Show Notes:Day I m going to talk about one of the opportunities that you should be focusing on for the near future something that if you get in on this right now you will be positioned just right to actually ride the wave going up and it has nothing to do with real estate right now and it's more on the technology side but first off so I I did finish Cal Newport book so good they can't ignore you and just like I had spoken about before it's really about building your skills building what he calls Capital experience Capitol building up your Capitol inside of your skill sets and it's mainly just don't go what don't go after what you're passionate about or trying to find out what your passion is just find out what you're really really good at and focus on building. And over time you will find your passion probably find your passion on what it is that you would really enjoy doing and what you are meant to do but until then you're just focus on building your skill sets in the one or two things that you are really really good at that that was mainly that was the main message in that book some of the other books that he's written I've actually enjoyed them and I'd much rather read them this one when I read the description Knows by sounds kind of good and so far like his writing style I like he's very relevant and with this there were a few anecdotes and in a few stories or examples of people pushing their their passion off decide to work on building their their skills building building upon what they are very good at and then the passion kind of got woven in afterwards after so many years so that's that the things that I wanted to talk about is something that I seen believe it was I saw a little bit of it yesterday and then finished it up today the video on some of the some of the opportunities that we should be looking at in the near future like looking at it right now and moving towards that for the near future because that's where a lot of things are are heading towards one of them is genetics have to do with I guess bioengineering not biohacking but engineering something that is towards genetic select or genetically modified foods things like that so the other is 3D printing and and then a I so those are the three that I can remember from from the video I was watching and really if you think about it all three can actually be tied in to each other the third one a i artificial intelligence it's not just robots right you're not went when you think of AI you shouldn't be thinking of just robots by is basically these algorithms are towed that's been designed to really understand how you live your life and how you do certain things and try to you know what it is that you're doing there are few examples of AI already in place one of them is in your pocket and use it every single day and that is your phone if you have a iPhone you have Siri Siri is an AI and you can interact this Siri keeps getting better every year can you also have Alexa you have Google home you have all these other services out there where you can interact with an AI and it will do a lot of work for you getting you the results that you're looking for in the shortest amount of time mail because in a I actually have access to more information at a much faster rate than what you could do if you were thinking what it is that you wanted to do and then dig out your your phone from your pocket open it up go to browser start searching for red things like that where is you just said hey Alexa find tickets for Hamilton that's playing this weekend so something like that Alexa would be able to tell you within a second probably there are tickets available for a 7:07 p.m. showing on Saturday do you want to buy the tickets yes. March 03, 2019TD 153: More on Power TeamsToday I discuss some more on power teams and why you should have redundant teams. Show Notes:So today I am continuing the conversation of The Power Team yesterday I started that conversation and it was on the tax guy whether you have a tax guy or a CPA or tax attorney whatever it is these are the people that are going to make sure that especially for your business that you are getting all the the deductions and all the right offs that you possibly can so that you can get the most out of your business side note I noticed yesterday after I had already published the episode that my microphone was not plugged into my MacBook I made sure that it was plugged in today and I do apologize for that this is why we have checklists and that we have to go through those checklists when performing certain tasks like this like recording a podcast making sure that the mixer is on making sure that the microphone is plugged into MacBook my microphone is already plugged into the mixer so I don't have to worry about that and then making sure that I select you at the right track inside of GarageBand when I start Court the conversation of The Power Team what I wanted to talk about is the mortgage lender going through Heaven hold on going through Kevin towards that book the book of the is specifically on the buyer script specifically on the buyer script he goes over he goes over a a specific set of questions know what I'll just go off memory where he's asking for the scriptures where you ask the about the buyer if they are already working with a mortgage company or lender and if not then you have a few mortgage lenders were mortgage companies that you work with and you'll be able to get them be approved for for whatever amount they get pre-approved for it so that you can start showing coming into this as a new realtor I can I can definitely say that these are things that you have to like as you go through these scripts these are like a pop-up it's like oh I need a few names of mortgage lenders so that I can when I say something like this when I say that I work with a few lending companies that you know I'll put you in touch with that I'll have one of them give you a call and that way they can get you pre-approved I have to have that list right until of course I actually do have a list of lenders that I haven't worked with them yet but I have one guy in particular that I have that built a relationship with he actually started a Meetup Group downtown Tampa about twice a month on a Tuesday during lunch right friend of mine at work also licensed he that sent a link over to me said hey check this out and it was a Monday I saw that it was the following Tuesday that the the next meeting was going to be like dude