There is a certain amount of “mystery" surrounding what services are actually performed to prepare for a closing. Greg walks us through the contract, from executed offer to a successful closing. 

Some of the most common mistakes seen by Greg are real estate agents using the terminology “On or before” for the closing date.  This comes from other states and is not a term used in Florida.

In Florida Buyers and Sellers do not need an attorney to read the contract, but it is a good idea to have an attorney available for the title process because no two deals are ever the same.

Usually the rehab work is more than the average buyer can handle and so it attracts builders who must pay the initiation fee but receive it back after the property has sold. 

Many of the builder programs involve specific rules and requirements like the no one can live in the property or use the amenities, for example, while the property is under construction. Builder programs vary from community to community.

On today’s episode of Real Estate Finder, Staci Garcia and Jill Glanzer discuss some of their biggest pet peeves that have to do with Real Estate, and more specifically, the listing process on the MLS— Multiple Listing Service. 

The MLS is a search engine that helps organize properties into searchable criteria. It is extremely useful and contains a lot of data. However, it is only as good as the agents using it. So if a listing agent doesn’t fill out the MLS properly, the system doesn’t work as well. Additionally, some people don’t fully understand how to fill out the options in the listing so the information is wrong and this leads to countless issues, namely that anyone searching for a property for example with one floor, will not find a ranch house or one-level property if the listing agent put anything other than one in the option for floor.

That’s just the tiny tip of the iceberg of a much larger problem because it’s not just incorrect information, but agents also skip certain sections probably thinking they aren’t important. If I search for a “Hamdyman” (property need a lot of work) and the agent doesn’t check the box for “Handyman,” then that property will not come up in a search. 

This gets to be tenuous especially when a buyer wants a very specific property. So, we have investors who want original owner properties but there is no check box for original owner. Between Jill, Matthew and Staci, we can name 10 new criteria search boxes that don’t currently exist in the MLS. 

To top that off, some real estate agents don’t even list the properties for sale. They are called “pocket listings” and those agents keep them “in their pocket presumably hoping to find their own buyers or potentially choosing which agents to tell that they prefer to work with.

So there’s a great deal of frustration that comes with incorrect data, incomplete data, no data and people not even using the MLS. 

The MLS data is syndicated to all the other search engines like ZILLOW and Realtor.com and so on. So if the original data is wrong, incorrect or missing, it will be wrong, incorrect or missing all across the internet.

This leads to the scenario where a buyer is home searching on Zillow thinking they found something that they want and they hopefully tell their agent who looks up the property and says “I’m sorry Buyer, this is for age 55 or over only.” Or, “I’m sorry Buyer, this property is two stories and not just on the second floor.”

Then, buyer confidence in the agent might waiver because that agent doesn’t say what the buyer is looking at on their own computer screen. Now it gets tricky because Mr. Buyer starts to seek advice from additional real estate agents. And this is yet another pet peeve of most agents.

If one real estate agent is good, is two real estate agents better?? This part of the discussion is one that every agent should listen to and discuss with their buyer right from the start.

Welcome to the Real Estate Finder Podcast!

Matthew’s friend Elliot Edelman joins us.  Elliot is a stock trader with almost 30 years of experience.

What is a stock trader?  What is the difference between day trading and investing?  We talk about all of this.  Talk, we don’t answer.  What is investing?  It can mean different things for different people.

He’s taking his long acquired experience and sharing with the world his successful approaches to finances and investing.  He is breaking into content creation through Tik Tok and LinkedIn and is amassing a huge following.  Basically, he is becoming a social media influencer.

We talk about crypto, calculus and other controversial subjects.  And learn from Elliot that his son Isaac is an aspiring sports broadcaster and writer who is the founder of FL Teams (flteams.com). (Maybe we can get him to cover Boca Raton Championship Wrestling?)

Matthew and Elliot meant a LONG time ago and have talked about finance, fatherhood and food for years and it was a pleasure to get this on the record.  Matthew sold Elliot’s house in 2010.  And still remembers much of what he learned on that deal.   Buying and Selling real estate is different than buying and selling stock.  We debate what it means to invest.  

In talking about current events, we discuss a false story that happened at Disney World.  I admit I fell for it.  I believed a joke report about a tragedy on Space Mountain and am very embarrassed to discuss it on air as if it where true.  Oh well, I made a mistake.

Other topics we discuss are education, discounting, marketing tips and tricks.  And missing out on buying Bitcoin at $10.  And $325.  And $3,000.  And $10,000.

Who pays who in a real estate transaction? 

The seller hires a real estate agent.  They decide on how much of the Listing Agent’s commission will be offered to a Cooperating Agent (also called the Buyer’s Agent or the Selling Agent).

Who pays the Buyer’s Agent? The Seller’s Agent. 

What if the Buyer uses more than one agent?  The only agent for the buyer who gets paid is the agent who writes the offer. 

Sounds simple but it gets mixed up by people all the time.  Being a real estate agent is a commission based job. No one will pay you to be a tour guide.  So we ask Buyers PLEASE be loyal to your agent!

Don’t click on the “For more information” button on a real estate website like Zillow or Redfin. Just send the address you see online to your real estate agent and give them a chance to do the work. 

If you think the more agents who are looking for properties for you, the better chance you will find the right properties than you are inherently wasting the time of all the agents who don’t end up writing the offer. Only that one agent has the ball and could carry it to closing and get paid. Be loyal.

Residents of Boca Raton have been waiting patiently for some redevelopment at the site that was formerly Sears at Town Center at Boca Raton. The property is the most valuable piece of property in South Florida and it’s no secret that everyone has been hoping that a developer and the mall and the City of Boca Raton would come together with a project that would benefit the entire community. 

What would you like to have at the property where Sears sits? We would definitely like to know! And, if you have any information on this development, let us know! The residents should be part of the decision-making process.

On today’s episode of the Real Estate Finder Podcast, Matthew Maschler and Staci Garcia are joined by awesome Signature Real Estate Finder agent Jill Glanzer. 

It’s a new year and a perfect time to adjust your sails and start fresh. We discuss several transactions we have been working on over the holidays. Real estate agents have no set hours and often work weekends and holiday because that’s the only time the buyer has available, or it’s convenient because the seller is away. 

And if you have closings scheduled for early  January, say good bye to your vacation time. It can be frustrating because you have some parties and businesses open and trying to work and finding an essential party or service is out of town.  And bank holidays can make scheduling wire transfers difficult.  

So plan ahead when you set your closings for mid-December 2023 and January 2024.  Maybe we should make a rule: No closings scheduled for the first week of January :)

We also talk about being a good neighbor. 

Do you know your neighbors? It makes daily life a completely different experience if you and your neighbors get along. 

We have a closing this week in Whitehall. There are properties for sale in that building and also two condos for sale in Pompano Beach, first floor on the water, with adjoining doors if you have a best friend or relative who you want to live next door to. It’s a great idea for seniors who feel nervous about making new friends.

On today’s Real Estate Finder Podcast, Matthew Maschler and and Jill Glanzer talk about what to do when the Buyer and Seller want to make a side deal for the furniture.   Real property is land and anything built on it, or fixed to it.  Personal property is the rest of your stuff.  Televisions, Tables, Chairs, Art.   Generally, the real estate contract covers the "real property."  It can include some “personal property” but when there is a significant amount of “personal property” often a separate agreement can be made, and the price of that property would not be included in the contract price or the recording price.  There are many reasons why a Buyer or Seller would want to keep the "personal property” separate and we discuss some of them.  We also discuss ways to do it, whether it should be included on the closing statement and how to protect the customer.
