The Biscayne Boulevard Corridor is defined as an area stretching from Gen. Douglas MacArthur Causeway north to the Julia Tuttle Causeway.
The Biscayne Boulevard Corridor is one of three submarkets - along with the Brickell Avenue Area and the Central Business District - that together comprise Greater Downtown Miami.
For context, Greater Downtown Miami is defined as the Eddie Rickenbacker Causeway north to the Julia Tuttle Causeway, and Biscayne Bay west to Interstate 95.
The statistics show that Miami’s Biscayne Boulevard Corridor now has nearly 22 months of condos listed for resale during the 2025 South Florida Summer Buying Season, which stretches from May through October.
Industry watchers consider equilibrium to be about six months of supply with more months of inventory suggesting a buyers market and less months a sellers market.
Additionally, Zalewski points out in the podcast that condo pricing in Miami’s Biscayne Boulevard Corridor is severely out of whack.
The current average asking price for a Biscayne Boulevard Corridor condo is nearly $1.1 million per unit. Condos in Miami’s Biscayne Boulevard Corridor submarket traded for less than $859,000 during the busy 2024-25 Winter Buying Season that occurred between November through April.

This episode explores the condo market in the Central Business District (CBD) submarket of Greater Downtown Miami in the first half of the 2025 Summer Buying Season that stretches from May through October.
Zalewski and Huertas explore the past, present and future of Miami’s Central Business District. The market is defined as a 16-block stretch from the Miami River north to the Gen. Douglas MacArthur Causeway, and Biscayne Bay west to Interstate 95.
During the 70-minute podcast, Zalewski and Huertas delve into the surging number of new condos - nearly 4,800 units - being developed in a market that currently has less than 9,300 units.
The jump in the new CBD condos that are planned and under construction would increase the submarket’s share of Greater Downtown Miami units to about 24 percent of the nearly 59,000 total units.
For context, the Biscayne Boulevard Corridor submarket that includes the neighborhoods of Edgewater, Midtown and Wynwood accounts for about 26 percent of the total units in Greater Downtown Miami. The Brickell Avenue Area submarket accounts for the remaining 50 percent of the total units.
The conversation by Zalewski and Huertas also includes a discussion on:
