There must be a lot of trust from the restaurant that you will pay at the end.    In real estate, sometimes Sellers insist on a proof of funds, to even see the house.      Can you imagine if Apple or Mercedes would not show you a product without first finding out how much money was in your bank account?   In real estate, many Sellers insist on seeing a proof of funds before they will even show you the house. The buyer doesn’t even know if they like the house and they’re not even ready to enter a negotiation.      So as an agent or a seller, do you require proof of funds to do a first showing?   We also discuss a mystery where, in the middle of the deal The Buyer disappeared. After inspections. They never applied to the HOA and the closing date has passed.    How do you get the deposit back? What is FIRPTA?  It is the withholding of a percentage of the sales price when the Seller is a non-Us person.

Why?  So the IRS can get paid.

The most common contract to buy a house in Florida is the “As Is” contract.  But what does "As Is" mean?

 

And what should you look for during the inspection period?

 

When you have the home inspected, it is not a matter of Passing or Failing.  You are provided the opportunity to get to know the property.  How it works.  What it is made of.  It is the time to ask questions.  To really decide if this is the house for you. 

 

There is no point to getting the home inspected if you are not going to look at the inspection.  And no one can do it for you.  It is your money, your house, your duty to check it out.  You don’t want to be surprised after the closing.

 

In this episode we discuss things to look for during the inspection.  Some that your inspector will catch, but some that you as the Buyer need to see for yourself.  Or hire a specialist to inspect further.
