  • Episode 46: Nick Legamaro: Why the Investor Who Controls the Deal Wins

In this episode of the Get Wealth Show, Michael Hoang sits down with longtime real estate investor Nick Legamaro, better known as “Nick the Note Guy.”With more than 25 years in real estate, Nick has built experience across deal-making, seller financing, mortgage notes, and data. Today, he's using technology and intent-driven data to help investors get closer to motivated sellers before opportunities become widely known.Nick explains why every real estate strategy starts with one thing: the deal. Whether you're a wholesaler, agent, fix-and-flipper, lender, or buy-and-hold investor, nothing happens until someone finds and controls an opportunity. The conversation breaks down the difference between traditional lead lists and real-time intent data, why investors should dominate a small geographic area instead of chasing thousands of leads, and why speed matters when reaching motivated sellers.Nick also takes Michael back more than two decades to his early days using postcards and direct mail. A simple response to one of those postcards eventually led him toward seller financing and the note business. From there, Michael and Nick explore why lending can be one of the most powerful positions in real estate, how amortization benefits lenders, and why experienced investors often eventually want to become the bank.Nick's message throughout the episode is simple: learn the fundamentals, control the deal, use data while it's fresh, build the right partnerships, and don't chase every shiny object.Chapters00:01 – Meet Nick Legamaro03:13 – What Nick Is Working on Today03:23 – Why Everything Starts With the Deal05:51 – Interest Data vs. Intent Data08:30 – What Is Data as a Service?10:56 – Using Intent Data to Find Deals12:57 – Why Nick Recommends Wholesaling15:23 – Low Equity & Multiple Exit Strategies15:51 – Partner With People Who Fill Your Gaps17:22 – Why Real-Time Data Has a Shelf Life18:15 – What Beginners Actually Need20:46 – Quality Over Quantity22:30 – Surviving the 2008 Real Estate Crash23:56 – Why Direct Mail Still Works25:15 – Nick's First Real Estate Deal29:59 – The Deal That Led Nick Into Notes31:38 – Why Traditional Financing Leaves Opportunities33:22 – Seller Financing & Creative Deal Structures35:47 – Vet Your Mentors36:38 – Wholesaling vs. Private Lending for Beginners37:54 – Why Being the Bank Is Powerful38:24 – Understanding Amortization42:46 – The Investor's End Goal: Become the Bank44:51 – The E-Myth & Building a Sellable Business46:00 – Avoiding Shiny Object Syndrome48:33 – Invest in Your Education50:29 – Nick's Note & Data Resources51:30 – Trust and Verify52:53 – Connect With Nick LegamaroDownload Michael Hoang’s Free Resources:https://linktr.ee/michaelbesomeone?

  • Episode 45:John B. Cullen III: Finding Real Estate Deals When the Market Slows Down

In this episode of the Get Wealth Show, Michael Hoang sits down with John B. Cullen III, a real estate investor based in St. Petersburg, Florida, who buys throughout the Tampa Bay area and focuses his rental portfolio primarily in Pinellas County.

John has experience with wholesaling, fix-and-flips, and buy-and-hold investing. After spending 23 years working in the medical field, he transitioned into real estate and is now focused on building long-term wealth through rental properties.

John explains how the changing Tampa Bay real estate market has created new opportunities for investors. Higher interest rates, increased inventory, longer days on market, and the effects of recent hurricanes have helped bring prices down in parts of his market.

But those opportunities come with challenges.

John discusses flood zones, FEMA-related restrictions, permitting, hurricane-damaged properties, and why he personally avoids buying flooded properties for his rental portfolio—even though he may still wholesale them to developers or other buyers.

Michael and John also break down practical ways beginners can find their first deals, including Facebook, driving for dollars, cold calling, direct mail, and the MLS.

John shares the story of his first deal—a $40,000 mobile home that was sold only weeks later for roughly $80,000–$85,000—and explains how seeing that first real estate check completely changed his perspective.

