  • TD 173: The Compound Effect
Today I get into Darren Hardy's book, The Compound Effect; and how to build habits effectively.

    Show Notes:
Show today I listen to The Compound Effect by Darren Hardy I did not get it on Audible did not get it through the library I actually typed in The Compound Effect audiobook in YouTube and I was able to listen to it that's the full book and was able to listen to it put it on two times speed and picked up a couple of things that I was like okay that that kind of makes sense and stands out and it's red by Darren Hardy such it's a great book on building habits and building success based on those have a lot of what I've been learning lately over the past several years I would say but more recently and in your in the past year to have been about habits building habits building building millionaire type habits learning what the millionaires are doing what the billionaires are doing in order to achieve the success that they have and what we need to do as as individuals to get to that point you know what habits what tasks do we need to repetitively Duke distantly overtime dude in order for those tasks to become habit and get us closer to where we want to be show the the book like I said it's it's based on building habits and what the simple explanation of focus that you pick one thing and you focus on that for let's say 90 days that's all you do every single day for 90 days and within that time you will build the Habit right there's a lot of talk about how long it takes to build a habit it ranges from 21 days to 66 or 67 days and I would say it it would probably take about 90 days because a lot of us when we are building a new habit will not your work on that task with that habit probably on the weekends right and so when you are building. Habits tend to skip a day or two here and there and so you know you're not going to build the house in 67 days you definitely not going to build it in three weeks if you're taking off every weekend right that's basically 15 days you know that you are not doing anything for 15 days that you're trying to rebuild a habit on and you're the other six days you're not doing anything so if you do the same thing over time and and you start let's say there was six days it starts to decrease as time goes on because you're you're continuing to do this have it and it's starting to become more natural to you it becomes easier until over the course of 90 days now by the time you've reached 90 days you're probably completing the the tasks necessary for that habit every single day by that point so what Darren Hardy is talking about is picking one habit working on it for 90 days and then you add another habit on top of that for the next 90 days and so you continue to do this every 90 days or so so that it takes time to develop the habit but then it also gets to that point where it becomes easier it becomes to automated and then by the time a year rolls around here by the end of it of one year you've now developed for habits that are ingrained that you do every single day and yeah you're able to achieve a lot more so that was what I got out of the book there is a few other things that kind of stood out to me and I'm I'm drawing a blank right now but it's that whole thing of being consistent being doing the the task even though you feel like you're not getting anywhere you're not getting any results you continue to do it because you're still building that habit and in 90 days or less a year of you doing that exact thing you're going to get some kind are li-ion and so did the one thing that kind of stood out was if you are working out right and the workout requires that you do 12 wraps for your set and you do your 12 wraps you consistently do it over time you're you're going to get to a point where you play and you will you can continue to do the 12 reps and you'll still get some benefit out of it or you can start to exceed what you're doing exceed those wraps and that will kind of push your body it'll

  • TD 171: What Kind of Real Estate Business Are You In?
Today I share a bit about the TBREIA main meeting where Joe Dillon, a real estate coach, spoke about scaling a real estate business.

    Show Notes:
I just got back from the TV rear main meeting and the speaker for tonight was Joe Dylan I've met Joe in the past and probably two years ago at a grand opening for a friend of mine's office and learned what that what he did and kind of got to know him a little bit more over the years and tonight he spoke about scaling your wholesaling business and really the main thing that he was kind of talking about was having certain systems in place but before he got to that he really asked hate to the entire audience what business are you actually in and this is something that I've been asked before I heard a pin be asked for all kinds of tops and everything and if you are in the real estate business whether you are an investor wholesaler rehabber landlord or if you are a realtor now Realtors we are kind of a more specific type of business right we are more of a of a service business because we are serving our clients in our clients are looking to buy or sell real property when it comes to generating those leads right to the people that we want to service the people that want to help write it really does come down to two things and a lot of if you depends on who you ask and who you talk to the answer is going to be one or one or the other very rarely will you get people that say it's both end for me I will say it is the business that we are in and truly for a lot of for a lot of businesses and it it doesn't have to be with real estate a lot of businesses are in the business of marketing and sales and that is it you are marketing a product or a service and then you are selling that product or service and so for Real Estate we are marketing to potential clients or potential sellers looking to get a cash offer or looking to Lister property and once we get the the marketing down just right and we are able to consistently replicate the marketing and and consistently get it out every single month or every single week every single quarter the we're going to know what the return on our marketing investment is going to be and if that are why is not up to par it's not what we expect then we have to look at what we are doing and fix it and then comes in the sales portion and the sealed portion is built with marketing in mind so there's a lot of what you are doing as far as sales is going to be built on a lot of what you are doing in marketing if your marketing is not right then your sales is either going to compensate for what you are doing in marketing or it's not going to be able to close that transaction you're not going to be able to do what you need to do if you're not going to be able to sell the product for the service so if your marketing sucks then more than likely your sales is going to suck if your marketing is done right then the should be able to sell the product or service for you and then the sales portion is more guidance helping the the prospector the client through everything that they need to do in order to close the transaction so the marketing is going to be the Catalyst it's going to help bring that person to a point of decision where are you now okay yes I want to sell my house yes I want to work with you but now it's you've gotten them to that point but now you have to kind of influence them persuade them kind of guide them to that point where they say yes I want to do it now let me sign it once they sign and you get them through to the closing you've done your job you've done your job as a salesperson so making sure that you have the marketing done correctly and you're doing it consistently and a replicator able able to have that entire system in place and it working for you two are a why is exactly where you wanted to be now you know where your business is going and then you pick up the the tail end of it you start guiding that client towards the the closing table you

  • TD 169: Heat Maps for Real Estate Prospecting
Today I share something that I just learned that will help in researching what areas to focus on as a realtor.  Using heat maps for real estate prospecting as a realtor or even an investor is probably one of the best and free tools available.
