while growing up and in 2012 he jumped on the rim and never looked back.

Todd offers 3 pieces of advice to 20-year-old Todd on how to get to where he is happier and more successful.
    1) - Be good and kind to people and always play the giver's game.
    2) - Educate yourself more to avoid pitfalls and reach out to mentors.
    3) - Network because it is huge in the real estate business.

  • #100 With Rod Khleif Delivers The Mindset behind Creating Multi-Generational Wealth & Freedom
This interview has to be the most powerful of 2020 and we went deep into the mindset of success today! Rod Khleif is a master of syndication who has given us a few minutes of his time today. Rod commends me for having him on the 100th episode of the Alchemist Nation Real Estate Podcast though he is at the 500th and hopes that he can add value to our listeners. I tell him that he isn't in thrive money but he is talking about the significance, he is at the point of giving back and contributing at that level where there are not many people at that level. He tells me that that is not called significance because he has a negative connotation of significance in that he feels like people need to be significant are the ones pounding their chests and he was there where he had all the trappings, all the toys, the exotic cars, and all that stuff which is called significance. He more right now about gratitude and contribution because he loves it a lot. He says that 80% - 90% of your success in anything is just the mindset, it is not the mechanical information, the real estate stuff they talk about, the technical side of that ad nauseam.

Rod offers 3 pieces of advice to 20-year-old Rod on how to move forward faster and better.
    1) - Give back right now to happily achieve instead of achieving to be happy.
    2) - Give yourself a little bit of a break.
    3) - Go bigger faster

  • #99 Burnt Down Fire House Real Estate Flipper Syed Khan Tells How He Started In This Niche
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Real Estate Flipper Syed Khan who is one of my fastest, growing students of the mentorship that came earlier in the year and just exploded. I wanted to know how Syed got into real estate in the first place. He says that it all started back in 2011 though his real estate career started in 2016. He wants to take us a step back to when he graduated in 2011 and after that, he worked for a corporate company that is still employed with and it is a great company to work for. He started as an intern over there and then he was hired as a full-time internal auditor because they didn't have an internal audit department. So it was essentially him and other people that had to start in that department and in the first year when he was hired, he and the other two people saved the company almost $ 10 to $ 15 million because they didn't build the customers at that point. Towards the end of the year, he had his performance review because they did a phenomenal job and every year there is a performance review with his manager. He goes in that performance review thinking that he saved the company 15 million dollars, deserving some sort of decent pay raise. Out of the 15 million dollars, he had saved the company, he was raised from $ 37K a year to $ 40K a year. After getting such a raise of  $ 3K for what he did for the company, he realized that something wasn't right and he had to hustle and figure out something on his own otherwise he wasn't going to be able to do what he wants to do in his life.

Syed offers 3 pieces of advice to 20-year-old Syed on how to get where he is faster, happier, and wealthier.
    1) - Start earning money from whatever it is and invest that money
    2) - Start something.
    3) - Take care of your family and have respect for it because they will be there for you.

  • #98 Alchemist Nation Real Estate Podcast - WWE Wrestler Barri Griffiths Turned Real Estate Investor
In this episode of the Alchemist Nation Real Estate Podcast, I talk to a professional wrestler in Tampa, FL, Barri Griffiths. I wanted to know how Barri got into wrestling before he tells the Alchemist Nation Podcast Audience how he got into real estate. He says how he got into wrestling is kind of different from other people where those people grew up watching their dreams of being a wrestler. They only had four TV channels at the time when he was growing up, so it was not that they were necessary poor but they were really poor, behind the times not that many people had cable tv at the time and that's how he grew up where he wasn't exposed to wrestling while growing up. He was a sports person while growing up where he started weight lifting and fell in love with it. He was doing it all the time where he stopped drinking, stopped going out, stopped doing a lot of other stuff, and focused only on weight lifting because he loved it, he really enjoyed it whereby on a Saturday night he would be in the gym well as everyone else was being hammered or getting high in the pub. After a while, he built a physique for himself, he was training, dieting, doing all the necessary stuff but still working a regular job. He didn't want to be a bodybuilder, so one day he switched on the TV where he saw these huge jack guys on TV being Athletic and he knew it was wrestling. He lived in a tiny town of like 200 people that had his dad's company, a post office, a restaurant, and 3 pubs.  He didn't have any idea of where to go and wrestling wasn't what it is in the US, it was slightly unrespected because of the fake fighting well as other people were like wrestling is cool and they loved it. So locker show came to his town, it was a tiny little show where he met the promoter who was as old school, who had promoted wrestling for the last 50 years and he talked to him, saw the physique, saw that he was interested and started training him. He started wrestling with him all over the UK, got signed to WWE, and moved to Tampa, Florida.

Barri offers 4 pieces of Advice to 20-year-old Barri on how to live a better abundant life faster and get what he wants quicker.
    1) - Figure out your goal, what you're trying to achieve.
    2) - Find Partners, Don't be afraid to partner.
    3) - Don't wait by trying and timing the market.
    4) - Get your finances in order.

  • #97 Alchemist Nation Real Estate Podcast - Interview With Instagram Marketing Genius Saif
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Saif Tayub who has been doing Instagram marketing for me. I wanted to know how he got into marketing in the first place. He says that he was at college studying finance, he took the initiative of studying online marketing. Before he got into it, he actually studied for about two years and everything they were talking about was about forex, stocks, e-commerce which was great. He got to a point where he was so confused about what to get into because he had so much information, he was in a bubble and there is a day he watched a video by Tai Lopez and he recalls Tai showing a book to his audience and he got the book. He says it is one of the best books he has ever read. The book is called Managing Oneself by Peter Drucker and the book helps you to identify your strengths and leverage them. What he did at the time, he got a piece of paper, it is a healthy practice to write things down because it engraves you mentally, so he made some points and looked at his strength and that is how he went into Instagram Growth and Marketing. He says that he loves to connect with people,  build relationships, and above all, he really wants to help people because the value has to be there, the same way he did for me.
Saif offers 4 pieces of advice to 20-year-old Saif on how to get started.
    1) - Invest in your education.
    2) - Read a lot of books to discover your strengths and weaknesses so as to leverage your strengths
    3) - Network and interact with a lot of people either on Instagram or in person or at the coffee shop, etc.