They also discuss one of John's current rental projects: a property purchased for only $85,000 that he believes could be worth around $275,000 after renovation, with projected rent of approximately $2,200 per month.

    The biggest lesson?

Don't automatically run away from complicated properties.

Liens, lawsuits, multiple heirs, distressed sellers, deferred maintenance, and other problems can create opportunities for investors who know how to solve them.

    As John puts it:

“The money is made in the purchase, it's not made in the sale.”

  • Episode 44:Jose Cortes: From Wholesaling & Flipping to Private Money Lending

In this episode of the Get Wealth Show, Michael Hoang sits down with real estate investor and private money lender Jose Cortes to break down his journey from wholesaling and fix-and-flips to rentals, Airbnb arbitrage, out-of-state investing, and eventually private money lending.

Jose began educating himself about real estate in 2008 before eventually taking action through mentorship programs, local real estate investing groups, relationships with agents, and MLS opportunities. His journey took him through wholesaling, his first fix-and-flip in Colorado, Airbnb arbitrage, long-term rentals in Florida, and an out-of-state portfolio in Minnesota.

After experiencing the challenges of managing properties remotely, Jose sold his portfolio in 2024 and began focusing more heavily on one of the biggest problems he had encountered throughout his own investing career: access to capital.

Today, Jose helps investors through private and transactional funding, including earnest money deposits (EMD), double closings, and gap funding. He explains how these funding strategies can help investors close deals without tying up large amounts of their own cash.

Michael and Jose also walk listeners through practical ways to find deals without a huge marketing budget. They discuss searching the MLS, building relationships with agents, networking at local RIAs, identifying pre-foreclosures, comping properties correctly, underwriting deals, door knocking, and approaching distressed homeowners with solutions instead of simply trying to buy their houses.

The episode is ultimately about using relationships, education, creative problem-solving, and access to capital to help more people close real estate deals.

  • Episode 43:Rick Howell: How to Build a Real Estate Business Around Freedom, Deals & Systems

In this episode of the Get Wealth Show, Michael Hoang sits down with seasoned real estate investor Rick Howell, who has been investing since 2010 across Northwest Ohio and Southeastern Michigan.

Rick's journey started far from real estate. He became a union electrician after having his son at 17 and spent years working in the trades. When layoffs threatened his livelihood during the 2008–2010 downturn, a coworker introduced him to Rich Dad Poor Dad. That book opened Rick's eyes to financial literacy and eventually pushed him toward his first real estate investment.

His first flip wasn't glamorous. Rick and his partner used home equity lines of credit to purchase a $45,000 property, handled much of the renovation themselves, rejected an early offer, held the property for six months, and ultimately walked away splitting only about $7,000 in profit.

But every mistake became part of Rick's education.

Today, Rick operates a lifestyle-focused real estate business with his family, maintains a portfolio of approximately 30 doors, regularly manages multiple flips, and uses a combination of rehabbing, rentals, listings, auctions, and other exit strategies to monetize opportunities.

Rick and Michael dive deep into contractor management, private and hard money, BRRRR investing, finding deals, choosing profitable price points, avoiding costly virtual-flipping mistakes, building a local brand, TV advertising, speed-to-lead, and creating systems that give an investor more freedom instead of simply creating another job.

The biggest message of the episode is simple: don't obsess over a particular exit strategy—become great at finding good real estate deals.

  • Episode 42:George Salas: Building a $25M Experiential Short-Term Rental Portfolio

After losing a $300,000 investment and hitting what he describes as rock bottom, George Salas made the decision to rebuild through real estate. In this episode of the Get Wealth Show, Michael Hoang sits down with George to unpack how he went from attending real estate meetups and courses to owning and operating high-end short-term rentals, launching a real estate fund, and reaching approximately $25 million in assets under management.

