Today I discuss a way to prospect as a new agent using another realtors old clients.  This technique is known as adopting orphans.

Today I logged on to my broker's back-end website and noticed that they had made some changes to the to the back-end site there's a link that goes out to a training website at where they have training on sales prospecting listings negotiations all kinds of things and because I've been focused on getting listings I started going through at one of the videos which is on prospecting by a gentleman Tom Hopkins I believe is his name and he started going over a few of the the methods for prospecting basically getting new business from people that you may have sold to or your brokerage has sold a house to and two things popped up one is he he was talking about a phase or cycle that homeowners go through called the cycle and the itch is basically something that happens between years 4 and 6 where the homeowners get the pitch for the urge to want to sell the the house that the Ren and find something new average about five years is that does sound to be like me or something that's that's a thing that your people would have what go through it is something that I thought about it with the house that we're in right now we're the value of the house has gone up considerably and we've since we've been paying our mortgage or Equity has grown and so we we've been talking about selling the house and in finding something else and using whatever money we get from New York for the equity sale to do a few other things and it's in the training he says that these these people that you may have sold to in the past these are the people that are in your database and these are people that you will contact or keep in touch with every six months or so for the first few years and then right around New Year's four and five is when you'll start to show up in in their inbox or call them up and see where they're at as far as in maybe they they have the itch maybe they have that urge to look for something new and that's when you can come in and and provide them a a CMA or a new report on their house just tell them what the value of their house is this is a fantastic way to start getting them to that point of wanting to look at new houses and when when they reach that cycle when they get to that point in their home ownership this is when you can start prospecting you're at your database your past clients then the training went on to a second way of prospecting and I'm not sure how this would work out where if you have these people in your database right these are your clients and let's say you decide to move at brokerages or Leave The Brokerage and enjoyed another brokerage or whatever it might be what Tom Hopkins were saying it was that for the new people that are joining The Brokerage to speak to the broker or someone in the in the office to look through all the sales for the past 45 years and any clients or any anyone that they've sold to in that time. That the realtor has left these are people that the new agent would be able to contact and go through the the whole pitch cycle and you contact these people say hey this realtor is no longer with us but we want to make sure that you're taking care of here's a report on what your property is worth let's sit down and go over it and see if maybe you want to start looking at another property you looking at new homes and so this is a great way for New Age joining their brokerage to start building their database and it allows the new realtor to not only build a database of clients and potential clients that are going to buy from them list with them and probably bye-bye with them but also it makes it easier for the agent to to get in and then acquire them as a client right so that day or the their point of contact for whenever they want to sell their current house and buy something new and so it's it serves many different aspects one The Brokerage has something for the realtor to do they can pull a list of And then they can give the list to that new agent and then at the same time and I have a letter printed out and mailed to the today indicating that the other realtor that had service done before that had helped them before is no longer with the brokerage but here's the the new person that will help me take care of you and help you with valuing valuate in your home and getting it listed and sold and then finding you a new new house and then for the for the new agent again it's cold calling these are more of a warm call these are people that are already familiar with the brokerage because and at The Brokerage was the one that sold them there at the house that the room and then you've already been introduced through that letter tatti brokerage has sent out and now you're that point of contact so you start to follow up with them and you kind of guide them towards looking at new houses yeah and so that's it it's just something that came up and kind of stuck stuck to me in and I was like well that's actually a pretty cool idea I don't know if all brokerages would do that because there's a lot of realtors that will trying to take their their clients with them already sold to those people and if they're if they're good enough if they know what they're doing they're going to continue to Market to those people if you are using your own CRM now if you're using the brokerages crn now all that data stays with the brokerage you can't take it with you you can't do a data dump just your clients from the brokerage's CRM you would have to have your own CRM and be able to nurture those clients clients until it's just a interesting strategy in prospecting and finding new potential clients as a warm lead so that was the main thing that I wanted to share today and so until tomorrow I'll see you

Today I did my General's Tent and also go over something I read in The Sober Entrepreneur about coaching and accountability.

