Today, I sit down with Yamundow Camara, an Atlanta-based real estate investor who came to the U.S. in 2016. She completed her first two out-of-state deals in 2020 and today, Yamundow has 28 doors, including an 8-unit which she rents out to travel nurses.

Hailing from the Gambia, Yamundow is the first member of her family to successfully move to America. She used her scholarship to study computer science in university, but her entrepreneurial spirit quickly drew her to the world of real estate. 

In this episode, Yamundow shares how she was able to overcome the many unexpected challenges that came her way during her very first deal, the advantages of owning Section 8 properties, and how she was able to scale her business so quickly in just two years.

Highlights
1) When negotiating that first deal, it’s natural to lack confidence and to defer to your property manager. Remember that you have a voice: It literally pays to ask questions and study your contract closely to ensure the numbers add up.

2) Aside from her thorough and methodical approach to real estate, one of Yamundow’s biggest keys to success is her focus on networking. She surrounds herself not just with other investors, but with landlords and contractors with whom she sees potential partnerships.

3) While it’s always nice to earn from someone else’s property via rental arbitrage, note that your landlord can change the rules overnight. By owning your own property, you have a more reliable long-term, potentially appreciating asset while effectively tripling your cashflow.

Today, we sit down with Juwan Rohan, a realtor, investor, and “progressive entrepreneur” based in the Bay Area. Alongside his real estate career, he is the host of The Misguided Podcast.

Juwan purchased his first property last year and he is currently using it as a short-term rental on Airbnb. He spent three years before that first purchase studying the real estate world as much as he could.

In this episode, Juwan speaks on navigating the typical challenges of managing an Airbnb rental, why it’s so important to have reserves and not rest on your laurels even once you close your first deal, and why having rentals in your business name instead of your personal name is almost always a better option.

Highlights
1) In real estate, there are many ways to enter and many ways to exit. Juwan reminds us that a seemingly “bad” deal today doesn’t necessarily have to stay that way with some initiative, creativity, and even a bit of luck on your part as a business owner.

2) If you’re thinking about managing an Airbnb rental, note that furniture is likely going to be your biggest expense. Get creative here by, for example, looking for places that will rent you furniture on a monthly basis (some even offer student and military discounts up to around 80%).

3) Juwan suggests always putting the property in your business’s name instead of your personal name. Not only will this protect your personal assets, but will also give you a much easier time dealing with leasing companies, who will only care about whether you’re bringing in rent every month as a corporate entity.
