On the Property Hustlers Show, we sat down with Skyler Dunford and discussed what it is like to flip more than one house at a time.
Skyler is a real estate investor who is flipping houses in Ontario, he has far surpassed house flipping for beginners and wants to share some of that knowledge for before and after house renovation. One can easily make house flipping mistakes so you need to know how to hire a contractor you can trust because they will do the condo renovations while you're not at the property. Contractors do a lot when doing renovations for rental property, some of the house renovations they do are drywall repair, bathroom faucet replacement, and painting a house. Even though Skyler is investing in real estate he still does some work around the house when managing rental property. He knows how to flip houses and what work goes into flipping houses, some work including knowing how to pick a kitchen faucet. When house flipping you have to be careful not to hire bad contractors so you don't end up having to do the contractor work for yourself.

On this week's episode of the Property Hustlers Show, we had the pleasure of chatting with Arro Hossain who is a real estate investor and realtor, as well as specializes in multi-residential conversions.
Arro started out working as a crane operator but after 3 years of wondering "should I leave my job," he decided to quit and get his real estate license and became a real estate agent in Ontario. What led Arro to this decision was that he would listen to a real estate podcast and couldn't help but wonder, how hard is it to be a real estate agent?
Starting in real estate can be hard and no one really talks about the disadvantages of real estate. He and his wife had a rough start but after learning from their mistakes their investing took off. In the beginning, Arro worked more in a joint venture partnership but as time went on he decided that he wanted to handle the projects on his own. Arro works in the Hamilton real estate market where he uses the BRRRR strategy and has found that one of his specialties is working in multi residential properties.
Arro is currently working in residential real estate investing but would like to move into commercial real estate for beginners which he can do by growing capital. As much as Arro loves working in real estate one thing that he is working on is balancing work and family life.

On this week's episode of the Property Hustlers Show, we are joined by a special guest Michael Kramp who is a property manager, co-founder of Walcott Property Management, and a Canadian real estate investor who is venturing out into flipping houses in Ontario.
Michael started out working as a car salesman but found himself wondering how to get into real estate investing and got into it through property management. Starting in real estate can be hard especially when you're starting as young as he was, Michael decided the best thing for him was to get into real estate education and that is how he ended up taking our courses.Â
Since Michael started when he was only 20 he was faced with some disadvantages of real estate but he did not let that stop him from following through with his goals. Getting into real estate Michael started with the Brantford Ontario real estate market but now finds himself also working in the Hamilton real estate market and Toronto real estate market. Working in Brantford real estate he has established some strong joint venture partnership however with real estate investing in Ontario he has seen some joint venture failure. With all of his experience, Michael is now looking into house flipping Ontario and not limiting himself to working in one city.
Despite his age, Michael now has invested in over 300 units and is making money in real estate. Something he deals with quite a bit is cash for keys, the cash for keys agreement is when the landlord offers the tenant something of value, usually money, in exchange for the keys to the rental unit. Michael handles these interactions with a lot of care for the tenants given the circumstances.Â

On this episode of the Property Hustlers, we were joined by Real Estate Investor and Real Estate Investment Strategist Coach Andrew Cowe.
During the pandemic, Andrew worked as a travel sales consultant and found himself wanting to do something more so he switched his career path to become a Canadian real estate investor. At first, Andrew wondered things like; should I leave my job and should I take the risk but after starting in real estate and making changes in your life, there was no turning back.
With Andrew's first investment property he reached out to friends and family for help and was able to raise 1.3 million dollars and was able to secure his first property. He preaches that your network is your net worth and that he wouldn't have been able to do it without help from his friends and family. As he became more educated in real estate investment strategies he wanted to get out of the Toronto real estate bubble and started looking into properties in Moncton New Brunswick Canada real estate.
When it comes to being a real estate coach and teaching the technical side of things, Andrew starts off by teaching that keeping a positive mindset and having a positive mentality is so important. He says that you have to achieve a strong mindset and winning mentality before even getting to the technical aspect. With all that in mind, it will help you form a strong power team that will assist you in the technical roles.Â
It's not just having the self-confidence motivation, you need a community around you that understands your goals and understands the mindset you need to get to those goals. If you surround yourself with the right people, your team will be unstoppable

On this week's episode of the Property Hustlers Show, we sat down with Multi-Family Rental Real Estate Investor Kasey Wong.
Kasey started working in real estate in the early 2000s where he looked at 100 properties before making his first investment a triplex house. Not wanting to stay in the Toronto real estate bubble he started looking at properties in the London real estate market and Hamilton real estate market.Â
Kasey has not limited himself to making one type of investment, he has done some condo investing, single family home investing, multi residential investing, and even some student housing investment. Now Kasey would say that he is an expert in multifamily real estate investing. Handling all of these properties is too much for one person so Kasey has partnered up and has made some joint venture partnership. He learned early on how to create a lease agreement when making a real estate partnership, especially when working with a family member or friend. Success doesn't come without its problems along the way and he did run into some tenant problems leading to a landlord tenant dispute.
When Kasey started he did all of the work, driving hours to go to showings and going into the properties as a handyman when needed. Kasey didn't hire himself a real estate coach, instead, he took it upon himself to get a job working at a property management business so he could learn on the job. As time went on he learned that he could rely on other people to do some of that work for him and that is the difference between being an active investor vs passive investor.Â

