Welcome to episode 12 of The Enthusiast Lab,

In today's episode we have a special guest – Matt Bouse the General Manager from La Vida Homes. We deep dive into the the three most common talked about topics in today’s building industry: Timeframes, delays and price increases 

Today we explained what timeframes are and the timeframe guarantees in the administration phase as well as the construction phase, with a deeper look into the timeframe guarantee clauses.

Next we discussed the different types of delays that can occur during the administration phase, construction phase or both.

Lastly we had a chat about what a price increase is and why the have occurred in the past, especially during the building boom in Western Australia.

As a little reminder: a price increase is not the same price variation due to changes made by a client (like at pre-start). And if a builder has good margins and has planned well enough in advance, they shouldn’t need to pass on a price increase to the client.

 Today we explained everything that happens after all the administration paperwork is completed and you are officially ready to begin construction

We discuss in detail the earthworks, boundary re-peg, slab stage, slab signing experience, plumbing drainage, underground power, damp proofing, brick stage, timber delivery & roof carpentry, electrical & plumbing prep, roof cover, walls & ceilings, external glazing, internal carpentry, cabinets, lock up, tiles & waterproofing, garage slab install, painting, main floor install, paving delivery and install, PCI and handover.

To summarise, we talk about every step in the build process from an empty block of land all the way till when you pick up your keys
 Although this information is very in-depth, it's important to know that as the client, this information is not pertinent for you to know. It’s here for people who want to know what happens in the back end so they have a better understanding of that happens in the back end.

We then further discuss the Prestart Meeting, Final Docs plans, addenda, and prestart changes, Developer Approvals, Bushfire Assessment (BAL), Coastal, Noise Attenuation, Engineers Structural Certification, Energy Assessment, Certificate of Design Compliance (CDC), Water Permit, Indemnity Insurance, Building Permit, Roof Drawings, Scheduling, Final Admin Check, Final Drafting Check, Final Scheduling Check, and Finance. 
 
Lastly, we highlight that after your finances are formally approved and you have Settled on your land you will be officially ready for construction, with the builder sending hundreds of orders out to their panel of experienced trades and suppliers. 

Although this information is very in-depth, it's important to know that as the client, this information is not pertinent for you to know. It’s here for people who want to know what happens in the back end so they have a better understanding of that happens in the back end.
