  • #92 Alchemist Nation Podcast - Specialize For Income, Diversify To Protect With Richard Cohn
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Richard Cohn who has run one of the oldest real estate investor associations in New England for 17 years. I wanted to know how he got started in real estate and also in investing in himself. He says that one thing that came up for him was, there is an entrepreneurial drive in so many people that get in the real estate field and he is very sure that I have had a similar experience. He remembers selling gum in 8th grade to other kids in class, remembers saving money from his summer jobs to buy stocks. He recalls at 12 years old and his father who owned a house at the time explaining to him that there was a mortgage on the house but within 15 years, that mortgage would be fully paid off and he thought to himself how amazing was it for his father to own that house and would be $30K at the time. In 1978, he got a job at the New Port navy base which paid him enough money that he had some money leftover and he purchased his 4 unit apartment house in 1978 located in Newport, Rhode Island.

  • #91 Alchemist Nation Real Estate Podcast - How To Add Value With Raj Tekchandani
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Raj Tekchandani where I wanted to know how he got into real estate in the first place. He says that he got into real estate investing by accident because he comes from a tech background and he wanted to build the next Facebook or something like that where he started a bunch of startups some of which were good and some weren't good. He recalls that in 2012 a friend of his asked him if he could invest in a condo and he was like no because he had a full-time job, working hard and making the money which he eventually did.  He showed him the pictures and the prices around Orlando and he was amazed and the market was down by then and he bought his first condo in Orlando Florida for $34K and that was his accidental entry into the real estate industry from where he has bought a couple of condos. He now owns 9 condos in Orlando and he has seen the appreciation go up and the cashflow is coming. Once he saw the cashflow come in, he was like this is great and why was he struggling with tech startups working so many hours, who knows that if the company would have gone public or not, exit or not.

Raj offers 3 pieces of advice to 20-year-old Raj on how to see the world with more clarity and getting to invest sooner.
    1) - Invest in yourself.
    2) - Take Action.
    3) - Always keeping trying to add value.

  • #90 Alchemist Nation Real Estate Podcast - Alternative Healing With Misty Kosciusko
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Misty Kosciusko who is a medical practitioner previously a chiropractor and I basically wanted to know what made Misty shift to where she is right now. She says that she is a certified functional medicine practitioner, she board-certified chiropractic physician and she is learning to be a clinical nutritionist. She explains the reason why she got into functional medicine was through her health struggles. She was in her own new horizon chiropractic and wellness in Rhode Island where she and Ken were going to know the events like crazy and get into the community, helping, and then all of a sudden, she had her first daughter and her health went downhill very fast and after having her second daughter she struggled to keep with her practice alive. She was in such horrible shape and when she went back to work after C-section like 4 - 6 weeks to keep the practice alive and she loves practicing where she has always had a big interest in natural health care for some of the stuff she has struggled with. She narrates how she lost her father when she was 14 years, so she watched what that health care model did in that setting, how it worked, and how they reacted to him as if it was lab work and numbers on a sheet vs a human being and looking at history. She says that it took them a while to find out what was really going on with her father and they found out 3 days before he passed away which was her initial reason for starting the journey.
Misty offers 3 pieces of advice to 20-year-old Misty on how to create habits and have the information that can move her forward.
    1) - Trust and love yourself
    2) - Keep being you.
    3) - Step out of toxic situations earlier, you deserve better.

