Lately there have seemed to be more and more agents who feel that they are allowed to act outside of the scope of their license. What do I mean?

Agents who act as though they are home inspectors and are not licensed to do so, agents who act as though they are attorneys by making legal suggestions and giving legal advice when they are not licensed to practice law, agents who pretend to be accountants and provide financial advice regarding the numbers and price of their property, it goes on and on.

Sure there are many real estate agents out there but how many of them are willing or even ABLE to help you avoid getting smashed with a $50,000 problem as soon as you get into your home?

Well that's what I did, I helped my buyers avoid a $50,000 problem by making sure they were well aware of it and allowing them the opportunity to make an offer on a property with that understanding in mind.

Although my buyers did not place the highest offer on this property, they did place an appropriate offer that made sense for this $50,000 problem that the winning offer likely had absolutely no idea they were getting into!

It's very common for other real estate agents to not catch what occurred here, and worse yet, are allowing their buyers to walk face first into the 18-wheeler truck that is this $50,000 problem.