In this episode of The Property Hustlers Show we sat down with Alvin Wong who shares with us his method of investing in properties in Southern Ontario while also working as a registered nurse for his day job.
Alvin Wong is a real estate investor, registered nurse, and has become an expert at investing in properties in Sudbury Ontario real estate. He started off working in the Windsor real estate market but after discussions with his real estate investing coach he realized he was using the BRRRR strategy incorrectly and then found more success in Sudbury. Another reasons for this is because he was now able to do remote real estate and with nurses underpaid he took advantage of this opportunity. Not many people think that Sudbury would be the best place to invest property in but Alvin states that it all has to do with delay gratification.
Working in healthcare real estate Alvin has come to learn how big of an asset it is that he went to school of nursing and is also a registered nurse. Working in healthcare will always be a steady job and that leads him to be able to build strong joint venture partnerships. His nursing business background allows him to use good communication skill in relationships so that he is able to build a strong landlord tenant relationship. Alvin deals with conflict when dealing with cash for keys Ontario but his nursing background and personhood allows him to be able to create a safe environment for everybody involved.
If you're working in the healthcare field and find yourself asking questions like, why is nursing so hard? Then it may be time to use your nursing skills differently and start thinking of side hustles in real estate rather than doing nursing home business.

In this video, Isaiah Henry explains how he effectively invest in real estate and manages properties remotely.
Remote real estate is a hard job and not many people can do it. Isaiah has developed a system that allows him to manage properties all over Ontario, because of this he is able to invest in cities like Sault Ste Marie real estate.
Isaiah was faced with many naysayers at the beginning of his journey telling him working as a remote real estate investor was not going to work out. His work in real estate brought him closer and closer to quit his day job starting with minimizing his hours and focus on how to manage and invest in properties in the Sudbury real estate market as well as the Timmins real estate market, all from the comfort of his own home. You may find yourself wondering if quitting your day job is a good idea and Isaiah is proof that with some hard work, you can. In order to work from home you have to be able to depend on your employees that are out in the field, in order to do that you have to ask yourself how to build a power team that you can depend on? Through trial and error, Isaiah built himself a team he can always rely on.
You can still be a professional landlord even if you have not stepped foot on the property. It is crucial to do a tenant screening for landlords so that Isaiah knows he can rely on his tenants if a problem were to arise since he is not around to use his landlord tools in person.
Isaiah didn't get to where he is by luck, he has taken real estate programs to learn more about the industry as he continues to grow his business all over Ontario. All of this work can be overwhelming but you don't have to do everything on your own. To keep his investments organized Isaiah uses property management software, such as Stessa Cash Management, which allows him to have a digital file organization method to keep track of all his finances.Â
Remember to always pay attention to the Ontario rent laws when building out your system if investing in Ontario. When building out your personal brand, social media real estate management is particularly important for building on your existing work.Â

It is not always about creative real estate marketing ideas, but having integrity in your commitments to your goals and your team. You must all be on the same page when it comes to "team vision".Â
The Canadian real estate market and specifically... the Ontario real estate market has a lot of opportunities to grow your network and your net-worth. But you must join the right team... Paul and Paulina are Ontario house flippers, multi-residentail real estate investors and serial entrepreneurs. Paul has a background as a contractor and started off his real estate investing journey flipping houses. Paul was quite successful with his ventures flipping houses in Ontario, but only started implementing the BRRRR method in real estate later on. After meeting Paulina, who later got her Realtors license, they became a formidable power couple taking the Ontario Real Estate market by storm.Â
Paul mentioned regretting not holding onto some of the properties using the BRRRR strategy, instead having just flipped the properties they bought.Â
In this video, Paul and Paulina explain what is house flipping to their business and describe their house flip before and after experiences turned out. Doing renovations in real estate can give you a huge advantage but also, hiring a team like they did can give you an even BIGGER advantage.Â
As a contractor husband in real estate and a Realtor wife, Paul and Paulina are able to capitalize on the entry of a project as well as the exit. While they had originally started only with small duplexes and single family homes, they are now moving into the multi-residential/multifamily space flipping properties that are 6-8 units plus.Â
We asked the question, "is flipping houses worth it?" and they wholeheartedly believe that "YES" you can make some good money if you how to keep things under control. If you want to know how to follow in their foot steps in Canadian Real Estate Investing, this podcast is for you. Cambridge and Kitchener real estate investing at its finest.Â

In this episode, Adrian Pannozzo joins us to share his business model and experience on Joint Venture Real Estate Investing using the traditional BRRRR method through his investment group, Executive Capital.Â
Real estate investing in Canada has its challenges, where Adrian has been developing ways to work around it, even in the current real estate market. While investing in Ontario, simultaneously running a Property Management company, Adrian also operates his investment group and raises capital to venture into partnerships on properties that can be flipped or BRRRR'd. Although he operates primarily in the Hamilton Real Estate market, his methods can be applied anywhere in Canada.Â
The BRRRR method is a proven real estate investing strategy that has served many well. But people are asking, "does the BRRRR method still work?"
If you want to learn how to employ the BRRRR method to get into real estate investing in Canada, or what to know how seasoned real estate investors like Adrian are contending with the current Canadian real estate market, this video is for you. The housing market is currently quite volatile and needs to be handled carefully.Â
Flipping property in Ontario is potentially lucrative and has made many real estate investors a lot of money. But you have to be careful, know what you're doing and work with right TEAM, or mentor with the right people.Â
Joint ventures are a great way to mitigate risk and break into the increasingly challenging real estate market. If you wish to be a passive investor, partnering or working with someone like Adrian might be for you. Being passively involved in a project will give you lots of insight into how to flip a house in Canada or employ a full BRRRR on a property. If you want to know more, make sure to contact the Property Hustlers or Adrian for more information.Â