George explains how his short-term rental strategy evolved after COVID. Instead of continuing to focus on smaller rental-arbitrage properties, he and his wife shifted toward owning higher-end, experiential short-term rentals. He breaks down what makes an Airbnb or short-term rental competitive today, including unique design, guest-centric amenities, common spaces, data-driven market analysis, and creating an experience travelers are willing to pay more for. George also shares how he evaluates properties, estimates CapEx, researches short-term rental regulations, and uses a combination of market data and experience when selecting amenities.

The conversation then goes deeper into George's transition from individual properties to Empress Capital and a multi-asset fund structure. He discusses the challenges of launching a fund with no prior fund-management experience, the importance of defining your investment strategy before hiring attorneys, building the right team, establishing a track record, and learning from experienced fund managers. For investors interested in short-term rentals, creative finance, real estate funds, or scaling from individual properties into larger portfolios, this episode offers a detailed look at George's evolution as an investor and operator.

  • Episode 41: Lease Options Explained: How John Jackson Helps Sellers & Buyers Without Buying the House

Can you really make money with lease options in Texas without buying the property, taking over the mortgage, or becoming the landlord? In this episode of the Get Wealth Show, Michael Hoang sits down with John Jackson, founder of Leasing2Buy, who has specialized in lease options for more than 20 years. John explains his lease option assignment model, where he helps sellers whose homes aren't selling connect with buyers who aren't quite ready for traditional financing.

John breaks down what a lease option is, the different lease option structures, how Texas requirements affect the strategy, and why his business focuses on assignments rather than sandwich lease options. He walks Michael through the entire process—from finding motivated sellers through targeted direct mail to marketing properties, screening potential buyers based on credit and debt-to-income ratios, and connecting qualified buyers with a lender. John says his typical assignment fee today averages roughly $15,000–$18,000 per deal.

Listeners will also hear how John completed his first lease option deal in 2003 after finding a property while driving for dollars, why slower real estate markets can create more opportunities for this strategy, and the systems he has developed over 22 years. Whether you're a real estate investor looking for another creative-finance strategy or an agent searching for ways to convert leads that aren't working as traditional sales, this episode provides a practical look at how John approaches lease options.

  • Episode 40: Wes Foster: From Zero to 29 Real Estate Deals in His First Year

What happens when you enter real estate with no investing experience, no personal capital to deploy, and decades of catching up to do? For Wes Foster, the answer was to move fast, build relationships, learn from every deal, and create value wherever possible.

In this episode of the Get Wealth Show, Michael Hoang sits down with Wes Foster, a Houston-area real estate agent and investor who completed 29 transactions in his first year and built a team that grew to 27 agents within months of beginning recruitment. Wes shares the deeply personal story behind his move into real estate, including more than 20 years of intentionally giving away what he earned, helping teenagers from troubled homes, and eventually realizing he needed to begin building wealth and preparing for retirement.
Wes also breaks down his first BRRRR investment—a Galveston property purchased for $180,000 with an estimated $450,000 after-repair value—and the costly rehab problems that turned what looked like an ideal deal into a major learning experience. Michael and Wes dive into contractor vetting, hard money, draw schedules, holding costs, off-market properties, wholesaler relationships, deal analysis, and why time can be one of the most expensive costs in real estate investing.

They also explore Wes's investor-focused real estate agent model, creative ways to participate in deals without using his own money or credit, and the relationship-building philosophy that helped him grow rapidly. Wes explains how The Five Love Languages influenced not only his family relationships but also the way he communicates with investors and business partners.

  • Episode 39: Matt Viebrock: How Systems & Operations Help Real Estate Investors Scale

Getting deals is only one part of building a successful real estate business. If your systems, people, processes, and numbers can't keep up, growth can quickly become a problem.

In this episode of the Get Wealth Show, Michael Hoang sits down with Matt Viebrock, an experienced real estate operator who has worked inside businesses handling hundreds of transactions per year. Matt shares how reading Rich Dad Poor Dad at 16 sparked his interest in real estate and how his career eventually took him through New Western Acquisitions, Lifestyles Unlimited, transaction coordination, wholesaling, flipping, novations, coaching, and fractional COO consulting.

