Welcome to The Real Estate Finder Podcast by Matthew H. Maschler, Real Estate Broker.  Today in the Studio I am joined by Jill Glanzer and Preston Smith, of Signature Real Estate Finder.    Traditionally the Seller of a home pays the commission for both the real estate agent who lists the house and the agent who helped the buyer. Decoupling means that instead of the Seller paying both agents, the Seller only pays the Listing Agent.  Buyers have to negotiate and pay their own agent's fee.   Take for example a $500,000 home:   Scenario 1) the Listing Agent negotiates a traditional commission (say 6%) and from that amount pays the Buyer’s Agent (also called the Selling Agent or the Showing Agent).  After the 6% commission is paid, The Seller nets $470,000.   Scenario 2)  If you decouple the commission and the Listing Agent only negotiates the listing fee, say 3%, the Buyer will ask in the offer that the Seller gives a 3% credit to the Buyer to pay the Buyer’s agent.  The Seller still nets $470,000.   Scenario 3) If the Seller refuses to pay the Buyer’s agent, the Buyer simply will offer 3% less for the home, and the Seller still nets $470,000.   In Addition, do you remember Episode 111 of this Podcast "Flying Home and Flying to Work?”  Well we have an update on that property and it is BACK and available for sale at a GREAT price.   Lastly, I know I said Preston was in the studio today?  Well he is producing the show and did not join the conversation  but his contribution needs to be mentioned, thanks Preston!   ...

Maschler, Real Estate Broker.  Today in the Studio I am joined by Jill Glanzer and Preston Smith, of Signature Real Estate Finder.  We are discussing Jill’s new listing, a 2 Bedroom with a Den.  Should we list it as a two or three bedroom?  We want to know what you think!   We also discuss the way Real Estate Commissions flow.  From the Seller to the Listing Agent’s brokerage firm.  Ad then from the Listing Agent’s brokerage firm to the Buyer’s (also called Selling Agent) Agent’s brokerage firm.   Many times the Closing Agent will split it on the closing statement for every once’s convenience so it only LOOKS like the Seller has been paying the Buyer’s Agent (Selling Agent), but in reality that has NEVER been the case.   Until now, when we are starting to see Seller’s paying the Buyer’s / Selling Agent directly under the new NAR Guidelines of Black Saturday (August 17th, 2024)   We also talk some about supply and demand, join us, it is fun!!!

On today’s Real Estate Finder Podcast, Matthew reveals that since the last time Staci was in the studio, she performed stand up comedy at the Sadman Comedy Cafe right here in Royal Palm Plaza in Boca Raton, FL. 

 

According to Staci, it was “a one and done life bucket list item,” but that remains to be seen. One great idea is to have an open mike real estate ”industry” night where real estate agents could say their pet peeves, worst things to ever happen and dish the hilarious dirt on what goes on behind the front doors in the professional world of real estate. 

 

You probably think it never happens, but believe it or not selling the same property more than once or twice actually does happen. Loyal customers are usually the reason. Staci’s on her 4th transaction on the same property and it’s a corporate relocation, which we will talk more about later in the deal.

This week Staci Garcia and Matthew Maschler are thrilled to host Tim Snow and Jay Brandt of The George Snow Scholarship Fund to the Real Estate Finder Podcast.   Tim tells us about growing up in Boca Raton, with his father George who was a real estate developer and teacher.  We discuss Boca Raton real estate and reveal that Tim used to live in the very neighborhood Staci now lives in, and that I have a closing this week in.   We talk about the great work done by the The George Snow Scholarship Fund, and how it has awarded 375 scholarships to its scholars this year.  What types of students receive these scholarships, and other benefits aside from tuition payments come from being a Snow Scholar.  And what the process for applications looks like.
The George Snow Scholarship Fund is dedicated to helping deserving students in Palm Beach County achieve their career goals through their pursuit of higher education. By providing financial assistance and a host of supplementary support services, they ensure that hundreds of scholarship recipients have the resources they need to thrive academically.   For more details about the scholarship visit Scholarship.org   Tim Snow has resided in Boca Raton since 1958 when his family relocated to Boca Raton from Western Pennsylvania. He attended and graduated from Boca Raton High School in 1974 followed by his graduation from Marion Military Institute in Alabama. Under Tim’s leadership, the George Snow Scholarship Fund has been recognized as one of the most respected non-profit organizations in South Florida. Tim’s vision for the Fund included not only providing scholarships but also the development of scholar support programs and services created to ensure the success of the scholars including pre-college physicals, laptops for each scholar and a high school to college transition program.
Jay joined the George Snow Scholarship Fund as the Vice President of Development in January of 2023, after a successful showing at Boca’s Ballroom Battle. Previously, Jay was the Executive Director at St. Jude Catholic Church & School in Boca Raton. He oversaw all development, marketing and personnel for the church, as well as development for the school.

Prior to St. Jude, Jay worked at Lynn University as the Director of Major Gifts for 15 years.

It is June and that means Father’s Day, Graduations and Juneteenth Celebrations. And you can not close on a house on June 19th! If I did not say it clearly enough, make sure you do not write a contract that calls for a closing on that day. And in 2027 when it falls on a Saturday, do not schedule a closing for the Friday before, when it will be observed on June 18th!

And how about those Florida Panthers? Up 3-1 in the Stanley Cup Finals when we recorded this. Go Cats!

Back to real estate please, we discuss updating the MLS once an offer is fully executed and becomes a binding contract. There is nothing worse than trying to show a house that shows Active in the MLS, only to be told it is under contract. What about bringing a Buyer for a back up when you know it is under contract? Find out!

Speaking of the MLS, in 2 months time, the MLS will no longer be able to display the incentive offered to a Buyer’s agent from the Listing agent for bringing the Buyer.

Recently I have decided that it was important to grow the audience of this podcast and thanks to PodPopuli Podcast Studio, we met Kelli Brink, Director of Podcast Growth Strategy.

It was nice to meet her in person, live on the Real Estate Finder Podcast.

We talk about social media, and how she came to be the Producer of this the Real Estate Finder Podcast.

And of course we talk about Real Estate.  Remember that home we staged that I believe received a premium in the price because we staged it with Big Style Staging (what Episode was that)?  Well, the Buyer walked AFTER the staged furniture was removed.  UGH, listed it again and found a new Buyer, without the premium.  Still, it was a good flip.  Who is next?
