Today we are closing on the sale of an investment property so we decided to take a deep dive into this real-life case study. In 2016, Matthew purchased a property with the goal of turning it into a rental investment. Today, we unravel the entire journey – from acquisition to sale – to determine if this venture was a success or a bust.
Our discussion kicks off with the critical analysis that Matthew and his team undertook before making the purchase. What factors did they consider when evaluating whether this property would be a wise rental investment? Discover the key elements that contribute to the success of a rental property and how to identify them.
One of the central questions we tackle is the rate of return. What is it, and why is it such a crucial metric for investors? We'll explore the various factors that impact the rate of return, shedding light on what can either boost or deflate this essential measure of profitability.
But that's not all. Real estate investments are filled with unpredictable variables that can significantly affect your returns. We delve into the unknown and unforeseen factors that Matthew encountered during his ownership of the property – factors that could make or break an investment.
Fast forward to 2023 – Matthew has decided to sell the property, and we've recorded this episode on closing day. We take a retrospective look at the decision to sell and run a comprehensive analysis comparing the property's market value to its acquisition cost. Does this investment still hold up in today's market, or has it lost its shine?
In the final moments of the episode, we reach the pivotal question: Was this investment a good one, or was it a bust? Join us as we examine the numbers, the experiences, and the lessons learned to determine the ultimate fate of Matthew's investment property.
If you're an aspiring real estate investor or simply curious about the ins and outs of property investment, this episode is packed with valuable insights and a real-world case study that will leave you better equipped to make informed decisions in the world of real estate. Don't miss out on this fascinating journey through the highs and lows of investment property ownership.

The most common contract to buy a house in Florida is the “As Is” contract. But what does "As Is" mean?
And what should you look for during the inspection period?
When you have the home inspected, it is not a matter of Passing or Failing. You are provided the opportunity to get to know the property. How it works. What it is made of. It is the time to ask questions. To really decide if this is the house for you.
There is no point to getting the home inspected if you are not going to look at the inspection. And no one can do it for you. It is your money, your house, your duty to check it out. You don’t want to be surprised after the closing.
In this episode we discuss things to look for during the inspection. Some that your inspector will catch, but some that you as the Buyer need to see for yourself. Or hire a specialist to inspect further.

Can a real estate agent advertise another Broker’s listings? Absolutely, that is your job as an agent. To sell, and other Broker’s listing are your inventory.
But there are some pitfalls to be aware of. Sometimes you need permission. Sometimes you do not. And you always need to credit the Listing Broker.
Also, what happens when a Buyer calls you directly and does not want a commission? In Florida, as a real estate agent this is a cause for celebration. But many Buyers do not understand how the listing agent is paid in this situation.

Most real estate agents face this at sometime. You represent a Buyer, do a great job and on the day of the closing see that the listing agent took a higher share of the commission than the amount offered in the MLS.
Doesn’t the listing agent have to disclose the existence of a Variable or Dual Rate Commissions?
Yes, but that is not what a Variable/Dual Rate Commission is. So what is a Variable or Dual Rate Commission? Find out on this weeks episode of the Real Estate Finder Podcast.

You might be surprised to hear that there is no Title Agent in a contract. There is an Escrow Agent and there is Closing Agent. These can be the same person or company, or they can be two different people or companies. A title company can do either role, but so can other entities.
The “Escrow Agent" holds the deposit. It can be a Real Estate Brokerage Firm. Lawyer or Law Firm, a Title Agency, or other person or business.
The Buyer specifies the escrow agent in the offer, and the Seller can agree or negotiate for a different one.
The “Closing Agent” does the paperwork to transfer the deed, disburse funds and do the title work. It can be a lawyer, Law Firm or a Title Agency.
The contract is SILENT on who the Closing Agent is going to be, it merely says who CHOOSES the Closing Agent and who PAYS for the Owner’s policy (The Buyer will be the Owner of the house after the closing).
We also tackle two other issues in the contract that I think needs to be explained.
The assignability provision of the contract. Can the Buyer assign the contract to another Buyer. Most Buyer agents say No in the offer. I say Yes, as long as the Buyer is not relieved of liability. This seems fair to both parties. Why would a Seller object? Tune in and I will Mattsplain.
Finally, we tackle the new law in Florida that prohibits Buyers from Syria, China, Cuba, Iran, Russia, Venezuela and North Korea. Can this be legal?
3 common isssues we talk about this week in the life of a Real Estate Finder.

On today’s Real estate Finder podcast, Staci Garcia asks, “My rental client used me and abused me and then said they found another property with someone else. But they signed the Buyer/Tenant Broker Agreement (twice, once for each Contract to Lease), so what can I do?”
I’d like to make them “feel the pain” as one of my favorite clients likes to say. Especially in this situation because these rental clients knew I have a child with cancer and I was extremely tight for time. I was definitely making a special effort for them and they knew it.
What are my options?