Matt explains how his natural strength in systems and operations became his competitive advantage. After helping build the backend operations of a real estate team, he launched a transaction coordination company and says he personally worked on more than 1,500 transactions over roughly eight years. He later partnered with Eric Brewer, Steve Trang, and Mike Borger to build a novation coaching operation that grew to nearly $1 million a year in revenue from coaching alone.

The conversation dives deep into one of the biggest challenges entrepreneurs face: trying to do everything themselves. Matt explains why investors should identify the work they're naturally good at, understand which activities give or drain their energy, delegate lower-value work, and focus on the activities that create the greatest impact.

Michael and Matt also discuss behavioral assessments such as DISC and Predictive Index, hiring virtual assistants, tracking KPIs and KPAs, buying back your time, and building the operational foundation necessary to move from solopreneur to a scalable real estate company.

Whether you're trying to complete your first deal or already doing several deals every month, this episode breaks down how to find your role, protect your time, and build a business that can grow beyond you.

  • Episode 38: Jason Sager: How Pay-Per-Lead Can Help You Find Motivated Sellers

What if you could spend less time searching for motivated sellers and more time actually talking to them?In this episode of the Get Wealth Show, Michael Hoang sits down with Jason Sager of MotivatedSellers.com to discuss pay-per-lead real estate marketing, finding motivated sellers, building your network, and getting your first real estate deal.Jason explains how MotivatedSellers.com generates real-time seller leads across the country and how investors can choose markets and budgets that fit their businesses. He shares that the company targets common indicators of seller motivation, including probate, divorce, bankruptcy, job loss, and tired landlords. Jason also discusses why consistent follow-up matters, noting that their research found a meaningful percentage of leads eventually sold within a year. But Jason's real estate journey didn't start with a perfectly optimized lead-generation system. He shares lessons from buying properties when he was around 19 or 20, becoming a CPA, observing how real estate contributed to generational wealth among clients, and later completing a Miami flip where nearly everyone involved made money except him and his partners. Permitting problems, financing issues, and unexpected costs turned the project into an expensive education—but the experience taught him what to do differently on future deals.Michael and Jason also explain why beginners need a strong local network, mentors, meetups, and experienced people who can help them navigate problems. Jason recommends that someone starting today consider working for an established wholesaling or flipping company to learn the business while creating value for the company. They also discuss what happens after you get a property under contract, finding buyers, bringing experienced closers into deals, and why a great deal combined with the right network can open opportunities you may not have known existed.Chapters00:22 – Meet Jason Sager01:03 – How Nationwide Pay-Per-Lead Works02:24 – Jason's Real Estate Journey04:14 – Finding, Funding & Exiting His Early Flip05:44 – Why Mentorship Matters07:35 – The Cost of Learning the Hard Way09:31 – How Jason Would Start Today12:24 – Inside MotivatedSellers.com14:02 – Masterminds, Networking & Community17:27 – Who Can Use Pay-Per-Lead?19:24 – What to Do After Getting a Deal20:53 – Why Great Deals Attract Money23:11 – Money vs. Time for Lead Generation25:38 – How Michael Knew to Keep His First Deal28:47 – Using Closers to Get Deals Done32:35 – Books That Changed Jason's Mindset36:28 – Jason's Free Resources39:09 – Motivated Sellers & the Win-Win Mindset40:14 – ClosingDownload your Free Resources nowhttps://linktr.ee/michaelbesomeoneConnect with Jason Sagerhttps://linktr.ee/motivatedsellersMotivatedSellers.comJason says his current content can primarily be found through Motivated Sellers, and he plans to potentially develop more of his own content in the future.Connect with Michael HoangInstagram: @MichaelBeSomeoneText Michael: 832-301-9672Michael invites listeners with questions or Houston-area opportunities to text him directly.