let's go so we went I met with the with the guy that hosted the meeting at who is a mortgage lender and started developing a relationship with him started talking with him about what he how you know he can help me and how I can help him things like that and over a few months of doing this over for going out and meeting with new people and then meeting with him and and continuing that relationship I'm I'm very confident that I can send anyone his way and he'll be able to take care of them and the same is true for you for me I hope the same is true for me where if he finds people that are looking to buy a house and they're getting pre-approved but they don't have a realtor yet I'm hoping that he will actually you think of me because I'm the one that's going to be sending him the business now here's the thing with a power team and especially having people that are going to be they're going to be like a tier-1 type of new Power Team the way I think of it is normal you just have a handful of people that you would talk to you in and that you would send business to and that's it there's no more after that as I as I think about it you should have multiple multiple names of lenders of new tax attorneys or no CPAs multiple names of probate attor...more23minPlay
March 02, 2019TD 152: Power TeamToday, as I get ready for my appointment with my tax guy, I talk about building a power team. These are the people that will ensure your success in life and business. Show Notes:So today was pretty much a a a long busy day it was a very productive day but it was a very busy day a lot that I was doing for work decided to work from home today and get a lot of stuff done super successful today with that and then switch the years and started making sure that I had all my documents ready to go for my tax guy to go through and thought our taxes and that's the conversation for today which is you making sure that you have the right person on your team right you have to have a its so-called dream team of specific people that are going to help you along your career and whatever it is you're doing and also in life so I have a specific tax day I've been going to this guy for years now he he will dig deep into everything that that not only my you're my W-2 and a job but with my business he goes deep into everything that I've been doing for the year and he will find every and any right off that I can I can get and it's he does everything legally making or that I get the most back you're from that from the government and and this guy is he Indian descent and he was actually visiting family in India and we had scheduled our taxes to be done like 2 weeks ago and little did we know that he was on vacation in India and we want to confirm my wife call to confirm that knew they were going to have our meeting with this guy or appointment with this guy and they responded oh he's on vacation you want us to schedule you with someone else and right off the bat it was no we have to have to stay with this person he knows he knows us he knows everything that we do individually and that's how good this guy is and he he doesn't he's he's not a CPA he's not a he just worked for H&R Block part time he actually works for I believe a at it company word health industry but in the it division of whatever that businesses and so leave note instead of going forward and having someone else do our taxes which we did one year and it got completely screwed up we decided that is never going to happen again we will wait until he comes back and so my wife kept going back and forth making sure that we got a 10 appointment with him as soon as he got back and so we have our appointment for tomorrow and this guy books up pretty good so we try to schedule with him weeks or months in advance because we we know that when we go to him everything's going to get done the way it should be done and nothing gets missed I mean it you might have someone that you go see or maybe you just go to H&R Block or whoever and spent about 45 minutes going through everything and then your pay them and you're done know it takes us about an hour-and-a-half sometimes to for him to go through everything like the WW2 staff very quickly but then when when we get into the business side of things that's when it takes longer to go through everything because he wants to make sure he's going through with a fine-tooth comb making sure that you know I've I have all the documentation ready to go all my numbers are ready to go and making sure that I didn't miss anything and this is why you want to have someone on your dream team you want to have someone on a power team right this is these are the people that are going to ensure your success in life and in business it's now with this I'm making sure that I go to the same guy every single year now eventually I'll probably have to upgrade to you to someone else a CPA recommended by one of my friends that runs a business and he makes a considerable amount of money every year at that point once I get to that level then yes I'll have to part ways with the guy that I go see now and go see someone else that can handle a larger volume and make sure that that everything is done properly and I'm getting the most out of the out of my business so with that mak...more11minPlay
March 01, 2019TD 151: Compression of TimeToday I share my thoughts about compression of time and how it can accelerate your learning and experience in whatever you are looking to do. Show Notes:So today I had a sit-down with a friend of mine that I work with who is also a licensed agent and trying to get into real estate investing and so I'm actually coaching him I'd I have a regular one-on-one session with him either at work during lunch or after work or we will meet up before a real estate meeting and what dawned on me during the time to get our conversation was that a lot of what he is going through and having to learn stuff that I've already either put in the time to learn myself or have learned it through trial and error and show when he approached me about a new deal that he found last week he spoke to me about the the deal last week and we did some some digging and it took maybe 5 minutes for me to get a complete understanding of you didn't hire deal and what he done was he found a fizbo on Zillow and it was maybe two or three minutes away from the office so during lunch he went and checked it out and spoke with the person that answered at the door he knocked on the door and spoke