Today I get into Kevin Ward's book, The Book of Yes. I specifically get into the chapter about practice and how we have to practice, practice, practice when it comes to the scripts in the book so that over time they become a part of you and don't sound like scripts.

So today I actually started reading the book of yes by Kevin Ward and what I did actually was I started listening to the book I think I listen to about the first 10 chapters or so maybe take chapters of the book I listened to the first game chapters and then I started to read the actual book the physical book because what I like to do is I like to highlight or make notes in the book as I'm going through it things that kind of stand out to me and so the first 10 chapters of this book is really a lot of it is about like mine set but it's specific to know how to use this book has got Mastery why it matters as the first chapter distinctions. Chapter is literally about how she is delivering something that's different when it comes to the scripts that Realtors start to learn and they start to practice them and if you really think of like all the scripts that are out there they're pretty much all the same and what he's saying in this specific chapter. Distinctions is that yes they're all the same but it's how you put them into place how it is delivered and that's where he tries to make a lot of distinctions with his scripts so that the ideas that you practice them as much as possible so that when you deliver the script no matter what script it is it's going to be different than anyone else and and then he goes into chapter 5 which is about practice and that's the the secret of the best it so that's where I am starting the that this talk is on the practice chapter. So he says it scripts are part of the business the enemy is when it sounds like you are performing from a script it's what he does he likes to refer to what he teaches as conversational choreography and he makes a reference to athletes specifically figure skaters and when you're when you see if they can figure skater performing for the Olympics or whatever you don't see what has happened behind-the-scenes you're leading up to that that point and that's hours and days weeks months of practice practicing the exact same set that is going to be performed on the day of your you're practicing the exact same thing just know you're falling down you're getting back up and you keep practicing you keep trying until you start to master it and then eventually it becomes muscle memory he does say that before for people that are amateurs and he he does reference that everyone is basically an amateur until they start Maastricht Everyone's an amateur and Dave will remain so when they are looking for basically like the Magic Bullet they want the the one thing the one script that will handle everything it'll handle getting buyers it'll handle getting sellers it'll handle the objections with just instead of mastering a script that handles just the buyers of scrap that candles just the sellers and then strips that handle specific objections and from there practicing Aldi scripts until they become the end that's the idea that's the that's the key to Mastery is when you are practicing will point where it no longer becomes like a script it just becomes part of your becomes very fluid and when you are speaking and you're having that conversation it doesn't sound like you've been practicing a script and reciting at work for work because once you've mastered that script now you can kind of deviate off of it and put in your own flare your own style so that it eventually become your own kind of script and it is interesting how he is when he gets out he's talking about how we're going to have to really put in the effort put in the work to memorize these things practice them and then overtime yes it's going to be mechanical yes it's going to sound like we're reading from actual script and at first yes that's that's going to be the case and that's why he he recommends that we role play and I've spoken about role-playing before with sales and going through actions and all that find someone that is doing the exact same thing that you're doing that you're both but say you're both brand new agent since right now my entire Focus has switched from wholesaling to getting buyers for listings and becoming more of the agent trying to build up that side of my business until yeah you bought come in as brand new agents and you are both given yet let's say you're both getting the exact same book the book of yes and there are actual scripts in here that you can go through you start to read it and start to memorize it what are you going to do differently than the others this is one of the year at the scripts for one of the objections or qualification pre-appointment seller directions as you read through it you start to practice it and and you can practice it by yourself when you're getting up in the morning put in about five minutes of just this specific script what are you going to do differently than the others and read through it he threatened your maybe in your head and then we threw it out loud and then start to try and memorize it through sentence by sentence and try to memorize it and then over time that you tried to just recited work forward I am your aunt be a little bit more fluid with with the words be a little bit more conversational and putting in the the tone of the way it should be. For the conversation and making sure that your Reflections are are correct and send where they they are where they should be as well and it is something that I will I'll be going through it now I'll be practicing the script because they're they are different have the scripts that I have learned for the wholesaling side Ford a lot of the questions are kind of the same you know it's because you're getting information about the property you know how many bedrooms what's the square footage of the last time the roof was replaced things like that you start remembering a lot of these things and can you start to incorporate the exact same questions but in the case of you start off practicing these script by yourself in 5-10 minutes maybe 5-10 minutes in the morning before I go to work and then 5 to 10 minutes in the afternoon like during lunch and then another 10 minutes or so have to work when I get home