This is a great view of what it’s like to progress through the administration phase before you start construction.

  • Episode 17 - Finance with Steve Part 2

    Welcome to episode 17 of The Enthusiast Lab,

    In today's episode we have a long-awaited special guest – Stephen Lee from Indpeth Finance. We will be diving into all things finances because who better to answer the questions, than a mortgage broker!
     This episode is be released as part 2 in a two-part series, where we deep dive into all the finance questions people ask us on a regular basis.

    Today we talk about saving options and grants. We will discuss the WA State First Home Owners Grant (FHOG), Federal Single Parent Home Loan, Federal First Home Lenders Scheme. We then dive into what is a lenders mortgage insurance, what is stamp duty, what is a guarantor loan, what are genuine savings and what is Keystart.

    In the second part of the episode we discuss the different savings methods; discussing the 1% deposit option all the way to a 20% deposit.
     
     To answer the most commonly asked question: how much do you need to save? 
     The answer is much harder to answer than most realise, because it really depends on your financial situation. 
     As a general rule of thumb, 5k is a great place to start to get the ball rolling, but 25K is the magic number for better bank options and lower rates

    Welcome to episode 15 of The Enthusiast Lab,

    In today's episode we dive into what a day looks like for us!

    “What does a day in the life of Mr Enthusiast look like? This is a really common question we get asked. We brainstormed about this for a while and realised it’s too hard to explain what 1 day looks like so we are breaking it down into a general week.

    Monday through to Sunday we have our usual tasks that we need to complete, as well as other daily/monthly things that we need to do on top.

    Spot fires, phone calls, construction runs, monthly gifts, holidays and time off, handovers, paintings, meetings, and so much more – we go through it all today.

    For some quick maths, if we don’t do any work on a Thursday & Friday then we usually we work between a 40h and 60h week each

  • Episode 12 - Timeframes, delays and price increases

    Welcome to episode 12 of The Enthusiast Lab,

    In today's episode we have a special guest – Matt Bouse the General Manager from La Vida Homes. We deep dive into the the three most common talked about topics in today’s building industry: Timeframes, delays and price increases 

    Today we explained what timeframes are and the timeframe guarantees in the administration phase as well as the construction phase, with a deeper look into the timeframe guarantee clauses.

    Next we discussed the different types of delays that can occur during the administration phase, construction phase or both.

    Lastly we had a chat about what a price increase is and why the have occurred in the past, especially during the building boom in Western Australia.

    As a little reminder: a price increase is not the same price variation due to changes made by a client (like at pre-start). And if a builder has good margins and has planned well enough in advance, they shouldn’t need to pass on a price increase to the client.