So today I I had added a few things going on at 1 this morning we we went to church and it has been a long time since we've gone several months I would say probably about six months since we had attended and we were going on a regular basis so now now that my wife's race has done that was last weekend now we can go back to what we had going on a regular basis so went to church came back and I somehow managed to put in about 2 hours of reading and I was going through at the book of yes by Kevin Ward and then I also read some more of the sober entrepreneur and there was something that stood out in the chapter that I was reading that I want to I want to talk about very briefly but first I want to give you a overview of what has happened in the past that's a few hours so I went ahead and planned my upcoming week right tomorrow starts the new week and I planned everything that I need to get done right and this is basically the end of the month and we get into March well March 1st is my oldest brother's birthday my anniversary 13 year anniversary is coming up on the 3rd and then my son's birthday is on the 5th so that's the following week went ahead and planned out some things for me as a realtor for my business as a realtor and I have some of that planned and then also a a side project that my brother is asking me to fix the his website. There's some things that he wants to be updated so I'm going to do that for him normally I would say no right these are things that are not really going to move the needle for me but because he has done quite a bit for me over the years I want to repay that favor and do that now I claim the at the new the new week went through McDonalds 10th and just as I had spoken about with Trello sure enough the general tent card was created and put into the General's tent list so I went through answered the questions that I had in there and I believe I go over the questions that I put in there when I did the episode on Trello. So you go check that out and you don't have to stick to the same format but what I'm using is a a ton of money minimized version were minimal version of the wake up Warrior software and all the things that we go through when we do the General's tent there's a lot more that we go through with the General's tent inside of the wake up Warrior software what I'm doing here is just running through your answering the questions that I put in there very quick and and then I can't move on so that's all done that's actually done everything that I was supposed to for help with this past week and planted new week there's quite a bit that I have to get done and and then you move on so The General I think I wanted to talk about with the silver entrepreneur by Russ. This guy is spoken about this guy before you look up the episodes just on the stove and rust perry is a wicked Warrior couch right he got into wake up Warrior he he loved it and decided to become one of the certified trainers so he wrote a book about his experience alcohol addiction and then moving into a life where he is now sober has been for some time now and all the things that has has happened since he's gone sober it's actually pretty pretty also goes over a lot of the darkness that he he went through he basically opens up and let you in on just about everything that he went through but in this one chapter chapter 6 she's talking about one on one coaching and group accountability and four for what she's talking about and it this is more for the person that's looking to get sober and start focusing on building their business right the one on one coaching in the group coaching and mentoring and the last remaining all that stuff can be applied to getting sober right if you have a an addiction to anything and it doesn't have to be alcohol it can be cigarettes I can be a chicken pee work you can be addicted to work it's what you want to eventually do is find a way to build a life where everything has been balanced all through the four dimensions of a life which is the body the being the balance in your business and what she's talking about in the one on one coaching is finding someone that basically you would be paying them to coach you on what it is you're trying to accomplish and you want to make sure that you find the coach that actually has the experience that has the proven results from XY and Z that you're trying to accomplish for me let's say I'm trying to find a a real estate coach that can help me become a better realtor so that I can start generating more leads and more listings and get buyers and you for it and eventually get to a point where I'm going from zero all the way up to Lexi $100,000 which is minimum to replace my salary and yet from that point now I work real estate. The coach I would rely on the coach to look at everything in my business and be able to tell me okay you're doing great here and here and here but you don't need to do X Y & C get rid of those and focus on doing this instead because what I want is for that coach to to guide me to a point where okay now I'm stepping up on moving up a level and so as I move up a level let's say I move up 10 levels I want to make sure that the coach that I'm I'm working where is 10 levels ahead of me so as I move up 10 levels the coach is already 10 levels ahead of me or ten steps ahead I'm moving up 10 steps and the coaches already has already gone up and steps so I want to make sure I find that that kind of person to coach me one-on-one now it may not happen like that yeah you may find someone that can coach you up to a certain point right and then at that point you know you've reached your limit with that one coach now it's time to find another coach that can take you further that can take you at to another level and it's okay to fire the coach that you currently have in order to start leveling up and the coach should be aware of your progress and where you're at with with your progress and and and where you're at mentally and know that okay I've gotten them up to that level I can't help them anymore they're going to get rid of a neck spine they might have might have a culture of their own that has brought them up to a certain level and so you want to start moving up the other the other thing that