During the past two years investors have been benefiting from low rates. The Bank of Canada is now slowly beginning to increase them. Although we are currently in a pending macroeconomic environment, Stephanie Kowalew believes we are stepping back into a “more normal” market in which younger generations can buy real estate.
Stephanie Kowalew, an experienced commercial mortgage broker, joins us again to talk about the best ways investors can get prepared for a tightening of credits, financing with higher stress-tests and how to prepare files.
Stephanie and Axel dive deep into the importance of stress-testing using a much higher interest rate and being creative when it comes to revenue and expenses, the new APH Select program launched by CMHC that offers insurance incentives (for new construction and existing properties) based on affordability, energy efficiency, and accessibility and the advantages of using this program.
Furthermore, they talk about her company Effet Papillon, the importance of relationships, options that could benefit investors in terms of pricing, and other ways to invest. Tune in!
