Today we have been joined by Real Estate Investor & Coach - Sarah Eder who has built her real estate empire through joint venture partnerships!

Sarah shared with us how she got into real estate starting by working in Property Management. She had boots on the ground experience giving her perspective as to what it meant to manage, own and operate rental properties. With only her skills and expertise to her advantage, Sarah began forming partnerships with people who understood the value she brought to the table and then started buying property after property. 

Sarah is a great example of someone being able to get into real estate investing with no money down to start and has great insights into how to buy real estate through partnerships and making joint venture agreements. Getting into real estate today is hard with all the changes that are happening to the real estate market. The Ontario real estate market in particular has show tremendous fluctuations and puts many investors at pause. But how do we overcome these hurdles?

Sarah agrees that getting into  real estate investing through Joint Venture Partnerships is a great example of a method to overcome this barrier. If you want to know more about how to get into real estate in Canada by structuring real estate deals in a partnership to employ the BRRRR strategy or simply flip a house that can turn a profit, Sarah shares real insights as she has done this so many times before. 

Sarah emphasizes how you need to focus on YOUR worth and who YOU would want to invest in when deciding how to get others to invest with you. As they are not just investing with you as much as they are investing, IN YOU!

Today we are speaking with Suman Chakraborty who is a new, yet highly successful real estate investor employing creative financing and NO MONEY DOWN strategies to build his portfolio. 

Suman arrived in Canada as a new immigrant only a few years ago to start working as a consultant. He quickly saw the value in the real estate industry and decided quickly begin investing in his real estate education. 

Since then, Suman has acquired a significant real estate portfolio in the MILLIONS!
He has successfully structured multiple Joint Ventures and acquired a profitable portfolio to bring his investors great returns.

No money down strategies are not the easiest but Suman is a testament to the fact that yes, it can be done! Many people are sceptical of this approach but may be because the strategy is largely misunderstood. It has to do more with creative financing approaches, partnerships and Joint Venture structures. Real estate investing with no money is not quite as it sounds. It does not imply that there is no money going in, but more that you are raising capital to not spend your own. 

With the rising interest rates, people have to get more creative. The real estate market is getting stressful and the barrier of entry is becoming more and more difficult to bridge. Interest in Canada 2022 continue to rise and the Ontario real estate market seems unattainable to many. 

if you are looking at real estate investing for beginners, Suman has a lot of information to share about breaking into the market. Doing a JV is probably the most viable way in the current climate to break in. The fact that Suman has started this as a New Immigrant means that there are options for everyone. Today we have Ashton Lambert on The Property Hustlers Show, who is sharing his insider view on mortgages and the real estate market. Ashton has been investing for several years now and as an Excellent mortgage broker, he cares a great deal about his clients and wants to ensure they get the best mortgage to suit their needs. 

With rising interest rates, Canadians are looking at mortgage rates Canada skyrocket and wonder more and more as to how to buy a house in Canada. Rates are going up at an alarming rate and we all wonder if the end is near in sight! The mortgage rates Canada 2022 are hovering around that 5% mark as of now and we want to explore strategies that can help us with affordability. Payments must be calculated appropriately as Canadian interest rate hike happens. 

Is now a good time to buy a property? Ashton says that it largely comes down to what your strategy is for your investment property and if this is a personal residence, what does this mean for you in terms of your job security, financial cushion and more!

The canadian interest rate hike poses so many challenges, so how high will interest rates go? We have to assume a degree of difficulty. Ping Hsu believes the focus can be applied towards making additional revenue from other sources, as you can only cut down so much. Getting creative with those avenues will also help you with how to qualify for a mortgage as Canadian Mortgage Rates remain in a fluctuating state. Mortgage and interest rates are definitely an exciting topic and what you should know about if you are looking to get into real estate investing or are ready to make your next real estate investment to add to your portfolio.

Today we're speaking with Roman Singh, who started his real estate investing journey while in university at just 19 years old. He digs deep into his experiences, the challenges of how to buy your first rental property, the sacrifices needed to grow and buy your first home. His outlook on real estate investing for beginners gives a perspective that resonates true with anyone looking to start out in the Ontario Real Estate Market. Real estate investing in Canada is a big challenge for everyone these days weather you are experienced or new, we are all seeing new challenges and problems to contend with. But Roman, as an experienced real estate investor is diversifying his approach by exploring a variety of different real estate business such as property management, house flipping and of course, the standard BRRRR method. 

Roman has said that property management allows him to be "boots on the ground" and remain deeply involved in the daily operations of real estate investing, as property management Ontario is generally challenging and not always straight forward. He has his property management company Walcott Properties operating primarily out of Brantford Ontario however, has since expanded to cover the surrounding areas such as Hamilton, Burlington, Oakville and more.

If you are a realtor and feel you have to adapt and adjust during the recession, creating multiple income streams, passive and active income to ensure you can stay afloat. And this network through your work, leasing, buying and selling, will network you and give you the ability to maybe even buy real estate with no money of your own.
