It's all about multi-family, money lending in this market cycle and real estate in today’s episode with Will Matheson, a multifamily subject matter expert investor, managing partner and co-founder of Matheson Capital.
Before starting Matheson Capital, Will Matheson and his twin brother Evan were nearing the completion of their Masters in Real Estate Development program at Columbia University in late 2017. During this time, Will worked as a broker at Marcus & Millichap in Raleigh, NC, where he was part of a successful team in the region. They faced a crucial decision: either follow the traditional corporate path or start their own company. Despite having little experience, no proven track record, and limited funds, they took a risk and chose to establish their own company. With their focus on smaller properties that needed improvement and short-term investments, Matheson Capital made several successful acquisitions in the multifamily and student housing sectors over the next five years, amounting to a value of over $100 million.
In this episode, Will Matheson shares valuable insights on various subjects. He discusses the significance of having the right mindset, highlights the best opportunities for lending money, shares his experiences in raising capital and determining interest rates. He also talks about his remarkable achievement of raising $1 million at the age of 23 and emphasizes the importance of building a strong track record through strategic acquisitions. Will delves into the topic of partnerships and attracting new investors, while also explaining how to effectively communicate investment structures. He offers insights on structuring deals for larger projects and explains why opting for a floating interest rate can be advantageous. Additionally, he provides guidance on dealing with distressed deals and shares his exciting plans for the future. If you're into multifamily or real estate you cannot miss this episode. In a thought-provoking episode of "The Real Estate Experiment," host Ruben Kanya dives deep into the significance of striking a balance between automations powered by artificial intelligence (AI) and the human element in real estate ventures. Ruben emphasizes that it's not a matter of choosing one over the other but rather understanding when to leverage both to maximize results in all real estate experiments.
Ruben begins by explaining that while AI and automation can streamline processes and increase efficiency, they should never replace the human touch. He highlights the importance of maintaining a personal connection with clients and tenants, as this human element fosters trust, understanding, and a sense of care that technology alone cannot replicate.
To illustrate his point, Ruben provides everyday examples where combining AI with the human element can be immensely valuable. He discusses how implementing automated systems for customer inquiries and support can provide quick and efficient responses, ensuring a seamless experience for potential tenants.
However, Ruben stresses that when it comes to more complex inquiries or issues, a personal touch is essential, such as engaging in live chat conversations or offering personalized assistance to address specific concerns.
Ruben also explores the role of AI in marketing campaigns. He acknowledges that automation can be highly effective in reaching a larger audience, managing advertising campaigns, and analyzing data to optimize marketing strategies. However, Ruben emphasizes that the human touch is critical in crafting compelling narratives, understanding the emotional needs of potential tenants, and building authentic connections through personalized communication.
Ruben concludes by highlighting that successful real estate experiments require a harmonious blend of AI automation and the human element. He urges listeners to embrace technological advancements and leverage automation to enhance efficiency and reach, but always with the understanding that the human touch is irreplaceable when it comes to building trust, providing personalized support, and fostering genuine connections.
By striking the right balance between AI and the human element, real estate professionals can create exceptional experiences for their clients and tenants. Ruben's insights serve as a reminder that while technology can undoubtedly enhance operations, the human element remains the cornerstone of successful real estate ventures.