he talked about that run Perry talks about is group and masterminds or group accountability group meetings basically you find a group of people that are doing the exact same thing that you're doing but they will help they will hold you accountable and they will call you on your ship they'll call you on your b******* so when you are going over your week and you go over yet the good the bad the ugly you have to be as honest as possible because if not they don't know how to help you how to help you get to the next level and with you being honest to them being honest and open with everything that you're doing now you you're no longer cheating yourself but you're you're also not cheating that because when you bring that level of honesty that level of you of accountability now they know that you win when they start talking about everything that they've done you can do the same for them you can call them out on things that they're not doing or things that they're half-assing and that's the that's the dynamic of group accountability you can do this either with a phone call like a daily phone call or weekly phone call conference call you can do it on Skype and have a weekly Skype video call everyone gets on at the exact same time and then you follow up where I'm at I did something like this for some time I had a real estate Mastermind people that have the same mentality wanted to get into real estate and and really move their business along as far as your wholesaling investing in rental properties rehabs near whatever it might be and we would have we had a format right we got to format where each person would go through they would have 2 minutes to kind of go over everything that they've done since our last meeting and basically go over the good the bad the ugly and then we would have a hot seat in the hot seat it will so as one person would do the hot seat 1 week the next week it would go to the next person so it would be around Robin and the person that would basically your provide us everything that we need to know about what they are doing in their business where they're stuck at and then we just fire off all these questions did you do this did you do that why didn't you do X Y and Z do you need a resource for a a great GC or an attorney and then keep them accountable so next time that we meet we would ask them hey to how did that go so that way we know we get an update every time we meet we would get an update on how they did and that would help us to maintain accountability and also push each person up a level and eventually it fizzled out because people started to drop off they they didn't want to attend either because we had other things going on or they would forget even though I would send out meeting invites and send out meeting updates and let them know I hate tears the reminder for our next few Mastermind and here's the format and here's who's going to be on the hot seat and eventually overtime I was getting people canceling out but they're not showing up on on the day and time that we had scheduled and so when you find that group see how many people are in the group and see how often everyone meets because if the group is too small if they're if they're just starting out sometimes it's hard for them to maintain the the traction maintain some kind of progress so that you continue to not to meet on a regular basis and be able to keep everyone accountable there's a bunch of groups out there check Facebook check meet up LinkedIn check all these the media sites and you'll find accountability groups in whatever industry or a field that you're working it so definitely look for them join them you start communicating with the people in that group so that you can start getting something out of it and great thing is a lot of these groups nothing to join and the ROI is exponential because it didn't cost you anything it maybe just cost you sometime maybe once a week or bi-weekly or bi-monthly whatever it is maybe it's like 1 hour every time you need it's an hour of your time that you're investing into this group and it's going to return you huge dividends so you're definitely go check them out that was those were the two things that I wanted to bring up when I read about the the coaching and in the ability groups and Russ Perry said that every time he would he would invest in a coach or a another accountability group the returns were 3/5 even 10 times investment and so that has allowed him to to build a very successful business and a very successful life so definitely check out your check out some coaching groups out there or coaches that will help you reach the next And definitely check out at some accountability groups in order to maintain the momentum and with that I'll see you tomorrow

So today I'm going over something that is more of the metaphysical and it has to do with meditation something that I do on a regular basis I do it every day and something that I just learned about called Quantum Jumping it's not like the old show from back in the day with Scott Bakula called Quantum Leap this is actually Quantum Jumping and it has to do with accessing a different version of yourself in an alternate Dimension or alternate reality and it's really just a way of or a form of visualization and from this you start to at change your mindset I learned about this just recently it was yesterday or day before and I wanted to learn a little bit more I found this one guy called Burt Goldman and he is I guess the father of quantum jump he's the one that started I guess popularizing the whole thing and what what he offers is a process for visualizing while you're meditating you visualize yourself going down a set of steps into a hallway and as you walk down the hallway you start to see a door come up in front of you it's as ornate as you wanted to be a decorated because it's a large wooden door and it's very ornate hand-carved in different patterns and then you grab the handle open it out words and you see different hats and the way I would describe it is different ass of light right and he's halves of light would basically point to different versions of yourself that you could that you couldn't that you can see that you can visualize out there you can visualize any different