  • #128 Andrew Schutsky Is A Dad, Husband, Real Estate Investor With 94 Units Growing
In this episode of the Alchemist Nation Real Estate podcast, I talk to Andrew Schutsky who is a dad with 94 units and growing. I wanted to know how he got into multifamily investing in Pennsylvania. He says that he will take me back plus the listeners of this podcast where it all started as a house hack when nobody knew a house hack in 2007 where he bought a single-family and he was on the road for 50 weeks a year. He realized that he was wasting 80% of space in his house and he was like let him try to push some cash in his pocket by renting it out and covering all the expenses is where real estate investing started for him. He started with a house hack in 2007 and from there he continued with a series of single-family rentals, got into short-term rentals and he looked to scale back. He says that I can relate and everyone else can relate, the down payment, all the work you put into a single family, the rehab, the tenants in and out continuously which is a lot of work. If you're trying to scale like 10 properties and you look at making offers on short properties and short-term rentals, it is a lot of cash outlets. So he knew there was a better way, so he started looking for a way and that is where he found bigger pockets and he went full tilt. It was mid-way through 2020 where he connected with his old broker friend of his that he worked within consulting and he had been in the real estate for probably eight or nine years. He asked his friend, Doug, what was the secret in real estate investing. He told him there is a reason in this business and it is the same I left a high-paying job. He started picking up his brain and he went through 20 - 30 books through a 2 - 3 months period where he hired a mentor, joined the mastermind. On top of this, he was working 50 hours a week with his wife traveling and also having launched a podcast though it has been an exciting journey to him.

Andrew offers 3 pieces of advice to 20-year-old Andrew on how to get where he is faster, happier, and richer.
    1) - Invest your money in multi-family real estate.
    2) - Take care of yourself, reward yourself with trips, spend your time with friends and family.
    3) - Relentless education.

  • #127 - Alchemist Nation Podcast With Matthew Sullivan Understanding The Different "Flavors Of Debt"
In this season 2 of the Alchemist Nation Real Estate Podcast, I talk to Mathew Sullivan about understanding the different flavors of debt. Today's guest has built a multi-million dollar fund and I wanted to know how he came about helping people with money in the first place. He says that he was always been fascinated with real estate investment where his career has been entrepreneurial from his early 20s and he spent a few years working with Richard Branson amongst other people. He couldn't see any other pathway than trying to work hard for himself and doing other businesses. Finance, technology, and real estate were really the 3 things that continue to keep him motivated. Funny enough he didn't get involved in any significant real estate when he was in the UK. He moved to the US about 7 years ago where he goes the thought of concentrating on real estate. The interesting thing he found out is that the real estate market in the United States is completely different from the real estate in the UK. It is huge in the states, there are so many different areas that you can get involved in and most importantly everyone is willing to share all of their experiences, and getting off the ground is so much easier. What led him to get involved in real estate was the changes in regulations that enable you to create online investment platforms which are the crowdfunding laws. His first thing to do was to set up a real estate crowdfunding company and it was the first real estate crowdfunding company to launch on the hot on the heels of the jobs act.

Matthew offers 3 pieces of advice to 20-year-old Matthew to get where he is more successfully faster.
    1) - Don't be afraid to do things.
    2) - Stick to something.
    3) - Be coachable, learn from others.

  • #126 - Alchemist Nation Real Estate Podcast W/ Gita Faust Author & Real Estate Investor
In this season 2 of the Alchemist Nation Real Estate Podcast Episode #126, I get the pleasure to talk to Gita Faust who doubles as a real estate investor and an author at the same time. Before we dive into her book I wanted to know how Gita got into real estate in the first place or how did she become an entrepreneur. She says that it is a big long story in there where she was working at a manufacturing company full time, got married, got pregnant which was exciting and everything was going as planned. She then got into an accident where an attorney bumped into her who was reading a newspaper while driving which was a big shock to her. She was in a bad situation where she couldn't sit for 10 or 15 minutes at that time, luckily everything went on well with her son who is now 26 years old. She says that she likes doing things she enjoys doing, she is an accountant and she was working in the same field and she realized she can do bookkeeping for somebody else. She started with a $10 an hour job at that time and one of her clients challenged her by saying that if she could teach her bookkeeping in quick books, she would pay her $ 25 an hour. Fast forward, one thing led to another and that is how she became a businesswoman.