with the other person that was there but hey I'm looking for the owner is he here know he's not here and so my friend said my number have him give me a call well when he came back to the office he eventually told me a few hours afterwards he told me what he had done and trying to figure out if there's going to be a good deal or not and so I did a face search check public records and found that the property was being held in a trust which meant that the property was probably going through probate look up public records to find out when probate was filed if it was filed or not it was filed like maybe four or five months ago and from there I did a quick skip trace and found the phone numbers for the people that he would need to speak with it took in in its entirety of me do not search and and really explaining what I was doing it took me 5 minutes and she had done the same kind of thing the night before and he had spent a considerable amount of time trying to find out a lot of people mation for another physical property that he was going to knock on the door for and really but what it came down to was the experience the the knowledge he didn't really know the the details on how to do a proper search and how to figure out where to go next right he didn't know the the stuff from your from going from step one all the way through step 10 in knocking on the door you're going from finding the property on Zillow as a for sale by owner and then knocking on the door and no speaking with the owner or someone that would get him to the point of possibly making offer at step 10 he didn't know all the steps until he had to try and figure it out well I had been coach but this was something new that he started to set it right away it's like we had I ask you had I sent you a text or called you up or send you an e-mail I probably would have received the results back in way less time than it took me to try and find all that information and it really comes down to the compression of time when you know how to do certain things you have for me writing code or trying to find the owners of a property in trying to get the phone number for property for the owner I know all the steps going going through it and I've done it enough to where it takes less than a minute for me to do that and it's because I've put in the time and the experience that was eventually gained I gained that experience because I've done it over and over a long. February 28, 2019TD 150: FSBO Script - Qualifying The SellerToday I dive into a FSBO script and found a way of qualifying the seller that puts you in control. I also talk about how you can eventually convert the seller to a listing. Show Notes:So today I started going over some script for his books and I also did a few other things looked some physicals in the Tampa Bay Area started tagging them to basically set them up for follow-ups and something that came up was when you are speaking with a seller and they they say welcome you're just bring me a buyer write a for sale by owner with the seller and they don't want to list they don't want to listen with you are going to list the property at all they want to sell it on their own and you're asking you if I bring the fire you will you cooperate in Tempe Mission if I bring you a buyer if they continue to say well just bring me the bar the best answered that I've heard so far as far as a answer to that kind of objection that kind of statement from a seller is well I don't know if I have the right house or if I have to write I don't know if I have the right house or if I have to tell her I would be to see the house and meet with you before I start bringing it to you potential buyers because I want to make sure that we have some kind of trust in each other I'm sure you're not going to want to do business with me if you don't trust me and I'm not going to want to do business with you if I don't trust you until that was part of a larger answer to or a larger answer to that kind of objection you know they don't want to answer well yeah you know I'll pay a commission if you bring you if you're able to bring the bar it was something that. Just stuck out to me as I was going over the script and in in terms of qualifying the seller and that's really what you're going to be doing when when you are communicating with Facebook's when you're when you're calling on Facebook and you're communicating with the seller speaking to them near the main focus of the conversation is to see if they're willing to cooperate with you in terms of you paying you commission for bring a buyer and your main focus should not be on trying to list the property rights as soon as you get over the hurdle of okay they will pay you a commission if you bring a buyer the next step is to be able to set an appointment to see the house get a tour of the house and that's when you're able to possibly get the listing but then there's some training that that says to go go on the appointment and see about converting the seller to listing to go ahead and sign and that way they will list with you and then there's training that says you don't automatically go for that don't you don't go on the appointment and and try to close the the seller right away it's it's going to be something that they probably already experienced and the best solution for something like that especially when you're picking up the Vibes of that seller and they are they're very defensive and they don't want to eat there still adamant about not selling their house or not selling their house but that not listing their house that's when you're if you're picking up those vibes that's when you maintain focus on bringing them buyer's or maintain focus on bringing buyers but then also look how about I do there how about I send you some information about other houses that come on the market that are close to me to your house that will be your competition because these are houses that other other people are going to be looking at and if they see yours and they see the one that's listed these are properties that people are going to start looking at and they're going to look at price and all that so if I can send you some information to kind of give you ammunition to take down your company basically to help you sell your house would you allow me to do that and if the seller says yes now you have their permission now you can start every week send them some information I just read or you hear something that I just brou...more21minPlay