version of yourself whatever it is that you want to learn what say you want to learn how to speak a different language or you wanted to learn a instrument or you wanted to become a better artist or painter you would access that version of yourself and so there's in there's a lot of talking in different areas around the internet and different groups when it comes to meditating and the metaphysical and then you have traction and all that where you have people that will say yes there's a basically a Multiverse right and we do have our universe and then we have our the dimensions that we know of and we live in certain Dimensions right until these realities live in different dimensions of ourselves there different dimensions and each one contains a different version of us so one could be a very poor person someone that's homeless or whatever another version would be someone that's in mentally successful is a billionaire maybe is the version of Elon Musk said that you could be a different version of yourself that would be equivalent to Elon Musk or you could be the Shakespeare of of the time and that would be a different version of yourself until what what Burt Goldman is is talking about is having that ability to visualize these people and pick the person that you actually want to access you want to become a part of them or you want they you want them to become a part of you and so what you would do is you start speaking with that person and you start to recognize a lot of their behaviors way they dress the way they speak of their mannerisms everything and then you start having a conversation of how do I become a better musician how do I become a better artist a better writer how do I become whatever it is that you're looking to do and as you had this conversation the other version of yourself will give you the answers right and they will tell you what it is that you have to do and you start to absorb that mindset that framework of what they are giving you and so when you come out of that meditative State you can start applying what it is that you just picked up and it's it's kind of a a I would say it's election of different ideas right so it's a collection of Law of Attraction you are attracting whatever it is do you have sending out that request to the universe and the universe conspires to bring that to you and then there's a visualization right you have athletes that visualize their success and so there's I remember reading this somewhere and I can't recite recite the whole thing work forward but the got the warrior that winds and battle has already won before they've gone to battle right and it's a it's a mental thing they've already won in their minds they've already won the battle so when they go to battle the battle has been won for the day they will demolish whatever's in front of her versus The Warrior that goes to battle looking to win and you have those two mindsets you have the person that's already winning in his mind or her mind before they go to battle and then the other Warrior going to battle look into with so there's that visualization and then there's the idea of changing your mindset right your rewiring different neurons different synopsis to rewire the way you think the way your body will react to certain stimulus stimuli and that is the F the method in which you will start to acquire certain skills certain aspects of your new life and your whatever it is it it might be physical might be monetary might be emotional connection with someone a lot that can be done with something that's intriguing because I already meditate and I've done a few exercises during meditation that I just I just wanted to experiment with some things especially with visualization and it took me about 20 minutes to start to see some kind of result from the from that visualization exercise and afterwards I felt so it's something to think about if you are meditating already may be set aside 5 to 10 minutes during your meditation to try this visualization technique known as Quantum Jumping so that you can access new skill sets new Frameworks new mindsets from a different version of yourself and you're basically accessing different dimensions because those versions of yourselves those versions of you live in different dimensions or Date A Live in different realities and it's a interesting exercise to to try out if you're meditating already if you're not meditating there is a a free I guess almost all free on YouTube there's a free at meditative that guide for Quantum leaping with Quantum Jumping and I'll I'll look for it I'll put it in the description and yes I'm going to try it and see what kind of benefits I can gain from it and see if I can access a new mindset new skills for I don't know I have a ukulele ukulele is the purists would say I have this actually sitting right in front of me and I'll grab it and I'll start playing it but I want to get better at playing it so maybe I can use the meditation to access doze skill sets from Quantum Jumping so that's it until So today I started listening to Cal Newport book so good they can't ignore you and this book audible discount then what it would normally go for so I didn't have to worry about using my credit or anything that they bought it for like five bucks so so good they can't ignore you why my skills Trump passion in the Quest for work you love so I started it and I've got about 4 hours left on the book it's interesting so far that what we are used to is now being told find your passion and do that do what you're what you're passionate about and for a lot of people you don't find your passion right away a lot of people you may or may not ever find their passion until what Cal Newport is talking about is developing your craft really hidden in that's that's the the main point that he's making so far as I'm getting started with this book I think I'm only about two hours in if the book is about 6 hours long something like that and if people meet you not worry too much about looking into Neil what makes them passionate you can kind of venture out now and try all kinds of crazy things to see what you what sticks what near what you find to be fulfilling and that's the key is that you may find something that you're passionate