before I start speaking to fires before I start speaking to sellers so that I have these things in mind and I I start with the first one and try to master that and then once I've done that I can move on to the next one so for me what my focus on on. My focus is going to be on kind of getting to a point where I'm very efficient where the first script so that I can go through it without even reading it off of the okay and it sounds just a little bit your conversational yes it's going to sound like an actual script but I want to get to a point where I'm very efficient with it and before I start learning the next one I'll read through the entire book and everything my my things is new try to learn the first one in Maspeth first one and then go on to the next one overtime yes I will get through all them I will memorize all of them out master all dentist and I will be practicing the script with some other Realtors some friends of mine that are realtors I can practice with them no one on one or two to one or in a group or whatever I can start practicing this and they can give me feedback on how I'm delivering certain parts of that script yeah and then they might pick up on certain things that time I might be saying that I'm not aware of and they keeping that feedback so that I can try and keep that top of mine so that I'm aware of what I'm saying and I can either eliminate certain things that I'm saying or change them so that they sound a little bit more conversational or they sound correct in terms of the process of a sale the process of a listing presentation things like that so that's what I've been working on today is reading through the book of yes the first 10 chapters is basically almost like a mindset type of thing and the chapters are very very short some of them are just a couple of paragraphs long and then he gets into that the second part of the book which are the actual scripts and so he's got to prospecting Scripts and then he started listing presentation Scripts buyer Scripts I'm just flipping through pages here listing appointments seller objections that's what that might be it so that's that's yes it does seem like a short Reed on the physical book it's about a hundred and forty two pages so it's kind of a short Reed especially when the chapters are a few paragraphs long as you start to feel like you're chugging along and getting through this even faster than we thought and what helps is that I am awesome listening to the book so that going into the physical book I know what to expect and I can kind of remember certain things that stood out when when I was listening to books so I can highlight them make notes in the actual so that's bad so again you want to practice practice practice practice even when you have mastered everything you continue to practice and yet he says in in in the book here in in the chapter on practice the real work is practicing that's where the gold medal is 1 not under the lights in front of the crowds and a custom-made sparkling dance costume but on a practice rink without the lights with no crowds were cheers and plain leotards it sweats practice rehearse Wipeout get up dust off do it again and again practice one more time and over and over and over muscle memory takes over into skater can move through the entire routine almost without thought and that's the idea that they become a part of you and you were no longer happen to think of what do I say in this situation you already know and it already comes out as like muscle memory basically it's so it's so far it's pretty good there's some some stuff here on one thing that actually stood out in chapter 3 Pros only not allowed he says that when you go on a listing appointment you are literally auditioning for a 5000 10,000 or even $20,000 commission check for more representing the sale of a client's most valuable asset in the world and yet the average agent spent less time per day practicing their listing presentation skills in the nine-year-old spends preparing to play one song in a piano recital so you're that kind of stood out to me you are actually fun addition in against against a bunch of other Realtors the seller is going to audition all these Realtors and he's going to pick the one that stands out the most one that doesn't seem like they are still brand new as an agent and looks more confident and no sound more confident because they've mastered the the script that's going into listing presentations you want to be that confident realtor that no longer has to think about what do I say in this situation what do I say when they ask me this question or they give me an objection you already know all this stuff so that's the book of yes the the other thing is on my Facebook ads John today at 9 p.m. the day I got four more leads so total I have 7 Leaves spent $5.79 total and that puts me at $0.83 per lead so not bad I've already contacted the the fires I'll contact them again tomorrow and see if I can schedule an appointment for me to meet up with them and try and start something so that I can start showing them some properties the other thing is yesterday since I was at my realtor board I went ahead and got the key key for those electronic lock boxes I figured you know what it's better to have it and not need it than to need it and not have it there's already two properties on my street that have those electronic lock boxes and so I don't want to be calling the listing agent to say hey can you drive down here and open the door for me so I can show a client that's that's not what I want to do so go ahead and got that also I will be looking to get my Seacrest certification that is a certified probate real estate specialist certification and that is so that I can offer my services as a realtor to people that are going through probate and it also helps as I come in as an investor if they don't like the offer that I'm giving them they don't like the offer than they look I am a certified probate real estate specialist I can list the property and I have this attorney that I've spoken to they do probate and they can take care of you and then we can get the process of moving along so I will be getting my certification there and yeah so tomorrow I will be contacting these buyers that I received from Facebook and see if I can start showing dump some properties and until tomorrow we'll see you
