Today we are joined by Andy Tran & Deshon from Suite Additions who are sharing their very valuable insights on how to add secondary suites, or even third or fourth unites to your property!

If you are interested in adding an Ontario garden suite, it can be a very valuable addition to your property increasing property value as well as adding an extra revenue stream for you to lean on. Garden suites have become more popular especially with the introduction of bill 23 in Ontario as the province and the country are working hard to increasing housing through building and densification initiatives. 

Toronto garden suites have become very popular with those who have an extra garage that is big enough and close enough to the primary property, making it into a nice domicile. A secondary suite being used to increasing rent on a property is very versatile, weather you're doing this through a garden suite approach OR if you want to do a basement apartment renovation. If you want to do a basement suite design and are wondering about basement design ideas, legal basement requirements in Ontario allow you to build a variety of designs that are very appealing to those living in a city. It can be an affordable option to help homeowners pay for their increasing mortgages and property costs. 

Legal basements are valuable but also require permits that will incur additional costs. But a legal basement apartment will become a relatively permanent fixture in your home and can even allow your property to become a generational home. If you want to duplex your home or really take advantage of the Ontario bill 23 that was recently introduced, you can improve value and income by adding additional suites to your property where possible.

What's better? Short term rentals or Mid Term Rentals? Definitely not long term rentals, as many of us landlords in Ontario know, the system isn't in our favour and long term tenancies have many would be landlords fearing getting stuck with a troublesome tenant. For the longest time, many landlords have looked to AirBnB as practically the only alternative to getting their property rented.

In this episode, Aisha Govani of Mid Term Properties shares with us her very enticing mid-term rental strategy. A great alternative to your standard Toronto short term rentals or any other location for STR approaches. 

If you are a landlord wondering how to rent out a house, or how to rent out an apartment and are not too fond of the traditional rental method OR AirBnB (especially since there are more and more restrictions on those STR agencies), mid term rentals may be exactly what you've been looking for. As landlords research the rental market and ask themselves "should I airbnb my house?" while not completely sure if they will get their property back in good condition, renting to businesses will offer many advantages. Corporate rentals is most traditional with mid term properties. You will often see rentals going from 1 month up to even a year. But the catch is that it is rented by the month and typically vetted through corporations in a B2B method. 

Mid Term Rentals Canada has not matured the same way it has in the U.S. but it definitely has its place in the current real estate market. Typically, a Landlord AirBnB would be entirely at the mercy of the airbnb platform. But with B to B alternatives, landlords have more flexibility and possibly more stability offering professional grade rental services to working professionals. 

If you're asking the basic questions, such as... what are short term rentals?... or how do short term rentals work? You will find plenty of information helping and almost ALL of it pointing to airbnb. STR has become so popular but we really need an option in between. MTR real estate, or Medium Term Rentals are exactly what we need in a climate where airbnb restrictions are becoming more and more extreme as government makes an effort to reduce the incentive for Landlords to keep housing to themselves without renting it out as a regular rental property. 

So if you are a landlord or someone who is considering any kind of short term rental property management, mid term rentals MUST be on your radar.

How to be a real estate investor in Canada is the first question to ask when considering your path to financial freedom. But where most people get stuck, is failing to realize that being cheap is expensive!

So if you want to know how to become a real estate investor in canada, the first thing you have to understand is how to use and spend your money! The Canadian real estate market, as great as it has been for us as real estate investors, has allowed many to make money without knowing all they need to know because the market has gone up and up and up!

But how do you become a GOOD real estate investor? You need to understand how NOT to be cheap and focus your energy on saving money rather than investing it! Real estate investors don't have jobs... we have leverage. That is what you must learn to manage.