about and it may not even fulfill your life that may not even fulfill you in terms of what it is you actually want out of life you may be passionate about making clothes but it may not fulfill you because making closes to something that you fell into and you enjoy it you love doing it but it may not to fill you in it and it could be that you are more more of the person that would rather designed the clothes instead of making it so maybe you are the designer and not having to actually stitch together bunch of new pieces of fabric or whatever or maybe you're you may be a teacher Rachel let's use that analogy you're passionate about making clothes but yeah it may not fill you in so when you start teaching people how to make clothes that starts to feel you all of a sudden you don't realize it but what is actually fulfilling you is teaching and so that could be where you have to start developing your craft as a educator as a teacher and so that's that's where he's starting to Newport is starting to make his point is we have to develop our craft whatever it might be start developing it and become a master at it and there's there's a lot of books out there and in a lot of people that talk about finding your passion and going after that and then having AAA specific vision in mind that will that will continue to your passion where is if you were to develop your craft first you may actually find that in developing that crap you found what your actual passion might be in in the case of what he's trying to say especially with the overall theme of the book is that you're still sets actually outweigh the not the passion that you may have you may not be as successful in one Endeavor because you're passionate about it and on the other the other hand you may be more successful because you've developed a skill to a point of Mastery that is more fulfilling and so you you have to be able to recognize when something is when you're passionate passionate about something but it is not fulfilling versus what you are very good at in terms of skills and you're more successful using those skills there's a date the other thing about Stills is that they said that you have to have to become a master whatever that still is a lot of people it's the 10,000 hour rule in 10,000 hours basically equates to about five years solid work in that specific skill-set for me I after I left the Marine Corps and went to school and various jobs eventually found that I enjoyed writing curved I enjoyed writing HTML and building websites and so I went to school for and eventually I dropped out I didn't go after my bachelor's in computer science or anything like that actually started going towards a bachelor's in Visual Communications graphics but that's after I had already developed my skill sets I was hired on as a very low level programmer in South Florida and stay. The company for 5 years within that time I was able to develop my skill set to a point where as soon as I got married and we we moved to the Tampa area my salary jumped $30,000 because I had developed my skill sets so much that I had developed a complete set of like a Mastery over my skills I continue to do that and every 5 years or so you my salary would a lot right there would be big chunks in the salary and so now I'm at a point where I'm kind of almost plateaued with the salary but I'm for a long time I was very passionate about it but I had already developed the skills to use towards that passion I was very passionate about writing code that would be for a product that you're the world would start to use and now I'm finding that my passion is starting to change from writing code to real estate for writing code to teaching about real estate and so that's why I took on the role of co-host for the North Tampa he. Because I actually enjoy teaching people whatever it is that I know about real estate that could be what I start to build a passion on but I'm also developing my skills in real estate it so there's still a lot of work that I need to do I've only been doing it for a few years and so after after a while I'll have that 10000 hour Mastery in real estate and I can start to work towards that passion of either buying and selling real estate as a realtor or as investor and also teaching about real estate as I get into this book I'll get into it some more tomorrow I'll share what you know what I'm picking up on on the book but so far the idea is that you want to develop your skills first and use that to then go after its it's just it for me it's it's a bit of a interesting conversation to have where were all told Follow Your Passion find what excites you and do that versus find what you're good at and build your skill sets on that and then do that right search it's two completely separate ideas and for a long time I was solving puzzles and and solving Rubik's Cubes I have various kinds of Rubik's Cubes I have probably have about 10 or so different cubes some of them different shapes and what not and I get them because I enjoy solving puzzles and I think that's why I got into software development because everything is basically kind of like a puzzle and when you write code you can write code in a way that solve that puzzle it makes it so that when you execute the code the puzzle is no longer puzzle you can see how everything is put together and solved for you right there as you're running the code so that's I think that's why I got into software development and that's why I continued to develop my skill sets there and I started to get about writing software and now it's more of it starting to morph into real estate so interesting topic and I'll put a link to Cal Newport book so good they can't ignore you in the description and until tomorrow I'll see you

Today I'm taking a break from sharing something of significance and share something small that I learned about having a Instagram keyword centric username.  I explain a little bit about this.

Today I'm mobile and share what I learned about getting listings through mortgage lenders.  They can do a lot of the work in finding the FSBO sellers looking to list, you secure the listing, and they secure the mortgage for the seller buying something new, and the buyer getting the new listing.