Gita offers 3 pieces of advice to 20-year-old Gita on how to get where she is faster and happier.
    1) - Go hire, outsource and build or in source, in-house, and delegate.
    2) - Build and maintain those relationships and by going deep into them and understanding them.
    3) - Having a class on how to relate one on one or in a group.

  • #125 - Alchemist Nation Real Estate Podcast Tim Bratz Breaking Down The Mechanics Of Syndications
In this season 2 of the Alchemist Nation Real Estate Podcast Episode #125, I talk to Tim Bratz who breaks down the mechanics of syndication. He came from a single-family world and you shifted into the syndication world and when I told him that he was a pro in syndication, his response was that he has never read a book or took a curse. I want to know how he got into the syndication world in the first place. He says that he comes from a single-family as mentioned where he has wholesaled houses, flipped houses, has had a turnkey rental business, built a management company, has had vacation rentals, office buildings, mixed-use buildings, self-storage buildings though his bread and butter is an apartment building. He has 4,288 units and 90% of that are apartments. He bought his first apartment in 2012 by accident where he had private money and the market was at barrel pricing and he then came across an 8 unit building for $30,000 C-Class in Cleveland, Ohio. The building needed some work but he couldn't pass it up, so he got some private money bought the building, put in another $50K in it, it was occupiable and he was renting it for $500 a door on average and there was a 35% cap rate which was insane according to him. He just did it again, just bought another 8 units, 14 unit, 23 unit and he just used private money which was other people's money. He gave up almost 67% on equity split not knowing syndication to his private lenders.

Tim offers 3 pieces of advice to 20-year-old Tim on how to get where he is much faster and happier.
    1) - Work harder on yourself than you do in business

  • #124. Alchemist Nation Real Estate Podcast - Yurika Vu The Power Behind Mindset Coaching
In this season 2 of the Alchemist Nation Real Estate Podcast Episode #124,  I talk to Yurika Vu about his power of mindset coaching. She has an event coming up and she has been promoting and sending it to over 35,000 people for a while. I wanted to know how did Yurika understand that mindset was so important. She says that is the reason why she chose mindset as a topic is that by the end of February and the beginning of March a lot of people's resolutions have fallen off the train and there is this mindset like Maybe next year. She wanted to Kick people and forget about the waiting for the next year and start a new goal. She believes a lot of that is the mindset where you fall short of your new resolutions when it is February and give up for the rest of the year. It is just February and there are 10 more months remaining. So she began to become curious about the mindsets of people who don't fail, who are successful, who're wealthy, and who're having amazing relationships. So she put together a series called The Mindset Mastery in which she interviewed 8 experts including myself on mindsets of successful people. And if that mindset is not available, how to shift, so she started asking for the tangible strategies to implement in your daily life that don't take long like 30 minutes or an hour but small things that just shift our minds and we're consciously aware of and from the awareness people/we start to change.

Yurika offers 3 pieces of advice to 20-year-old Yurika so that she can get where she is faster and happier.
    1) -  Understand Self, get into personal development, Invest in yourself because you're the most important person in this world.
    2) - Find mentors, the people who're wealthier than you, people who're more successful than you, people who you look up to.
    3) - Money hygiene, you need a solid understanding of money.

  • #123 Alchemist Nation Real Estate Podcast - Willie Mandell BRRRRing in Boston Real Estate
In this season 2 of the Alchemist Nation Real Estate Podcast, I talk to Willie Mandell who is BRRRRing in Boston and he is going to talk about the BRRRR strategy. I wanted Willie to define what BRRRR stands for. He says that it is Buy, Rehab, Rent, Refinance, Repeat and it is all they're doing. It is a birth strategy/method that helps you get money back out of the property. People look at the buy and hold strategy where they need to put a down payment and their money is stuck in the property for the next 10 or 15 years. The BRRRR strategy means that we're creating equity and they're not going out and just buying a property at retail value and if it is worth 500, they're trying to get it at that 4 or 3 so that we can create some sort of value. Do some renovations, create some value, pull out some capital back out to a refinance, making money, and being able to utilize their money.

Willie offers 3 pieces of advice to 20-year-old Willie on how to crush it and become successful faster
    1) - Stop chasing women and focus on your business.
    2) -  Save your knees, you aren't going to college.
    3) - If people have doubts about you, just continue to feed off that.
