About a decade ago, a cartoon showed foreclosures as this huge wave hitting Wall Street and made a lot of bankers panic. What happened also is a lot of the note buyers vanished. They stopped buying because the paper wasn’t worth what they were used to paying. That’s what sprung up with non-performing stuff that we’ve seen over the last ten years. However, that wave is going to hit again, and you’ve got to be prepared to be buying directly from the source, and it all comes down to three basic principles – calling asset managers, e-mailing asset managers, and following up. On this episode of Note Night in America, Scott shares his six steps to make sure you don’t shoot yourself in the foot when calling banks and reaching out to asset managers to find note deals.

Markets change. The note market is completely different than what it was ten years ago. It was a little Wild Wild West back then. A lot of stuff has happened in the last ten years that’s been exciting. We’ve had our ups and downs just like anybody else, but it’s been an amazing rollercoaster ride. As you look back in history to see what’s going on in the housing market trends, you’ll realize that history repeats itself. Time is equal to all of us. It judges all equally. You just have to know when to take your opportunities and when to tweak things. What are some signs of the upcoming problems then? Where you’re at today, if you could go back in time ten years ago, what would you do differently? What assets would you be buying? Would you be investing in different things? Scott discusses some of the mortgage and housing market trends that are leading to the future, repeating itself, and teaches on how to capitalize them.

We all have passions and things that we want to do. We want to pursue both passion and profits and there are things that we want to do big, but oftentimes we don’t know how to get there or we don’t know how to take the steps to get to where we ultimately want to be. We’ve all heard about the idea of chasing our passion, but that’s not always true. Chasing your passion could steal your focus away from something that could help you be profitable or keep you away from success that can actually help drive that passion into fruition. Successful people don’t chase their passion into the ground and die. If the ship goes down, they don’t go down with the ship. They kill it and move on to something else. On this Note Night in America, Scott breaks down how to have your profits fund your passions instead of trying to force your passions to work.

Choosing markets is one of the scariest things that people do. Let’s face it, if you’ve been in the note business for longer than six months, you find that not every market is created equal and not every market has the same foreclosure time frame. Most don’t even have the same inventory levels. Choosing a market investment is like buying a monopoly. You’re not going to be buying Park Place or the railroad stuff, but you’ve got to keep some things in mind when you’re playing the game, one of which is asset class availability. What’s available out there? Scott gives the lowdown on what you need to make sure of when you’re choosing and buying in a market.
Nobody is an overnight success. We make a lot of mistakes but the important thing is to learn from our failures. If you love what you do, just keep pushing and pushing to go up, make things happen, and don’t take no for an answer. Find a way to make it work because perseverance does pay off. Scott recounts his life story of how he rose up in the note business out of nothing, and outlines the steps to building a blueprint for success.

One thing you always have to remember is once you make an offer and it’s accepted, it’s important to do due diligence. Due diligence, simply put, is making sure you’re getting what you’re paying for. You get as much information as you can about the property and fully investigate it for potential issues, including getting your eyes out there and doing a site inspection. Learn the three-part process of due diligence as Scott breaks down basic due diligence on your deals before and after you bid on an asset.