  • #89 Alchemist Nation Real Estate Podcast - Put Your Money Where Your Mouth Is With Sandhya Seshadri
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Sandhya Seshadri and her passion around why it doesn't make sense to take all the money from the investors upfront even though they put their money in then walk away and they're stuck in five years waiting for their return. Yet the other investor who raised their capital has actually gotten their money right upfront. I ask Sandhya what does it mean to an investor and why does she care so much where other syndicators don't seem to have that as an issue, in fact, it is very controversial in the community. She says that they are talking about acquisition fees, these are fees that are paid upfront to the sponsorship team as soon as the deal is closed. Before they start executing a business plan and returning money to investors, the acquisition fee has several parts to it where if a person acquires a property off-market and they have to pay a broker a fee, thats part of the acquisition fee. She says that she is OK with whatever that portion is but when the acquisition portion fee goes exclusively to the sponsors which are kind of 3% or 4%, kind of a number on a 50 million dollar deal. She knows for the fact the sponsors have no money left in the deal as investors themselves. A lot of them advertise that they're the sponsorship team have so much skin in the game. She always asks the sponsors how much skin in the game do they have after the acquisition and closing the deal when they begin to execute the business plan. Her rule is that the sponsorship team, every one of the sponsors still has the minimum investment of 50K, 75K whatever it is. The sponsorship team should have at least a minimum amount invested in the deal after closing. Let's say the deal goes poorly, badly for whatever reasons, it could be beyond their control as well as eviction moratorium where the passive investor is not the only one who should be sort of losing their money or at risk for the money, the risk should be shared as much as also with the sponsor too. If the sponsor is confident of the deal, let the sponsor put his/her money where the mouth is.
Sandhya offers 3 pieces of advice to 20-year-old Sandhya on how to improve her life
    1) - Consider real estate sooner
    2) -  Diversify instead of being exclusively in the stock market.
    3) - Get involved in real estate organizations to have the network and the connections

  • #88 Alchemist Nation Real Estate Podcast with Alex Who Focuses On DIGITAL REAL ESTATE
In this episode of the Alchemist Nation Real Estate Podcast, I talk to Alex who primarily focuses on digital real estate, focuses on advertising, and helps people build their real estate business. Alex explains the theory of how real estate can be digitalized where they came about a couple of vets himself inclusive, they came together and he had a digital mentor a long time ago. When he first got into business was the same time he got out of the army as a sultan franchise broker and over that learning curve, he learned through him because he was running an 8 million dollar a year digital company, doing training programs. They learned so quickly and over time they learned that when people build a website they think that's all, they have made it digitally but it doesn't actually work that way. He says that a lot of digital marketing tactics change but the basics and the concepts remain the same. If you have a digital asset, no matter what platforms come up, Facebook has been finicky as crap right now due to elections, purchasing any kind of ad space looks ridiculous. If you get called by marketing companies all the time, that tells you one key thing that everybody can do the same thing and it is not that hard. He says that his first big deal was when he made his first 100 dollar bet, he put 100 dollars advertising on Facebook when he met someone older than him that couldn't find a franchise investor that would invest in a multi-unit, multi-million dollar deal on Facebook. He closed a four-unit deal in Jacksonville and Saint Augustine Florida which was a shark tank brand at the time. They closed that entire deal for 100 dollar bet on Facebook ads where he was like he can do this.

Alex offers 3 pieces of advice to 20-year-old Alex on how to be successful with digital assets.
    1) - Pull an engineer, Pull someone who knows the tech world.
    2) - Create or own or purchase digital pieces of real estate.
    3) - Understand that advertising is all set in a series of bid systems.

  • #85 Alchemist Nation Real Estate Podcast - Dustin Miles The Nicest Guy In Real Estate Syndication
In this episode of the Alchemist Nation Real Estate Podcast, I talk with one of the people I consider the nicest guy in real estate syndication. Before I dive into the podcast, I want to know how Dustin knew one of our celebrity coaches for our mentorship Mitch Jaworski. He says that they met at Rod Khleif's conference in 2018. I tell him that Rod Khleif is a big syndication guy, does a lot of training, and I actually find the networking at those events better than the training themselves. One thing Dustin enjoys about Rod Khleif's training is the goal-setting at the beginning which he sees through one of those.
Related to the above, I further ask Dustin what made him think that real estate was the right avenue. He says that he invested passively in his first deal was a multifamily deal that was 76 units where he was a key principle in that deal with a buddy of his. Once he walked through that process with him, the due diligence with him, and all that stuff. He says that he was a super sharp and nice guy and once Dustin saw that he could do it and one thing that he is attracted to with real estate is that it is not all about working smart but he really likes it when you can apply a lot of effort and really see big results. Going through the process of the 76 units deal, he was like he can do this and he is going to this. From that point, he hired a coach and started from there.

Dustin offers 3 pieces of advice to 20-year-old Dustin that would possibly change his life and give everything he has now a little faster.
    1) - Buy real estate
    2) - Partner or Hire a coach as quickly as possible.
    3) - Self-care and working out, that's what keeps you on top of your game.