  • #96 Alchemist Nation Podcast - Mauricio Rauld Raise Capital The Right Way Don't End Up In Jail
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Mauricio Rauld, a syndication attorney who specializes in helping people gather real estate deal money legally so that they don't get sued for borrowing people's money. One of the questions I get all the time is can I raise capital, can I ask people for money, and go buy real estate? I know that is a resounding no and what are the reasons Mauricio can't do that. He says that you can do it if you want to end in jail or when you're raising money from individuals especially passive investors then you're issuing securities that you don't think of it and doesn't quite make sense because you're just raising money to buy real estate. People will tell you that you have to talk to an SEC attorney and why in the world will they be bugging you. He says that the answer is because any time you're taking money from passive investors meaning that you're taking money from people, you're the one generating all the return and doing all the work and putting it all together and they're literally writing you a check, going and expect you to generate the return and send them a check hopefully once a month or a quarter. You're issuing securities and it doesn't matter how you structure it whether it is a joint venture, LLC, not LLC, Profit Sharing Agreement, if you're are running the show, doing all the work, and generating all the return, you're in the business of issuing securities and you have to follow securities laws both at the federal level and state level. In every state that your investor resides in, you have to make sure that you're covered under his/her state's laws.
Mauricio offers 3 pieces of Advice to 20-year-old Mauricio on how to launch your life better.
    1)  Don't Wait To Buy Real Estate, Buy Real Estate And Wait
    2)  Work On Developing Your Mindset
    3)  Read Books

  • #95 Alchemist Nation Podcast - Getting Started In Creative Real Estate Investing With Adam Adams
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Adam Tripple Adams who has 520 episodes on his Creative Real Estate Investing podcast and I wanted to know what brought him into the podcast arena in the first place. He says that he has a business partner who used to host a podcast years ago when they first came out. His business partner has always been on the cutting edge of technology no matter what it was. He has always been doing technology companies where he founded the very first email marketing company. He has always been cutting edge, he has been in bitcoin before he and I knew what it was. As far as podcasting came out, he launched a podcast that's what he wanted to do though he ended up quitting it. Adam recalls having a meetup group that was doing well in terms of growth and he wanted to take it to the next level where he had barely bought an Apple phone and for the first time, he bought an apple phone to learn more about podcasts. He says that it was 2017, they started recording in May with his partner's help where he already had a mic, the computer that would do it, the software that would do the editing, all that kind of stuff. He was oblivious to technology but he knew that he wanted to start one though he knew that there were so many things that would have held him back from doing it that when he had a business partner that knew it from A - Z who was perfect. He did the voicing and his partner did all the hard stuff.

Adam offers 3 pieces of advice to 20 years old Adam on how to succeed in real estate
    1) - Focus on your future before you focus on the now.
    2) - Get into multifamily sooner, go for cashflow not for just owning stuff and feeling good about owning them.
    3) -  Instead of doing a triathlon, go do mountain biking.

  • #94 Alchemist Nation Podcast - Your 401k Is Not Dead Yet Bring It To Life with Clay Malcom Part 1 & 2
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Clay Malcolm who is going to teach us how to untap your 401K and IRA and still buy real estate. I wanted to know how Clay got involved in all of this because he is kind of a magician when it comes to the 401K and the IRA. These are products that I owned before when I used to work my 9 - 5 and I essentially wiped them out, paid the ten penalities, and bought real estate with them which was 7 years ago. He says that the thing for him was that he had contributed to the IRAs and 401Ks and they were not doing enough for him. As his interest in them grew, he just found a job in the industry, so the great thing about that is that not only did he get to learn about the extreme details and all the special things to go into IRA investing in real estate but also get to interact with experts like me. He is learning about real estate, he is using his IRA to invest in real estate, so it has been a great combination for him.

Clay offers 3 pieces of advice to 20-year-old Clay on how to move faster and further.
    1) - Get Started
    2) - Make sure you understand somebody's IRA is at play
    3) - If you can get money into a Roth format, please take advantage of thats if you're younger.

  • #93 Alchemist Nation Podcast - How To Get An Extra Solar Tenant Using Your Roof with Ryan Rego.
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Ryan Rego who has a product called Solar Power, and how it can give you cash flow for your rental properties. I wanted to know how Ryan got started in solar. He says that it was actually in college when he was in the hallway and they were given free cookies, so he saw these free cookies at the table and he was at college at the time, a little tight on budget, grabbed some cookies and a guy from the conference room came and asked him if he was there for the conference. He replied yes he was there for the conference and when he entered the conference they were talking about using real hard data about how the cost of solar is coming down and how is it going to get down and become more superior. Nothing to do with climate change, nothing to do with anything political, it was just going to be a superior way of producing electricity and he was hooked. He knew that day he wanted to be in solar though the problem was a little too early, wasn't established yet and he was a little early in his career. He did a little stint in real estate but he ended getting a job at a company owned by Tesla called Solar City where he worked his way up, sold solar, and he's appreciative of the time where he learned a bunch of stuff however he realized that there were localized aspects that big companies couldn't do. After being there for 5 years, he and his business partner left the company and started Isaksen Solar and the rest is history.

Ryan offers Advice to 20-year-old Ryan on how to step and take his game to the next level.
    - You can absolutely 100% do it if you work hard
